I found KJC Construction via Craigslist. That’s not usually a good way to find the best worker, but I got lucky when Chester Chang responded. I knew I'd found a good man when he was in absolutely no rush to enthusiastically go over all the details and to offer valuable advice.____ KJC is usually a one-man show, though he does have helpers when necessary. But one man was all I needed for my kitchen makeover - Chester. The quality of his work and his attention to detail are top notch! It's obvious that he truly enjoys his profession.____ Chester resurfaced my 31 year old laminate counters, which were still very solid, with all-new Formica and new bullnose edges (see photos). A few others who responded to my ad were obviously nervous to attempt that, but Chester was very confident and anxious to tackle it. He did an excellent job! That saved me a fortune compared with removing and replacing them with all new counter tops, which other respondents had tried hard to sell me.____ He also installed vinyl plank flooring over the old tile floor, installed all new baseboards and new ceramic counter backsplashes. In every case his past experience and attention to detail resulted in a beautiful job.____ Chester made good use of plastic sheeting to protect the cabinets and seal the doorways. Virtually no dust made it out of the kitchen! He graciously helped me to remove the stove and frig. from the room, and to later move them back in place.____ I really can't say enough good things about KJC Construction, because KJC is Chester. His work ethic, his pricing, his attitude and his wealth of experience all came together to make our 31 year old kitchen look virtually brand-new again!____ You'll see in my photos that I still have to finish painting the walls, which I chose to do myself. I do enjoy painting. But Chester is more than qualified to do that and much more, such as construction, roofing, plumbing, doors, windows, etc. I have already promised him that he will be my go-to guy for our upcoming bathroom makeover. I have no need or desire to get competing quotes, and that’s a great feeling!____ I highly recommend KJC if you want a real pro who really cares. Check out my before and after photos!

Greg's Home Improvement is my go-to business for any and all home repairs. In the past 6 months, they have done many improvements and repairs on my home including a roof, siding, painting, sheet rock, sliding door installation, and replacing rotting wood under the deck. I found their prices to be reasonable. They are reliable, easy to work with and importantly, highly trustworthy and honest. I was 100% comfortable with Greg and his workers (who are his family) to be in my home. I would recommend Greg to anyone!

Chris has worked on my "flat" roof several times -- it is rolled rubber now (formerly asphalt which continuously failed) because of him and his Dad determining rubber to be the best solution to the continuous leaking I had my family had experienced since 1947 when the house was built. The roof he and his Dad installed (SW Debbs LLC) is protecting my 1947 "modern" house with a roof that looks flat but is efficiently pitched. The roof on this house always presented problems with its asphalt coating used over decades -- major leaks and interior damage had consistently occurred. Chris and his father installed rolled rubber to remedy the situation. They also discovered through close examination that some seepage was occurring via eroded concrete on a decorative parapet. They applied material that stopped this water seepage efficiently. What a relief to find someone who would not walk away from a challenge -- someone who stuck with the problem until it was solved satisfactorily! Rare! Most recently Chris and his Dad repaired a portion of the "flat" roof that had been installed (before I met them) by another contractor. They adjusted the slight pitch of that portion of the roof to channel the run-off efficiently, installed insulation which had not been done previously, and re-installed rolled rubber properly. Again, a long-standing problem was diagnosed and solved at a reasonable cost. Chris is efficient, on time, focused, friendly, and totally reliable. He gets the job done at a reasonable price. I am currently renovating a colonial house from the 1790s, and I intend to have the roof rebuilt and replaced by Chris' company. I know him to be honest, hard-working, dependable, and determined to solve problems and produce robust results. I offer my highest recommendation!

Contracted for a total gut job on a 1912 farm house. The job included taking everything down to the studs, which meant he leveled the floors, installed new floor insulated, sheet rocked, trimmed, etc, while outside h resided, added and installed new windows, part of a new roof, etc...while he GCed the plumber, HVAC, and electrical. He listened to what I wanted and made it happen while saving me money. I wanted to reclaim wood that had been taken out, he did, and created unique design elements blending the old with the new seamlessly

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
