Joe was great. He took his time and performed a very thorough inspection. I feel like his background in construction gives him experience that other home inspectors may not have. Joe also took the time to show me around and explain what he found. He was patient and made sure I understood what he was talking about before moving onto the next item. I highly recommend Joe.

Alex and Jose were quick to respond to my request for an inspection on a home we are buying. They stayed right on top of things, emailing and texting me as well as our Realtor to ensure we were all on the same page. They were there earlier than expected and had already been hard at work when we pulled in the driveway. I also asked about a termite inspection and they brought along an inspector at the same time, which saved me the hassle of having to find someone myself. He did an incredibly thorough job of inspecting the home and went over everything with us before we left. He even offered to answer questions we may have after we get into the home. They were very professional and friendly as well. I am glad we went with A&J Safety First for our home inspection!

We engaged the service of Bob Petersen to conduct the inspection of our new home. First, the knowledge and experience that he brought were tremendous and he was able to teach us about the future care and maintenance of our new home. Also, past the excitement of our beautiful new home, he brought to line a few items that we definitely need to have taken care of prior to our closing. I highly recommend Mr. Petersen for any inspection job. Finally, I have bought previous homes and had other inspectors. After the fact, I wondered what value they had really brought for me. There is no question what value Mr. Petersen brought for my husband and my future home in Round Rock, Texas. You will not be disappointed or question. Thank you.

My entire experience with Green Works was positive. Scheduling went smoothly and the people were professional. I am so thankful the inspector was thorough. He caught an issue with the roof that I was able to have addressed before closing. He explained everything to me in layman’s terms and I could not have been more pleased. I would not hesitate to use them if needed in the future.

I had two ac and heating units replaced by Alexander Services. They used high quality units at a fair price. When warranty work was necessary they came out quickly and did an excellent job on each call. The city inspectors gave the installation on each unit very high marks. The only unresolved problem has been that the unit in the attic during the cooling season still has condensation form on the outside of the unit. The parts that were replaced helped but did not resolve the problem. I look forward to working with them for a permanent fix.

Testimonials Knowledgeable, competent, experienced, meticulous, sharing, and proficient are just a few words that come to mind when describing my experience with Mr. Rod Dunn and Inspector Clouseau Home Inspections. My mother and I are so glad that the other inspector, who was going to help, bailed on us. What's more, we found Mr. Dunn and Inspector Clouseau Home Inspections through the Better Business Bureau. When we learned of that plus his professional affiliations, we knew we would be all right. It was absolutely a blessing in disguise! Words really cannot convey how we felt when Mr. Dunn said he could fit us into his busy schedule at the last minute. We were so overwhelmed by his consideration for our situation. That showed his compassion to help others, and his dedication to see that his field of expertise is well represented. In fact, his work was incredibly noteworthy. Mother and I saw that Mr. Dunn had a passion and understanding for his work by the depth and quality of his explanations to us and by the completely thorough report (with pictures) we received from him almost immediately. He did what he said he would do and more; we didn't have to wait days or weeks for the report either. In fact, Mr. Dunn rose to the levels of expertise, efficiency, and abilities we have never seen before. We are definitely going to contact Mr. Rod Dunn and Inspector Clouseau Home Inspections again for our final home inspection once it is time. His high scale of experience, attention to detail, willingness to explain everything, patience and ability to deal with others, and his due diligence warrant it. We are only too happy to recommend Mr. Dunn and Inspector Clouseau Home Inspections to family, friends, and coworkers. Our only regret is that those we know didn't get the benefit of Mr. Rod Dunn and Inspector Clouseau Home Inspections before they made their home purchases here. They really missed out! Thank goodness Mother and I didn't. Thank you! K. S., From Germantown, TN to San Antonio, TX As a real estate agent, I deal with many professionals, from other realtors, to brokers, to appraisers, to home inspectors. In my many years in the business, I have yet to meet a person with as much integrity and business ethics as Rod Dunn. No one is perfect, but unlike most people, Rod is true to his word and sees any problem out until resolved. This code of honor and work ethic are what set his company apart from the rest! Michelle Perales, Licensed Realtor I'm in the process of building a new home and wanted a second opinion when it came to the inspection before the pre-drywall walk through. Rod was not only on time, but gave a very thorough report, took digital pictures and educated me on things that I would have never thought to look for when building a home. I would definitely recommend him to anyone who is thinking about building/purchasing a home. He pays attention to detail and is very reasonable in price. Rose Kukral, San Antonio My wife and I hired Rod because he was both listed in the Better Business Bureau, and he had excellent answers to our interview questions. During his four-hour inspection, he took his time to explain to us every aspect of what he was doing, why he was doing it, and what his findings meant. No question or concern was too great or too small. He was genuinely concerned with our well being and ensuring that we were 100% informed on the condition of our new home. Rod is an extremely competent, thorough, and empathic professional. We will certainly be enlisting his services in the future in addition to highly recommending him to our family, friends, and co-workers. Thanks again, Rod! Dave West, Schertz I would like to personally thank Rod as his professionalism is remarkable. I have received nothing short of clear, concise answers, detailed explanations, punctual timing and courteous service throughout the whole inspection. Inspections are never rushed, and no stone is left unturned. Rod is very thorough and what impressed me the most is that he puts himself in a home buyers' shoes. Buying a home is a big decision for many people, it was for me, and I'm thankful I put my trust into Inspector Clouseau Home Inspections. I would be more than happy to refer you to anyone in need of a great inspector. Mariana Garza, San Antonio I just wanted to say thanks for your hard work, and I know you'll say it's your job but sadly it's rare to find people who are so committed to doing more than the minimum. Thanks again for everything and we will definitely recommend you to everyone we can. Bradley Gilbert, San Antonio A friend of mine recommended that we use Inspector Clouseau Home Inspections because of the thorough work done and great price she received. I went straight to the website to submit my information for setting up an appointment, and within an hour Rod called me. We worked out a time for him to do the inspection the very next day, which was great, since we were on a time table for buying this house. I met with Rod after he did his inspection of the house the next afternoon and we went through his entire 20-page report. He explained everything in a way so that I was able to understand and yet I could tell he knew what he was doing. He e-mailed his report later that night and included pictures of the problem areas he found. It was very clear and concise yet thorough. I was also glad that I was able to pay my bill online through his website. Thanks again! Mary Riedel, San Antonio Rod did a wonderful, thorough job on my home inspection and provided a detailed report with digital pictures. He was punctual to the appointment, responded promptly to my phone calls and emails, and took the time to follow up on my questions - even a month later. Rod seems very committed to serving and satisfying his customers. Given the quality of his work, I was pleasantly surprised by his rates. I would not hesitate to recommend Clouseau Inspections. Kristina Breaux, San Antonio Thanks Rod, for all your help and patience. I really learned a lot from you about the home, and my brother was very impressed with your thoroughness on the inspection as well. I would have no problem giving a potential customer a recommendation if you even need one! Kathleen Salvemini, San Antonio Inspector Clouseau Home Inspections was a pleasure to do business with. Rod's thoroughness, attention to detail and explanations helped me understand what I was about to get into with an investment property. In the end, I walked away from a potential headache. His spiritual guidance and encouragement was also a blessing in my time of need. What a blessing to have an inspector who knows his work and is strong in the Lord, too. Elizabeth Delgado, San Antonio My home may soon be offered for sale. In anticipation of selling our residence, I engaged Rodney Dunn to perform an inspection so that I would know in advance of any problems that a potential buyer might raise and correct them if appropriate. Mr. Dunn completed his inspection in about two hours and returned a written report within hours along with a series of photographs supporting his findings. His report followed the State of Texas guidelines and his fees were quite reasonable. In his report, he indicated things that were potentially damaging to the structure, safety measures I should consider, and items that were violations of current building code but were grandfathered under the code existing at the time the home was constructed. I found his work quite thorough and complete, and would recommend him to anyone considering a home inspection. Thomas Holloran, San Antonio

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What should be included in a home inspection?

A complete home inspection involves a visual investigation of all major elements that make up your home. A home inspection is a vital part of buying or selling a home to ensure you’re not accidentally buying a termite-infested home or one with major structural defects. Paying for an inspection before purchasing a home can save you a lot of money in the long run. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home inspection pros know how to spot trouble areas, but they’re not licensed contractors, electricians or plumbers, so they may suggest you hire a licensed pro to address specific problems. Here are the main components that a home inspection covers:

  • Home structure
    • Foundation, grading and drainage, roof covering, roof structure, interior and exterior attic walls, ceilings and floors, interior and exterior doors, windows, stairways, fireplace and chimney, porches, balconies, decks, attached carports, and crawl space.
  • Electrical
    • HVAC system, heating equipment, cooling equipment, ductwork and vents, fixtures and switches, branch circuits, receptacles, service entrance and panels.
  • Plumbing
    • Water heater and equipment, drains, waste systems, vents, and plumbing fixtures.
  • Appliances
    • Garage door openers, garbage disposal, dishwasher, exhaust range, range hood, bathroom exhaust fans, cooktop, oven and microwave.

How much does it cost to get a house appraised and inspected?

Home appraisals and home inspections both assess your home and provide a report summarizing the condition or value of your home based on key measurements. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary. The national average home inspection cost is $310, ranging higher or lower depending on the inspection company, your location and the size of your home. Other factors that can affect cost are additional inspection services and pathogen testing. Here are some examples of average home inspection costs in various parts of the country:

  • Home inspection in New York City: $425 or more.
  • Condo inspection in New York City: $200 or more.
  • Home inspection in Central Texas: $250 for homes up to 2,000 square feet.
    • $275 for homes from 3,001-4,000 square feet.
    • $300 for homes from 4,001-5,000 square feet.
    • $325 for homes 5,001 square feet and up, plus 10 cents per additional square foot.
  • Home inspection in Los Angeles: $199-$299 or more.

How long does it take to do a home inspection?

On average, you can expect a standard home inspection to take two to three hours. Your house size can affect inspection length, as can requesting additional services such as sprinkler system inspections, outbuilding inspections, radon testing, crawl space inspections, or pool house inspections. During the home inspection, the professional will be taking photos and looking in and around all parts of your home. The inspector will then compile a report that may be more than 20 pages. You should receive this report back within a few days to a week. The report should detail everything from minor imperfections and maintenance recommendations to major defects that need to be resolved as soon as possible, like structural failures or a leak in the basement. Your report should include photos and clearly outlined information about all major elements inspected, as well as recommendations for next steps.
