Brandon goes above & beyond. I lost my entire front roof in a wind storm, as did many in my area. After calling numerous companies Brandon was the only one who responded and was at my home the next morning for an evaluation. He worked with my insurance and I now have a entirely new, upgraded roof. The roofers damaged two window screens and Brandon personally repaired them. I have never had to deal with damage of this magnitude and Brandon made it as painless as possible.

I had a really great experience working with Rudy. He was quick to respond to my initial request, come out for an assessment, and get the work done, all within a week! We were having some leaking issues on the roof, so once it rains I'll be able to give a better account of the result. The best thing was that he offered a 3 yr warranty for his work, which I hadn't found to be the case with other roofers.

Thomas is just starting out as his own business, but I liked that: -he has worked in different parts of the roofing industry for a significant amount of time -was the only one (tried 5 companies) to return my inquiry and he did so within a day on a weekend (4th of July weekend, at that)! -he is independent and not particularly tied with a roofing company (though he can give you roof estimates for two companies he consults for if you want) -very reasonably priced -very friendly and honest -took the time to show me things and explain about roof construction -described simple repairs i could do on my own and offered to teach me when I am ready. Thomas was very professional and personable, thorough, and efficient during the roof inspection. Gave me the peace of mind that we have a few more years left on the roof as long as we take care of a few things, confirmed the home inspector's report, and educated me to better protect myself against storm chaser roofers. Highly recommend his services, would do business with him again, and wish him the best as he starts out with his own business!

The experience of hiring NOVA Exteriors, working with the appraiser, and having the roof done quickly and as promised was a seamless experience. After many weeks of rain, the roofers were able to install the new roof quickly, and it looks great! We also have peace of mind knowing that their work is guaranteed, too. Will definitely check with NOVA Exteriors again for future remodeling projects.

We were very pleased to meet Steve and work with him to replace our roof. Although it took a bit longer to accomplish the task due to a family emergency and I was really worried about the December weather approaching, Steve and his crew of eight roofers worked from 7am until 5 pm and completed the project in one day! Steve is a very friendly person and a true professional. He identified problem areas, had all of the materials ready to go, was the project manager and was on the job all day with his crew and the finished product is awesome! His proposal on the project was better than any of the other three we had bid on! I am giving Steve and Caliper Roofing FIVE stars, would go to TEN if that were an option! the roofers were so personable and the clean up job exceeded our expectations! We are grateful to have met Steve and would recommend him without hesitation. Our neighbors came over and made plans to work with Steve also! Bravo Caliper Roofing !

TEO Construction did an excellent job. The roofers were punctual and efficient. Roofing is a dirty job with a lot of racket. However, they kept the exterior clean and the racket to a minimum (we left the house for most of the day). My only complaint/suggestion is that a homeowner may want to move or cover any plants or shrubbery close to the home as they may get damaged by falling debris.

Needed mold remediation and drywall repair after finding out my 3rd floor deck has been leaking water behind the siding. Was contacted immediately after I put a request in and was provided a thorough quote for work to be performed. Work was completed in a reasonable amount of time. Will definitely use Unlimited Resources again.

The reason I chose A&M Roofing is because they were very professional from the beginning. They provided information on selecting a roofer, which I found very helpful when getting estimates. They also provided me with all their licenses, insurance, etc. right up front (none of the others did). Their price is fair and you don't have to pay until the job is done and you're satisfied.

A-Team was great to work with and the best on price without any lack of quality workmanship. Their crew showed up on time, verified what the project would entail before starting to make sure it was done how I wanted, and then cleaned up the area when they finished to make sure there was no debris. I would recommend them to anyone and would consider using them again for any other exterior prokects.

I'm not sure how I missed providing this review. He did an amazing job and fixed a leak multiple roofers had been unable to resolve before him. Not only that, but he personally pledged to come back if it wasn't fixed. I highly recommend him if you have any roofing needs.

It was a pleasure to work with JCC installing a new roof in my Baltimore row home. Jeff was punctual with the quote, getting up on the roof inspecting it and taking pictures with different issues that needed fixing. The price was competitive with other quotes received. Other roofing companies did not even get up on the roof to make sure there were no structural issues. Wait time was about a week after contract was sent, with plans earlier in the week for installation but rain cancelled those plans. Jeff came back our as his crew was finishing explaining what was completed and even took time to answer other potential needs (e.g. Windows and siding). Highly recommend JCC and will definitely use them in the future!

I'm in real estate so I have to deal with a lot of contractors, roofers, etc. It's so hard to find people you trust, people who still care about the customer and care about good service in this industry... So I'm so appreciative of Mike at Maryland's Best Remodeling. I was selling my parents and we needed a new roof installed before it was listed so I was in a rush. The first thing I was impressed with: They picked up the phone!!!!! Everyone else called me days later which was too late. He was there the next day and was incredibly thorough and honest about what needed to be done. The Maryland's Best team was out 2 days later installing a brand new roof. When they were done, you could hardly tell they were there. In a nutshell, this reminds me of an old fashioned company, the kind that takes pride in their work, does what they say they're going to do, and tries to accommodate their customers as best they can.

I had the roof of my Baltimore row home replaced. Arocon was the only company of the many I researched that were willing to put down a roof without ripping off my rooftop deck. Every worker from the roofers to the office staff were very nice. I recommend Arocon and would give them six stars if I could. Great company and great people.

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

        • Standing seam metal roof: $300 per square to start, including materials and labor.
          • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

        • Standard metal roof: $120-$150 per square to start, including materials and labor
          • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
        • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
          • A 30-square roof could cost $6,000-$6,750.
        • Standing seam metal roof: $300 per square to start, including materials and labor.
          • A 30-square roof could cost $9,000 or more.
        • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
          • A 30-square roof could cost $7,500-$10,500.
        • Mid-range metal roof package, including all accessories: $300-$500 per square.
          • A 30-square roof could cost $9,000-$15,000.
        • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
          • A 30-square roof could cost $30,000-$45,000.
