I just completed a condo remodel for a client in SW Portland. I worked with the client to help her design and project manage the work from start to finish. Part of the process is partnering with General Contractors to undertake the work. This project included a kitchen remodel, (new cabinets, quartz, appliances etc) new flooring and painting throughout. Ben was selected as the contractor to do the work for a variety of reasons. He was responsive, communicated well, his rates were good and he committed to get the work done in just over 3 weeks so they could list the property on the market. Ben worked long hours to achieve this, was flexible throughout the process and listened well. In this case he was managing my expectations and meeting the needs of the client. The work got achieved on time, within budget and the client is very happy with the end result. I would certainly use Ben again on another client project. Thank you!See more

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How can I find out if a roofer is considered an essential COVID-19 service provider?

To find out whether a roofer is an essential service provider during the COVID-19 pandemic, start by visiting your state or city’s government website. Local governments are providing up-to-date information for residents during this time.

A national guideline is available on CISA’s website, Identifying Critical Infrastructure During COVID-19. This page addresses 16 different categories of essential infrastructure sectors, but note that not all jurisdictions follow CISA’s definitions of critical infrastructure.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Mark was very professional and helpful as he identified the problem quickly during the first visit. The second visit included fixing the spot on the roof (that was leaking) and also cleaning the roof. The cleaning job was well done as all the moss are not visible anymore. As for the job fixing the spot on the roof, time will tell but so far so good.

The roof job was completed in 1.5 days. Roof looks great. The yard was clean after they finished the project. They will be coming back to fix a loose vent pipe. Other than that a job well done. Jonathan is great to work with. I would highly recommend him.

I used Thumbtack, Angie's list, and Home Advisor to get referrals for roofing contractors. I contacted at least 8 contractors to gather as much information as I could from each inspection and estimate, and relied on customer satisfaction to help me decide. Ray from Royce Roofing completed my inspection and provided me an estimate. His bid included all the specific tasks that were necessary to repair my roof ( Chimney flashing, new vents for bathroom fans, no flashing around edge, etc.) and included pictures of my roof and the areas that needed repairs. We signed our contract and Ray started the project one week later. He was on the job every day, and completed the whole project in 2 days with his crew. Great Workmanship!

I got three bids for my roof replacement, and Lawrence Snyder was the lowest by a significant amount and also had the highest ratings on social media. When I contacted him he got back to me right away, gave me an estimate, and we worked the details via email and phone calls. On start day he and his crew showed up right when he said he would and got to it, and the complete roof replacement was done in 4 days (1670 square feet), with one rain day they couldn’t work. The whole process couldn’t have been better! Use him for your roof you will not be disappointed.

I only put one star because zero stars is not an option. This company was called Tualatin Valley Remodelers. They do NOT know what they are doing. I hired them to put a roof an a connected garage addition. Apparently they do NOT know how to join a new roof with the old which resulted in multiple leaks in the garage and in my home. My home never had any leaks previously. I tried to get them to resolve the issue and was told that they fortunately (not unfortunately) can't help me because Tualatin Valley Remodelers is no longer in business. Ty Venetz is a crook and I do NOT recommend hiring any company he owns now or in the future, to do a roof or any other construction project.

During the heavy rain today, Ozzie arrived at my business quickly and patched a few leaks in our roof. Good, quick job, and bought us the time to wait for better weather to do a more thorough repair.

Mark got back to me right away and addressed the issues I had in his response. He was on time for the estimate and sounded like he knew what he was talking about. I knew i could get the job done cheaper but his price sounded fair for what my expectations were. He showed up on time for the job and the roof came out beautiful and he did not leave a mess behind him. He also took care of a few things on the roof that were not a part of the job. Great experience, highly recommend.
