Kevin built a custom shelf in an existing opening above a gas fireplace as the space would not accommodate our 50 inch TV. The results were much more than expected! Kevin built a beautiful shelf/mantel that looks like it was original to the space. Kevin was friendly, professional, courteous, fairly priced and completed the project in a timely manner. We hired complete construction to build a bathroom in our basement. They did a great job. Rick and his son were professional and completed the job pretty fast. They really do aim to please. There was something that we wanted changed in our bathroom layout and Rick did it without any hesitation. They arrived everyday until the project was complete. We had our master bed & bath painted and our whole hallway into the downstairs family room. It looks great! There was a little bit of paint coverage at first (our new construction walls soaked it all up!) but Joe (owner) was right on it. He's a really stand up guy who truly cares about your happiness with the results. We also really appreciated his extreme availability throughout the process. Next week STP is scheduled to come back and put in a new window and there's no doubt that he'll see to it that it turns out beautiful. Thanks Joe! O, he also gave our little ones a big bag of gummie bears:)

We needed some trim work done to cover a settlement crack along a tray ceiling that I had not been able to repair. I posted the request on Thumbtack and got a few replies with hourly rates. I contacted a couple of the contractors because I wanted to get more than an hourly cost to do the work. I described the scope of the work to each contractor and said that I wanted to get a more concrete estimate. Joe Valentino of Valentino Construction and Design estimated the job would take about 3 hours to do. I agreed on the hourly rate, and I told him I would get the material and prime and paint the wood to be ready for him. We agreed on a date. Due to circumstances beyond our control that both Joe and I had, the work got delayed by about a month. Finally, a date was set. Joe said he would get the wood and prime it. I agreed. Joe and his helper showed up at the appointed time and got to work. They were meticulous in their work. Furniture was covered or moved and tarps were laid over the carpeting. Four hours later the work was done. Beautifully, I may add. The trim work was done and Joe had even given it a couple of coats of paint to finish it. Both my wife and I loved it. They cleaned up and vacuumed the carpets. Furniture was put back in place. I asked Joe what the cost would be. He told me that we had agreed to the three hours of labor and the cost of materials so that would be it. Fantastic I thought; a man of his word. I would highly recommend Valentino Construction and Design to anyone needing carpentry work. They are friendly, do great work and are reasonable with their pricing. I give them 5 stars!

I was very pleased with my experience with Mr. Gakos. He gave me a specific time when he would arrive to access the job and what it would require, not a '6-hour window' that you frequently encounter. He arrived on time for the estimate, and worked with me on arranging times convienent to us both. His prices were very reasonable for the time involved. The work itself was mort than satisfactory. At first, I thought Ed was a slick guy, maybe not trustworthy because he was...well, super nice! It's not every day you find someone in the construction business that is extremely personable and isn't selling snake oil. Ed and his men were very professional. They showed up early, poured and finished my 250sqft concrete job, and even came back the following 2 days when the job could not be finished as anticipated. Ed is a man of his word. I would recommend Ed and his team if you are looking for honest work, for an honest and fair price.

Cassius and his partner were extremely professional. They came to my house not once, but twice before I had the carpet installed to do an estimate and to present me with carpet color options. On the day they came to complete the carpet installation on my interior steps, they were efficient, and completed the job in a timely fashion, and with great skill along with keen attention to details. I hired Daniel Buckley Painting And Maintance company to paint the whole interior of my house in Philadelphia. When I called Daniel Buckley, he promptly responded to meet with me. He have me a paint proposal and provided me with his company insurance at the same time. His price was reasonable and the best estimate. I had no worries or concerns hiring him. I just remodeled my home and I wanted the right paint job for my home. I really never dealt with contractors before but I was referred to Wilson's Pro Elite Painting service by a close friend of mines who gave good reviews of them so I gave them a call. Thats the best decision I could gave made. They gave me a really good estimate along with a 10% discount so I agreed to letting them do the work. They was very professional and completed quality work ahead of the estimated time and I was very pleased. I would definitely recommend them to anyone who wanted their home painted. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
