Scott went above and beyond anything I expected in cleaning our gutters and blowing pine needles off our roof, Gazebo and deck and cleaning the porch and driveway. He and his wife could not have been more helpful. I would hire them again in a minute. Best people we have ever had to clean our gutters. Mary Ann

I hired General Roofing after meeting with Vasyl. He was very informative of the process and not a pushy salesman. I had hail and wind damage and had to work with my insurance company. Vasyl and his team showed up timely and cleaned up great. After tearing off the top layers, roofers often find damaged sections of the wood sheathing which must be replaced before the new roofing goes on. However, he told me I did not need to have the wood replaced because it was in good condition. I had roofing done prior 13+ years ago and I believe the roofing co I used at that time took advantage because they added many additional costs in this area not covered. I ran into time delays with the insurance company and Vasyl has worked with me all along the way. I would highly recommend Vasyl and his team at General Roofing. Reliable and honest! Lise T.

I was satisfied working with Lone Star Roofing. Their quality of work was great and they completed the project on time. Towards the end of the project they told me I could I make a few aesthetic add ons (a third coat of sealant) if I wanted to and they would only charge me cost of material. I elected not to, but I did appreciate the offer and communication. It didn't effect my invoice or my warranty which was nice. I would recommend them to a friend.

The 'job' encompassed four separate projects: a) Re-roofing; b) New attic insulation; c) Upgrade from 100 to 200 amp electrical; and, d) Bathroom renovation. The job was scheduled to be competed on or before 7-Dec. Joe, and his team, worked on two projects simultaneously throughout the job period. The workmanship was good to excellent. Projects like these on older homes always run into unforeseen problems. Joe's team handled each "interesting situation" with grace and good humor without burying me in Change Orders. All projects were completed ahead of schedule with Joe - himself - being the toughest critic of the job. This left me with nothing to point out or complain about!! I plan on using Fox Restoration for other work in the spring.

We had selected Xpert Project LTD to replace the roof on our garage in May '16 after getting 5 quotes. Agnes and John were great to work with. Crew was always on time and courteous and did a great job, including clean up. Did not find one roofing nail or other debris anywhere! Thank you - for our future projects we will be in touch again with Xpert!

This was my first time using thumbtack to hire a professional for a roofing job. Out of 5 companies who responded, only 1 company, Extreme Storm Solutions, followed up and stayed with us throughout the job. The owner, Ali, came out and inspected the roof right away and walked us through the process, making everything extremely easy. After the insurance approval, we had a new, rather large roof, installed by his team in one day. The roof looks beautiful and Ali was available and in contact with us throughout the job. I would not hesitate to recommend EES to friends and family.

Mark was professional, responsive to all my questions, easy to contact, and is obviously committed to providing quality services and products. My husband and I worked with Joe in GreenLight Construction Group. He really went above and beyond our expectation. He's very professional and knowledgeable about what he's doing. Working with him, you can tell that he has been done this for a really long time and very trustworthy. He helped us to save money, meanwhile gave us the best quality of work. Before choosing to work with him, we consulted at least four other roofers, so we know the average price of replacing our roof. What GreenLight quoted us was very reasonable and even cheaper than others. Joe also worked with our adjuster, he helped us saving huge amount of money by teaching us how to talk with our insurance company step by step. That was extremely helpful for us especially because both my husband and I are from China and first language is not English. In a totally different country and not knowing a lot people in Great Chicago area, it was very heartwarming to have a person like Joe who's very passionate about what he's doing, responsible, care and helping us as a friend. We really appreciate the work GreenLight did for us, and very thankful about them caring their customers like their friends. They finished the work for us yesterday, and it looks fabulous. According to our experience, we highly recommend GreenLight Construction Group, especially Joseph, to anyone who need construction in their house.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
