I've owned a condo in Lakeview for about 9 years, and it's managed by another management company. Our management fees have gone up regularly, and we have been hit with special fees after the "projects". Not to mention, getting issues/concerns dealt was virtually impossible. Services offered are: 1) Rental and Leasing Services We will market and show your property and find qualified tenants to occupy it. 2) Tenant Screening Our comprehensive service includes a background check, criminal records search, credit reporting, income and employment verification, and even personal calls to check references. 3) Rent Collection We set up a trust account for you, into which we deposit rent payments, minus our monthly management fee. 4) Tenant and Building Maintenance If theres an issue with a rental unit or the property in general, well be the one to call. We will take care of the clogged toilet or slippery front step, and simply invoice you for the expenses. 5) Evictions If a tenant falls behind on rent or is causing other problems, we will post all necessary notices and follow through with the eviction when necessary. 6) Tax Reporting Our property managers offer detailed year-end reports, including rental income, deposits, maintenance and management fees, vacancies, and other information you need for tax purposes.
Property Manager: The property manager's job purpose: Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. In addition, the property manager is responsible for managing the tenants. I am responsible for finding tenants, dealing with complaints, assisting in management of repairs and dealing with evictions.
