Matt came around assessed the project explained exactly how he was going to carry out the job, came back and got it done at a time that suited my schedule. Renato arrived at our new house today to fix several doors that didnt close correctly - on time might i add - and just totally exceeded our expectations" Thank you, Renato! He not only fixed every stubborn door in our house - from closet and bathroom doors to the garage door, and even the poorly hung front door - but he did it fast and with obvious skill. He even worked later then we agreed upon on a Saturday and installed two doggie doors. Renato is very professional, knowledgable, and just a downright very nice guy. Brian did a office remodeling for me including demolition of a whole room, removing many built-in cabinets, rewiring, and finishing new walls. He mostly worked alone, but his work was meticulous. Brian is one of very very few contractors whom I can actually trust. (I have built a 8,000 s.f. house among other building projects, so I have experience with many contractors.) Brian will do what he promised, at the price he promised, within the time frame he promised. Highly recommended for all remodeling work. Thank you, Brian, for a job well done.

Pros: Jasper was prompt in responding, punctual, friendly, and completed the work quickly. I was impressed that he finished this project in one day; whereas other contractors seemed to indicate it was more work and more difficult. I would hire him again. Some areas he can improve: There were a couple of minor areas that were knicked on our kitchen island that I didn't notice until cleaning up. Also, I think he could have done a little better cleaning up the island- wiping down the cabinet fronts that had a light layer of dust (I did this myself). Finally, I gave him a box of stain & top coat that the previous owners left to us. He applied them but I noticed they didn't leave the counter shiny, like the finish we had before he sanded. After Jasper left, my husband realized we were missing the water sealant coat which we had in the garage. So now we are applying this coat ourselves to make the island water- proof and give it the same shine. This isn't totally Jasper's fault since I gave him the supplies but I would have liked if he would have noted that something seemed to be missing or off (or given his recommendations on what he would have stained/sealed it with to make sure the wood stayed water proof.) Overall, I'm happy with the work.

Max replaced my kitchen faucet, and it was a great experience. He was on time, really knowledgeable, and very friendly - he explained what he was working on and how to troubleshoot issues in the future. This was not an easy job, as our building has had all sorts of oddball repairs over the years - old, inoperative valves and pipes remain in place and complicate repair efforts. None of it bothered him - he remained upbeat throughout the process. I highly recommend Max for your plumbing needs!

Juan did a great job repairing the exterior stairs of my house. The stairway had extensive rot, and Juan replaced the stringers, treads, and upper landing (just short of a full replacement), and got it done in a day. He was great to work with, provided expert advice, and added additional bracing, giving the stairway a very solid feel. I will definitely keep him in mind for future projects.

Andrew is the REAL DEAL, folks. Partnering with him to build a custom loft was so much more fun and fulfilling than I’d anticipated. I was putting out feelers looking for someone to construct (in my mind) a pretty simple thing... yet he seems to understand his job is more than building “things”. I entered a request for an electrician on Saturday afternoon thinking, OK, I probably won't get a response at least until Monday. Well, within five minutes I got a response from Mike Anderson of Anderson Construction. I explained that I wanted to install track lighting in my garage. His price was very fair and he said he could do it the following day which was a Sunday! He worked very clean and efficiently and eliminated of all the old wiring and installed my new lighting. It looks beautiful. I couldn't be happier and I would definitely refer people to him.

We hired Sam from life time remodeling with his crew to do a complete kitchen remodel. In the meeting Sam recommended a kitchen design that we like a lot. And it turned out to be fantastic just like I wanted. Between my job and this job he made the entire process very easy and seamless for us. I decided to have the remodel done while I was part time traveling overseas. A friend of mine told me we were crazy to have the job going when we were not there to check on it, but because they have a app that I can see all the time updates from process of the job i decided that it is fine and I went. the app they use is very easy to use it fits a construction company in Silicon Valley, that is one of the reasons why I am so impressed with this company :). Turners out, it worked out great Sam's crew did the job and moving along he sent me pictures from the job site to make sure I'm fully informed in all the details I returned to an almost-finished kitchen. The quality of the work and attention to detail was excellent. The team was conscientious about confirming the details with us before each portion of the job, making sure that each decision was agreed with me and were clearly careful in their work. Sam's crew was friendly and pleasant to have in my home with the kids. I decided the last minute to paint the entire interior house during the project, and asked Sam if he could book movers as i was overseas. Rather than hire movers Sam's crew packed up our entire house themselves, moved it to the garage, then moved it back just in time for my return!!! I thought for sure something would get broken but everything made it back upstairs in perfect condition. They even set out my son's toys for him to find when we got home which was much appreciated by a jet lagged preschooler. It was a small thing but showed the care and respect the crew has for their clients. I'm very pleased with the resolute on the paint and kitchen. I would not hesitate to use Sam or anyone from his company life time remodeling again or to recommend them to anyone :).

Great job re-roofing my house. Was tar & gravel, aged & leaking. New modified bitumen roof and gutters look great! These guys really take pride in the quality of their work, which was appreciated. (Communication with the head roofer was a little tricky, no trouble communicating with Israel though!)

Michael has done several jobs in my San Francisco Condo. He has completed an office remodel, kitchen remodel (down to the studs), creation of a laundry room, sound proofing of a ceiling, built-ins in the living area and repurposing a built in hutch. I am more than happy with all of the work he has done. Michael is professional, has an artistic eye and is very easy to work with. We had an issue with our garage door the other afternoon around 4:30PM. The garage door had somehow come off of the tracks and we couldn't get it to lower into a safe position. We called several companies and Vulcan was the only one willing to come out and help us at that late hour in the day. They arrived when they said they would and helped us get the door down quickly and safely. I will definitely be using and recommending Vulcan to my friends and family because they were there when we needed them.

We worked with Kevin on remodeling our bathroom, and Kevin was very easy to work with. The good: He took care of all the organization and always let us know what we need to do next. There was always something being done and we always saw the movement, the workers showed up when announced and we could tell they knew what they were doing. What could have been even better: Some of the work took longer than estimated (due to our apartment being in an old building and walls and floor not being leveled), and we could tell that this tired out the team, leading to a few smaller mistakes that could have been avoided. Overall we are very happy with the result though!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
