Very happy I invested in staging my house for sale. I believe it made the difference in getting multiple offers in less than a week. Cecily was extremely professional and knew exactly what was needed for the space she had to work with. I love her responsiveness to my questions and requests. Several realtors and photographer asked who staged the house because it was impressive the minute you opened the front door. Overall a great experience.

Martina from Design Stage is amazing! I loved working with her--she is so talented, has a wonderful energy and works with your budget. My condo is absolutely gorgeous. My friends and family tell me it looks like a Model Home. Throughout the entire design process, Martina presented me with various options, color schemes, furniture choices and beautiful sketches. She was fun, friendly, professional and extremely timely. I cannot say enough great things about how much I enjoyed working with Martina and how much I love how my condo turned out. If you're looking to stage your home, do a simple refresh or need help with it all (from paint to furniture to window coverings), call her. She's amazing!

I am so thankful I found KEENEYE STAGING, I was looking for advice on what needed to be done to put my 81 year old uncles property (2 houses and 5+ acres) on the market and get the most value. This is such a hard transition at any age to put your home on the market, especially after living there for 17 years. Recently my aunt passed away which made this transition even more difficult. Lisa and her team treated my uncle like family listening to his concerns and making sure the home was still comfortable for him to live there while the house was on the market. I don't know what I would of done without KEENEYE STAGING. The home looked amazing and the attention to detail was impeccable. It looked like the house had been remodeled... the colors Lisa used through the rooms literally brought life to the space, every detail from the furniture, rugs, wall art, accent pieces down to the towels and shower curtains gave warmth and life to the space. It was exciting to go room-to-room to see at her creativity. She took time to explain to my uncle why we needed to stage the house and even asked for his opinion, which he loved! He even asked if he could keep some of the items she brought. To find this type of talent, creativity, professionalism and compassion in a company is a rare find. I highly recommend KEENEYE STAGING.         Fernanda has amazing taste and style in her designs, and she is the sweetest & easiest person to work with. She is open to hearing all your ideas and finds a way to incorporate class and sophistication to showcase each room. She's able to work with limited space & budgets, but once you're done, you would never be able to tell! She has an amazing eye for little details that make your home unique, but also finds a way to make your house, feel like home as soon as you walk through the door. I would absolutely recommend her to my own friends and will definitely be calling her again in the future!

          What does it mean to stage a home?

          Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

          Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

           

          How much does it cost to stage a home for sale?

          Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

          • 2-hour consultation: $200, includes DIY tips and guidance.
          • 1- to 2-hour consultation and design session: $250, including written report.
            • Additional design consulting: $65 per hour.
          • 8 hours of staging an occupied home: $800.
            • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
          • Starting price for staging a vacant home could be $2,200.
          • A home stager may charge 1 percent of the home’s selling price.
