Pat is awesome. I painted the entire interior of my new home but didn't have the resources to reach the high-up corners in my stairway. He got it done quickly and neatly and also helped me with a few other projects around the house while he was there. His prices are very fair and I'll be sure to have him back to help me with other jobs.

Christian Wells and his team are reliable, communicative, experienced, trustworthy and do great work. I had a large complete deck replacement by them and they customized so many parts of the project, including a custom lattice and cantilever solution. His team is so good that I recommended them to my condo board to perform roof replacement work for my townhouse condo association here in Dupont Circle, as well as recommending him as contractor for a new penthouse rooftop deck for another neighbor. Christian was awarded both contracts because everyone in my community saw how dedicated his team is and how good the work product is. I intend to use 5thGen Group for interior work, as well (we had a former lead contractor who was originally hired to transform both the interior and the deck, but proved unreliable and bailed on the deck job, so I used Thumbtack to find Christian/5thGen Group and I am so happy that I did!).

Had a great experience using J-Team for a utility sink repair (that fell from the wall and broke the drain pipe). I received a very reasonable preliminary quote through Thumbtack and his subsequent complimentary visit to assess the work matched that price. The work turned out to be a little trickier and longer than anticipated but it gone done very well. I liked it so much I've already asked for quotes for additional things I need done in the house (from bathroom caulking to a kitchen backsplash installation). Jaime is a great guy and I recommend him!

I had Shane and Justin build a custom cabinet/entertainment center around my fireplace with the TV mounted already on top of the fireplace. Let me say this that Shane and Justin did an absolutely awesome job custom building these cabinets and installing them. The cabinets look great and I had asked them to trim the edges of the fireplace mantle to give it that flushed look. The end result looks great! the finished product is awesome. I had requested that they built 42 inch cabinets in the base with glass doors for my entertainment equipment to be place within the cabinets. They were able to custom fit everything when I had asked. I also had requested that they built crown molding around cabinets at the top and base board for the bottom. The crown molding in my house is double crown molding and Shane was able to custom make the second crown molding. I am completely satisfied with Shane and Justin's work and I would highly recommend them to anyone who is looking for carpentry work. The price was great the work was perfect and they were able to get all the tiny details complete and accurate. They are very professional in the work they do and keep the work area clean. In addition, they cleaned everything after themselves and left the work area spotless. Thank you Shane and Justin for the great work!

Ella was an absolutely awesome florist. Though she is relatively new and still establishing herself, she has the talent, vision, and work ethic that you would expect from a seasoned florist. My husband and I are designers (my husband being a landscape architect), so our demands were very stringent and particular when it came to the flowers. The final product greatly exceeded our expectations and she threw in some extra details to give everything the perfect finishing touch. She worked within our budget and delivered in a big way. We are so glad we took a chance on a young and upcoming florist in the D.C. area and would not hesitate to recommend her services!

Al Barney is my hero. He has been a part of our lives for 15 years here in Leesburg. He is my "GO TO GUY". I come up with an idea and I call Al. He makes it happen. In my last home he created an amazing outdoor space with a screened in porch and deck, flowing to an amazing patio. Years later he created a front porch that made my house unique to others in the neighborhood. Now, I have an older home that needed updating. If you are looking for an interior designer and decorator, I have an excellent recommendation. KT Wilder is one of the most creative, innovative, fair, and fun people to engage with. Not only has that been my experience, but also the experience of two of my best friends in the Washington, DC area. KT has the unique ability to mesh her own signature and more modern style with each client’s individual taste – and that is when the magic happens. My friends and I all have different styles and KT had the wonderful ability to work with each of our tastes and personalities. She will graciously push you to consider a style or direction you might not have originally chosen, but won’t push too far. She also knows where and when to accelerate or decelerate economic investments. As a result, clients come out with an amazing finished product. For example, I had several pieces of furniture and artwork that had been in my family for some time. I wanted to try and incorporate at least some of these pieces into a newly designed, more modern, and small condo. KT was excellent in helping with this – offering suggestions, modernizing some of the older pieces, and beautifully bringing it all together with my new furnishings and updates. There are so many things that I appreciated about working with KT – I could go on and on about these. I will mention just two here. First, KT is passionate about wanting you as the client to be happy and satisfied. She will try and move mountains to ensure that this can happen. We all know in these types of projects that things can and will not always go as planned. She will be your advocate, she will ensure your needs are met and that everything is completed to an A-plus standard. The second thing that is particularly noteworthy about KT is that she is very competitive from a financial standpoint. I think her rates are very fair. I was never caught by surprise on any billing and she passed along any savings she got as a designer to me. If you select KT as a designer, you would be so lucky. Not only is she incredibly talented and you will love the outcome of everything she touches, you will just adore working with her. She is the best – all the way around!

This was the second time we placed our home on the market and we were determined to do a better job. So we planned more thoughtfully and specifically. Our realtor recommended Mannie. What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

 

What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
