I'm impressed! Jeff is really a top notch handyman. I own a house sitting business and was in the market for a new handyman for my clients. He was early for his appointment, completed the job(re grouting the tile in the bathroom) in a timely manner and was able to identify the root of the problem. I was incredibly impressed with how thorough he is. My client has severe water damage and I will recommend they use his services to repair their home. I can confidently say that I will be hiring him to do any other home jobs I may come across. Thanks Jeff!

Sunset Roofing has replaced the roofs on both my home and my office and outside of occasionally being a little slow with their paperwork, I've found their work to be exceptional. I paid my way through college doing construction and can spot a hack a mile away. What I like most is their firm quote police. Never any add-ons or upcharges. I'm sure there are lots of good roofing contractor's out there - just glad I don't have to keep looking.

Ruben, the owner, is a third generation roofer and his work ethics reflect the attitude of "if you're going to do something, do it right. " After a recent heavy rain, we discovered the roof was leaking over our main bathroom. With more heavy rain on its way and just 3 days before Christmas I was a little panicked. Ruben was the only company to understand my urgency in getting the leak fixed as all the other companies I contacted were either closed for the holiday already or would be able to come out until after Christmas. Ruben was out that same afternoon, accessed the problem and said he would be able to fix it the next day (it was already getting dark). After getting the needed parts the next morning, Ruben went to work and spent the better part of the day fixing the problem and also replacing) at my request) the attic vents and replacing properly sealed roof pipe vents. He was very affordable and there were no unexpected surprises. I plan on doing a remodel in the future and the roof will need replacing. Ruben at Re-Vamp Roofing and Restoration will be the company I use. He was on time, has great communication skills and gave me some good advise regarding my home reno and just a very nice person. I HIGHLY, repeat HIGHLY recommend him! I'm a happy customer!

As a small property manager, I originally hired Ernesto to do one roofing job. After seeing his work and how through he is, that one job expanded to two, to three and now to four. Excellent experience and prices. Would highly recommend.

I had a roof leak during a rain storm a couple of weeks ago. I contacted 4 different roofing companies for a roof repair. Two companies told me I would need an entire new roof, neither wanted to repair the area that leaked. Gilbert Almada and the forth company came out and told me the roof did not need to be replaced, there was just an area than needed the under-layment replaced, several tiles replaced and areas sealed. Gilbert got me a bid very quickly to repair the area then needed repair, and was able to get a crew out to my house before the next rain storm. I know it was a request for a short turn around, due to the storms that were expected at the end of the week. His price was very reasonable.

In preparation for installing solar panels on our roof, I invited 4 roofers to evaluate and improve the condition of our 27 year old roof to ensure optimum function and durability for the life of the new electrical system. Complicating factors included 5 existing skylights and the proposed addition of 3 solar tube light fixtures, to be integrated into the layout of 52 photovoltaic panels. Also, due to the age of the roof, the original concrete tiles are no longer available on the market, so existing materials had to be recycled and supplemented with current tiles in such as a way as to be aesthetically unobtrusive. Clyde Hardacker's analysis and proposed solutions were the most practical. His pricing was not the lowest, but was quite reasonable in the wide range of responses from the other contractors. Going with the lowest bid would have certainly entailed sacrificing some degree of confidence in the quality of outcome. Work was performed quickly and skillfully by his competent crew, with first-hand involvement by Clyde at critical milestones. Clyde also personally performed finishing tasks to ensure the job was done to our complete satisfaction. We are very pleased with the outcome and would enthusiastically recommend Clyde Hardacker for any roofing project.

The Owner Tom Ward was on time and did the site estimation. He climbed onto the roof, measured, and had a quick sketch. He took time and explained what I need to know on the roofing project. He also came with preparing and shared his marketing brochure and material sheets to explain the materials would use and product brand. After having five quotes, I decided to pick Tom. Not only he gave me the lowest bid on site, but also explained what his job different than his competitors. For example, his crew would paint the metal edges to keep the house look neat, not had three tones colors. He replaced any damaged roofing and tiles. The yard was left clean after every day. I do recommend Tom, and my tenant did not contact me any leaking problem since project completed for two months.

John was wonderful. This project started out as a simple replace some patio wood that had some water damage. It turned into a LOT more than that. John kept with it the whole way, helping us save money where we could. But, the project ended up costing 7 or 8 times more than we had anticipated. Not because of anything John did, but because of how bad the water damage was. John got it fixed using some sub-contractors for painting and roof work, with no problem. Great job John! I highly recommend him for your project! Scott M.

Ben can do it all! I had a "honey do" list that covered interior & exterior work from drywall repair on 26' ceilings to repairing, painting & touching up high gloss cabinetry, repairing light fixtures and much, much more! Ben consistently noticed items that I had not listed and took care of them as well. He is extremely respectful of my home, protected floors and furniture and left my home spotless after doing his work each day - and his work is flawless! I hesitate recommending him this highly, as I don't want him to run out of availability to be my "go to guy"!

I called McBride for a roof leak and they were out the next day. Steve reviewed all the work that needed to be done in addition to repairing our tile roof. He delivered a bid via email a few days later for the roof repair and the repairs inside the house as well. Work was scheduled to our calendar, roof and interior walls were repaired, wall and ceiling painted, end of story. Solid bid, solid work, very pleased.

Had them out to give an estimate on a repair and a 'remove and replace' job for my clay tile roof. They were very professional, informative, and did a thorough inspection of the roof. They provided documents and pictures when they went over everything that they found. We decided to go with the remove and replace but will be holding off till later in the year due to budget constraints. I would not hesitate to contact them again when we get ready to do the work.

Replaced about 12 concrete tile (13 year old home) and repaired and sealed several "flashing" areas that the high wind had turned UP. Ernnie came out the day I contacted him and repairs were done the very next day! I am VERY impressed all the way around. I would highly recommend him for any roof issues.

TRULY A SUPERIOR COMPANY IN EVERY ASPECT!!! I can not say enough for Ryan and the Repair Guys. Last year in the summer, we sustained some interior water damage due to what another roofing company said was only a poorly sealed scupper. We took them at their word and repaired the problem. Well less that a year later, after the recent spring rains we had in Scottsdale, we discovered "an apparent" roof leak that gave us some interior water damage near the same area of the home. I called several roofing companies and contractors to access the damage and give us estimates to rectify the problem. Several said they would call us back in a couple days, but never did. Some refused to come out saying "the job was too small for their company to consider." Some said they were just too busy, while others were simply "no-call-no-shows" when they were scheduled to come out. Most of the ones that did come out were only interested in trying to sell us into completely stripping everything down and putting on a complete new roof (flat roof with a full parapet, scuppers and drains). Most wanted a crazy high price. The lowest bidders only wanted to slap on 1 or 2 coats of roof coat and call it good. AND... the BEST any of them would do was a 1 year warranty. One company said they only give a 90 day warranty, and all of them also stated that "it could cost more if they found any other hidden problems." I've had friends burned by this "lowest bidder" tactic before and wanted to find someone with enough expertise and experience to quote this accurately. I know this is hot, hard work in the direct sun. Although I am not a contractor myself, I don't mind paying for quality materials and workmanship and I have had some training and experience in many of the building trades. One of my brothers has been a licensed Residential and Commercial Electrician in Arizona for over 30 years and has no complaints. I'm pretty handy in and around the house and can handle most of the work myself. But I also know when a job is too large for me to handle on my own and have a pretty good idea of what to look for and recognizing poor quality work. When we had Ryan come out, he was prompt and on time. He called a day or two prior to the appointment to confirm, and gave is "heads up" courtesy call when he was on the way. He was totally professional and performed a complete, detailed inspection, and was able to correctly identify several problem areas and gave us a quote to correct all of the issues which included an improperly installed patio door overhang that had not been correctly installed, flashed and sealed, improper and incorrect roof coatings applied over an improperly prepped roofing base structure. He even re-routed and sealed all of the communications cables and A/C condenser drain pipe. Ryan was able to find and replace several cracked, broken, and incorrect tiles and caps that matched PERFECTLY. That's quite a feat since the tiles were from the 80's!!! For the actual roof, Ryan and his team use a premium roof coating material that is much more costly that the normal Elastomeric coatings that everyone else uses because they cut into the profit margins. I can truly say that this roof only resembles others in that it is white. Beyond that, It has a very glossy appearance that looks and feels like more of a membrane than a paint. When I poured a glass of water on the roof, it repelled like water off a duck's back. It seems the Repair Guys are the only ones that do their method of installing, and that is what makes it proprietary. Their preparation, installation methods, and premium products all together with the same quality mortar, tile repair, stucco repair etc. is specific to them. I've found no one who does what they do, the way they do it. He then performed extensive water testing to ensure there we absolutely no more water leaks, and backed this up with a 10 year warranty, and, to my knowledge, he is the only one who will offer a lifetime warranty on an Arizona roof with his best proprietary roofing process. THE REPAIR GUYS WORKMANSHIP, MATERIALS AND APPLICATION PROCESS IS SUPERIOR TO ANYTHING I'VE EVER SEEN. I WISH I COULD GIVE THESE GUYS MORE STARS - THEY TRULY EARNED IT. They went above and beyond in several aspects without charging any extra for it. I recommend them without reservation or hesitation.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
