I contacted multiple contractors for major home renovation in Pearland. Out of all those Juan Perez JLD services stands out. He took his time to explain everything, provided me with places to buy material at wholesale prices and did a great job. He did my wood flooring, tile, carpet, kitchen/bathroom quartz, vanities, garage export, patio tile etc. His whole team is amazing. John was very informative and explained to me what I needed and not needed. This help me make sure I didn't make any unnecessary repairs. Not many contractors do this. He provided me before and after pictures before enclosing off the area he repaired so that I can be rest assured the repair was done. Although not the cheapest, he was worth the extra cost to make sure it was done right.

Perfect experience with Tell Projects. Worst experience with one of their contractors. 1st let me say that I give 5 stars to Tell Projects for my sunroom renovation. Everything went perfect from the estimate to the final project. I also wanted my bathroom renovated and decided to use Tell Project's contractor Luis Moreno. He told me he could do the renovation for cheaper than the estimate I was given by Tell Projects (HE LIED), after he started the bathroom renovation EVERYTHING was considered "extra" and this is where the DISASTER started. I had to not only purchase the glass shower door, vanity, and the closet door on my own, but he also asked for more money because he claimed he spent alot of money on the tile "he insisted on picking the tile for the shower". He used kitchen plumbing under my vanity sink (leaked after 1st day), his "father in law" installed my shower faucet backwards ( I now get burned when I turn the water off), AND all of my tools are missing because they kept using my tools and never returned them. I knew this was a disaster when I walked in and saw the person installing the shower door watching a YOUTUBE video on how to install it. In the end, I had to hire a plumber to install the plumbing under my sink, a shower door specialist to re-install the shower door so that it closes properly, and apply silicon for the leaks around the shower door. DO NOT use LUIS MORENO for any projects! He never finished my bathroom and took my money without finishing the job. I have nothing but good words for Tell Projects. But don't use their contractor Luis Moreno. You will be sorry!

I am so pleased with the work done by Galveston Construction....I couldn't have selected a better company....Stan, the owner communicated with me so well, answered my many questions, reassuring me, wanting me to be pleased... of which I was...he was very punctual and went above and beyond what I expected from dealing with other contractors....he kept the work area clean and once finished, even did a small job on my entrance gate without charge....I highly recommend Galveston Construction and will recommend him to many. Some contractors care about their work, and some just care about getting work. These guys did a great a job and took the time and care to do a great job, almost as if they take pride in their craft. Katrina and her team finished my porcelain/granite tile flooring, painting, and half bathroom installation. She was the only contractor that provided a reasonable cost out of all of the quotes I received. Her team arrived promptly each day and did a tremendous job! I will definitely use them for all of my future home projects as well as recommend them to all of my acquaintances.

I can't say enough good things about Kenny and his crew. He was highly responsive, and incredible value, and stayed in touch throughout the entire project. I was helping my mother with her flood-damaged home, just had 3 exterior doors installed, and Kenny came through. He even sent me videos since I was traveling for business during the job to show progress and address my concerns and questions. I've only recently met A&M and they've only done one project for me so far. But I have been impressed with what I've seen. Their work is good and the prices are reasonable. But what makes me ecstatic about A&M is that they show up when they say they will. None of this "oh I'm out in Richmond" when they have an appointment with me at the same time. I've had so much trouble with flaky contractors this year, and it's only gotten worse since Harvey. These guys show up when they say they will. I may have found my new go-to contractor. I had a drain leak in one of the properties I manage. The plumber had to cut out sections of the drywall and even a section out of the siding outside. After several failed attempts with other contractors, I found A&M. They showed up on time and made the repairs. The work looks good and they did a good job of matching the paint where needed. I sent them to another property today to give me an estimate for a project. They said they would be there at 3:30, and they were there at 3:30. I have never given such a long and flowery review for anyone. I usually just click the stars and move on. But I am so happy that I've found someone who actually does what they say they will do. I feel they deserve it. Before/after pics attached.

FANTASTIC BATHROOM RENOVATION Jeremy and Oliver did an amazing job from start to finish for our master bathroom remodel. At the proposal phase of the project, Oliver provided 3D models of the renovation to give us a realistic idea of the final product. He was also mindful of our budget and provided multiple price options for consideration. As the building materials and fixtures were selected, Jeremy and Oliver reviewed all specifications to ensure compatibility and completeness so once the project started, there would be not delays due to materials. The also used high quality materials, especially the cabinets which were constructed from solid wood, elegantly painted and included soft-close drawers. Once the project got started, Jeremy and the various sub-contractors will all very respectful, arrived on time and cleaned up at the end of each day. All the work was done with excellent craftsmanship and attention to detail. There were a couple of times minor issue were identified and they were quickly fixed the following day. Throughout the process, both Jeremy and Oliver were responsive via e-mail and text letting us know what was happening each day and answering any questions we had. As we got to know them over the number of weeks, it was clear they loved what they did and took pride in the quality of the work. We are extremely happy with working with Twelve 12, not just for how beautiful our renovation turned out but the peace of mind that the Oliver and Jeremy would do everything to make sure we were 100% satisfied.

Excellent job!! 1) He showed up on time, which unfortunately is sometimes not the case with contractors, 2) He was very professional and courteous, 3) He said he was going to take an hour to get the job done, after 50 minutes everything was assembled and trash in a bag. Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
