As part of a home remodel, we decided it was time to remove an unused chimney that was running up the middle of our 100 year old home. After reaching out to several roofing companies that were highly rated on Angie’s List, Giron was the only one who was willing to come look at this relatively small job to give me a bid. I spoke with their receptionist on a Friday, and by Monday Jose - one of the owners of the company - was out to take a look at the chimney and give me a bid. He showed up on time and was able to quickly determine the scope of the job and gave me a bid on the spot, which was very fair - less than I was expecting it to be. They were able to come out within a week of that to begin the project. During that time, a huge rainstorm revealed a small leak in the roof. When Jose came back to begin the project, I showed it to him and he offered to fix that while they were there for no additional charge. Jose brought one of his employees, Ulysses, with him to do the work. He was very through in going over the details of the project with Ulysses before heading off to another appointment, which I really appreciated. The removal of the chimney down to below the roof line (we did the rest of the demo ourselves) went relatively smoothly. One five-gallon bucket at a time, the debris was carefully taken off the roof and hauled away. During the demolition, there were a few stray bricks and some mortar that rolled off the roof onto the ground, but nothing was damaged as a result. Once the bricks were gone, the hole was patched and shingled, and all the debris was cleaned up and loaded into his truck, Ulysses showed me some process photos he had taken so I could see how it was put back together because the area couldn’t easily be seen from the ground. He started in the early afternoon, and despite taking a little bit longer than expected, he kept working after dark to get the hole patched up and then came by early the next morning to fix the leak. Bottom line: Excellent service-oriented company. I’d hire Giron Construction again for any roofing project.

Kim did a thorough job of cleaning the exterior of all the windows. He had the right ladders (the ones that don't dent the gutters) and used a good cleaner. Kim is a responsible, friendly guy who enjoys his work. I plan to call Kim back for other jobs around the home. Tomorrow he is coming back to blow off the debris on the roof. I highly recommend Kim for such small jobs that you don't want to do yourself!

Wish I could give a higher star rating, and yes I am a REAL CUSTOMER. These gentlemen were so very helpful, overboard in looking for and fixing my bad and many issues. Sometimes you always worry about "getting taken" by providers like this, and that's if they even show up in the first place. But I am always pleased with Thumbtack and the people they choose to provide us customers with, I definitely was not disappointed this time either. Kirk and his team are truly professionals. We worked with Ibex roof on our closing of new home. Prior to closing there was a needed repair and replacement roof and a quote, Kirk and his team came out on one of the worst days of rainfall that we've had here in our area, not only got the quote in time but allowed us to close with the sellers. Kirk's team lead Travis was super to work with, he informed my wife and I of time and work done. We hired Ibex again when we noticed a patio porch roof need replacing, he also did a small repair on our two story barn that he did not charge us for. (Not something most would do) Their are bigger roofing companies,but if you like personal service with the owner and a team who get it done right. From the first contact through to the completed roof I felt very confident that Lohner Construction cared about their customers and provided a quality product. Being retired, I was able to hang around and observe while they replaced my roof. My questions and concerns were quickly answered and every crew member was very courteous. I noticed that the crew worked together seamlessly and when one needed some extra help for something it seemed like someone else was watching and stepped in to assist then resumed their own task. They started out laying down tarps to protect plants around the house and to catch any debris that came off the roof. All the old roofing was carefully carried and dropped into a trailer off one corner of the house. At the end of the project they also double checked around the house to catch anything that might have ended up on the ground and ran a magnet over the area to capture any nails that fell. While re-roofing the house they also replaced a leaky skylight and installed some fascia boards I had ready for them. Lohner Construction's bid was not the least expensive bid I received but I felt more confidence in their professionalism and quality than the others which was very evident while watching them work. I highly recommend Lohner Construction for any roofing project you may have.

These guys did an amazing job on our roof. My father in law had a roofing business for 30yrs until he retired, so my husband was very specific about things and they answered all our questions, and were very professional. My husband and father in law both agree they did an amazing job. They did a complete tear-off job and did it in a day and a half! And the price was cheaper than what three other companies had quoted us. My roof looks amazing. I highly recommend them to anyone who needs roofing done.

Why do I need to clean my roof?

Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

Can a roof be cleaned?

Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

What chemicals are used to clean roofs?

Roof cleaning is done to remove moss, lichen, algae, and buildup of other grime and dirt. There are several methods for roof cleaning, which can include a chemical soft wash, pressure washing, low-pressure washing and hand washing. When a chemical soft wash is used, a bleach mixture is sprayed onto the roof. The bleach-based solution is absorbed by the algae or moss, which dies from exposure to the chemical. The roof is then sprayed with a low-pressure rinse of water, which loosens the now-dead material, allowing it to slide off the roof.

For homeowners, the Asphalt Roofing Manufacturers Association recommends a mixture of 50 percent laundry-strength liquid chlorine bleach and 50 percent water. Professional roof cleaning companies will use an industrial mixture that is still safe but may be more effective in eliminating algae and moss growths. Asphalt shingle roofs are the most common type of roof, but each roofing material will have its own cleaning needs, so it’s best to consult with your roofing pro before diving in. What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Can a metal roof be installed over shingles?

In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.
