Providing a precise home report of all the issues that exist in a property that you will purchase is very crucial to all my clients. The last thing you want to do is move into your dream home and find out that it's a lemon that is draining your pocket with pricey home repairs. I have been in the business of repairing homes most of my life. I fully understand where potential problems will likely arise. Each home I inspect comes with an entire different set of issues than the previous home. I am a NY State licensed home inspector, licensed termite inspector, and member of (InterNACHI) The International Association of Certified Home Inspectors. I am also an NY and NJ licensed contractor. I will not rush through an inspection and will never write a report on-site. The quickie inspections and on-site reports are only a convenience for the inspector and realtor. In my opinion, they do nothing for the buyer, create a greater risk for error, and take away valuable time from you, the buyer. Every buyer wants and expects a thorough inspection, by a competent inspector. Unfortunately, many cannot or will not deliver. First-time buyers realize this after its too late and about the time the inspector is driving off with the money, and they're left holding a little 6-page check off list called a "report." What? Is that it? In my opinion, that is a rip off, not an inspection! You're invited to walk with me through the inspection and learn how your house works. I will show you how certain systems operate, and if some are not working properly or appear they won't be working in the near future, you will know. You will learn what to watch for to avoid potential problems and how to maintain your property in order to protect your family and maximize your investment. For the price of a real inspection, you get a seminar thrown in also! If you are looking for a fast and cheap inspector, I cannot help you. If you want a great deal and value your safety and money, then contact me, and let us talk. I will take notes and many pictures in order to compile the information to produce a top-of-the-line narrative report. It takes me a minimum 6 hours to perform an inspection and write the report. Depending on the size, age and condition of your residence, I can easily spend 8 hours or more. The report is normally sent within 24 hours.

The home inspection was unbelievably thorough. I had a home inspection before and it was just 2 pages with check boxes. Mill River Inspections was a 46 page report with photos and recommendations. Mill River was also moderately priced in comparison to the other inspectors. Would highly recommend Mill River.

John did a home inspection and termite inspection on the house I am planning to buy: an 3700 sq ft 1865 brick home. He was immensely invested in seeing every nook and cranny to the point of detecting some of the history of where fireplaces had been and how it had changed over the years. It was fascinating. I hired Joe and his team to install baseboard molding and I was under a time crunch. They sent me the insurance docs within an hour after he left my apartment for my coop board and assured me he would complete the work within two days. He kept his word and delivered on craftsmanship.
