Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Eastern Slope Roofing did an amazing job on our new asphalt roof. The crew took off the old shake shingles and installed the new roof on a 5,000 SF house in 1 day! They cleaned up everything after so you couldn’t even tell they were here. We highly recommend Eastern Slope for any roofing needs.

I liked Colorado Pro Roofing starting with the very detailed quote that they prepared on the roofing repair. I also liked the fact that they were willing to handle other non-roofing repairs, eliminating the need for working with another contractor. They did an excellent job all around. I recommend them and would use them again.

Eastern Slope Roofing replaced the roof on my house and on my metal-roofed gazebo. They did an amazing job, and Vicky is the best roofer I've ever hired. She was thorough, attentive, and was out every day to oversee her crew to make sure the roof was completed to the highest standard possible. She also worked diligently with the insurance company to ensure everything was covered. The crew cleaned up after themselves, and made sure not to damage any of my plants next to the house (covered everything with tarps). It was a pleasure working with her and her team.

Contacted Pace Roofing on Tuesday 10 JAN to arrange repairs to my roof. Appeared to come to an agreement that he would come to my house on Friday 13 JAN at 10:00AM. I took off work and was waiting at 10 on Friday - no show. After some difficulty contacting him he says that he would come over at 3:00PM - another no show. And, I received no explanation - as a matter of fact no contact whatsoever. My roof needs repairs and it has started to snow.

John was very helpful, always getting back to me very quickly about any questions I had. Roof was scheduled within a week and done in one day including all cleanup. The only problem was that we were unsatisfied with the chimney flashing. John came out immediately during a very busy time of the summer, agreed the job was not up to par and had the problem fixed within a week with no extra charges. With the bad rap that roofing companies have over ripping people off we were very satisfied with Reliable Roofing Systems

It was a pleasure working with Vicky and her crew from Eastern Slope Roofing. They did a great job with the roof and the gutters and left the premises cleaner than when they arrived. Vicky was always available to answer all my questions, explained the materials and helped me make the right decision. Spending this much money I needed to be sure I got the right contractor, her estimate was precise, fair and more than competitive with other estimates I have received. I will be using her in the future and will recommend her with confidence to anyone in need of home repairs.

Restoration Solutions recently replaced the roof on my home and took care of additional issues that needed addressed without hesitation. Steve and his team were able to begin work much sooner than his competitors, and came in at a price that fit my budget without compromising on quality. He and his team are extremely professional, friendly, and responsive. The roof was completed ahead of schedule and I cannot day enough about how amazing it is to have a company respect your time like that. This team does what they say they are going to do, with better quality, value, and workmanship than their competition.

So far, so good. I've spoken with Thomas a few times and he's been very friendly, knowledgeable and answered all my questions in regards to insurance, claims, and payments. I currently have them contracted to replace my roof, I'm quiet confident they'll do a great job.

So far we have had the most incredibly positive experience with this company. John is professional, cares about his clients, takes the extra mile to explain every little detail, explains the insurance process and worked with our insurance company. Additionally, there is Excellent communication- they completed our roof in a timely matter. We are still working with this company doing other projects and Raul has been amazing- a hard worker, detail oriented, and one can tell he wants to do every aspect of the job correctly. It’s a breath of fresh air to work with a company that shows they care!

I hired them to do repairs on a tile roof and small play house. They gave an estimate for the house but said they forgot to look at the play house. I explained the play house had shake shingles that had blown off during our last wind storm and told them the size of the roof. He informed me that they don't carry shakes anymore but they would match the shingles to the shed that sits next to the play house. At the time I was assured it would be done for $100-$150 to which I agreed. The work was completed in a timely manner but when I received the bill the play house was $250. When I called to inquire why the bill was $100 more than quoted I was told he didn't realize it had shakes and they had to make a run to purchase the shingles and he had $100 in materials and "That's what the bill is." He was unwilling to discuss this further with me. The work was fine however, please use caution dealing with this company as they do not stand by their word! *** Problem resolved promptly and graciously! The problem that I encountered with this company was due to the fact that Darrin the owner was out of the country and the Project Manger was the person I dealt with. He did not have the authority to deal with my issue. Once Darrin was back he made the adjustment. Again, as I said the work was done well and in a timely manner. I would most definitely use this company again!!!

Vicky was a pleasure to work with. She took the time to explain everything to me, make sure I fully understood my insurance claim, what she was going to be doing, everything. The roofers came out and we're done in about 5-6hrs. The roof looks great. The gutters, had a small problem with the color. Gave her a call and with a matter of a few hours her guys were back out to understand what was to be fixed. They came back the next day and my gutters look awesome. She had spent a lot of time getting in touch with my insurance to make sure everything was going as it should. She is great. Would recommend her to anyone and everyone.

I very rarely write reviews but I was beyond impressed with Andrew and his company. He was professional and very friendly. He quickly responded and kept me updated though out the entire process. It's rare to meet someone with such outstanding customer service. His team went the extra mile ensuring my house was protected against the upcoming snow storm and then fixed the roof as soon as it was clear. I wish every business person could be as fair and honest as he was to me. Throughout the entire process I felt like he was a good friend who was helping me out. I could not be happier with the service that this outstanding company has provided. I STRONGLY recommend him to anyone looking for excellent customer service and quality work at a great price!!!

Initial first impression was solid. We appreciated willingness for contractor to provide some estimates. One estimate for a roof leak was wildly more expensive than other bid. Trouble arose when I had to follow up after gaps in communication. What made this experience terrible was when I followed up on a window he had looked at after realizing that it had not been latched and had warped and the glass separated from the frame. I explicitly stated we weren’t blaming him and asked for his help to repair. Bizarrely, he claimed he told us we needed to replace windows even through I sent pictures of our exchanges with him stating he would come out to repair. He was downright rude and unhelpful. Really a shame that he wouldn’t even come over to try and help with a temporary repair. I Overall, poor communication and rudeness, makes this the worst handyman experience I’ve had. Too many competitors out there for this treatment. I still can’t believe he wouldn’t help us repair a gap in our window. Wow.
