Sean Green and his team get straight "A's" for all qualities listed. He was a pleasure to work with; the heavy duty gutters and 50-year-warranteed roof look great; I have already recommended him to a friend in the neighborhood. And we are already planning to ask him for help with additional improvements to our home. Of all the roofers I contacted, Sean was the only one who came right over, climbed up on the roof and took precise measurements before making a detailed proposal. He was extremely patient with all my questions before the work began (I learned a lot!), explained all the options and remained responsive and communicative throughout the process. His crew was professional, friendly and prompt. I appreciated the fact that the supervisor the day the roof went on was willing to inspect and tighten roof vent connections in our attic crawl space, and that he made sure the crew had cleaned up every nail and every scrap of tarpaper on the ground before they left. Sean himself inspected the roof and sent someone over to fix a minor flaw he'd noticed. He pays attention to details and workmanship. And Sean himself put up the gutters, making a couple of alterations to the original installation to make the result more esthetic. They're perfect. One last plus: As the scope of the project evolved, Sean proved much more flexible and open to new ideas than other contractors I've worked with in the past. He's interesting to talk to. I appreciated that too. The bid from Storm Works was not the lowest we received, but I am glad we paid a little more to get a quality job done by a first-rate professional. We'll be requesting bids for other jobs from Sean. I'd be happy to discuss the excellent job he did for us with any Thumbtack subscribers interested in more detail.

I hired H&R to do a garage roof. Ray was very responsive to my inquiry. He came right over and gave me a rough estimate as to what it would cost to replace my roof. He also made me aware of the potential extras that I might incur once they start opening things up. I ended up hiring Ray because other roofers would simply give me the drive by estimate. I needed much more than that as I had some wood rot that could only be seen from the inside of the garage. Fast forward....Ray and his team scheduled the job in a week and the job was done in one day. I was very happy with the outcome. The job was done professionally and meticulously. I could probably have found someone to do it cheaper but not for the quality that H&R provides. I am very happy with the outcome!! I will definitely hire Ray and his team again and/or pass his info along to the next person who needs a roof.

I hired Mario from Decarney Roofing to fix my parents roof. The front of the house has a mysterious bump that got bigger and bigger over the years. The bump finally got big enough to catch the insurance underwriter's eye so we had to get it fixed. Mario was fast in responding to our request and even showed up same day to look at the damage in person. Initial fix was to rip up the old shingle and plywood and put new ones on. However, on the day of the job, it was discovered that this a far bigger job than anticipated. The overhang of the roof was not supported causing the front of the roof to sag. Mario's team did a great job in rebuilding the structure and cleaned up well.

So far so good. Wires have to be moved from the house from the electric company before Jeff can finish and he is working with them for a convenient time. But the work he has done so far has been great! He is a very nice person, efficient and affordable. I highly recommend him and his team.

The whole experince was great. I called Gleyson to get an estimate. We made the appointment a few days later. He showed up on time and took his time going over the work needed. He came back with an estimate in a couple of days. I then requested he come back and explain the wording and costs to me line item by line item. He had no problem doing so, was polite and very patient as I asked him to explain a couple of things in more detail a few times over! They whole crew showed up for the work on time & were professional going about their business. When my neighbor became concerned about roof shingles/debris perhaps going in her driveway, Gleyson put down a tarp to cover it. They minimilized the mess by putting tarps down and when they left, you never knew anyone had done any work to the house. The driveway & yard were cleaner than when they arrived! I also asked him if they could put several heavy pieces of wood into the dumpster for me. Again, there was no problem with the request even though it had nothing to do with the roof replacement. Gleyson came back to do a couple of minor things for me (adding a gutter extender and a mesh over the new gutter) and I'm really pleased with the way everything looks. If you're looking for a roofer that has very reasonable rates and a pleasant way of conducting business, I would highly recommend Vellox Construction& Roofing.

J Oliveira Design Build is one of the best I have ever worked with. I hired them to paint most a condo that I bought, and they did such an amazing job. Fernando is punctual, kind, affordable, and most importantly, a talented and meticulous painter. The condo looks flawless. Fernando went above and beyond to make sure that everything looked perfect and even installed light fixtures and a bathroom cabinet. He also cleaned the condo as well and did a spectacular job. The condo looks fantastic and if I ever need painting or handyman work completed again, he is the only person I will call. I highly recommend J Oliveira Design Build to anybody looking for their home or business to be painted and/or cleaned.

Bobby gave me no BS and clearly walked through what needed to be done and what definitely did not, something the other roofers I spoke with didn't take the time to do. The price was extremely reasonable and he completed the work in the amount of time estimated. Time will tell if there are any problems, but if so I wouldn't hesitate to call RC Roofing again.

Go Green completed our home project on time and within our budget. We had a slider door and window replaced that required some reframing, removing and reinstalling siding, weather barrier and insulation. Frank and Ivan were true and experienced professionals- they arrived on time, were very polite, worked diligently, had a keen eye for detail and were very thorough. As with any project some unforeseen problems came up that could not have been anticipated. Julio worked with us to adjust the project’s hours; and Frank and Ivan offered a creative and aesthetically pleasing solution to a problem that would have sky-rocketed the overall cost. They wiped down everything before they left and completely cleaned up all debris. Finding a great contractor is always challenging for a homeowner. There are so many to choose from and most make claims that ultimately fall short or run well over-budget. Go Green was the most affordable and competitively priced company we consulted for our project; they exceeded ALL expectations and did a fantastic job! They will be getting repeat business from us.

Late this spring, Paul and his crew built an outstanding deck in my back yard. They were respectful, kept their area clean at all times and did amazing work. My wife and I were very happy with the way the deck turned out, it was exactly the way we wanted it and at a very affordable price. I'd highly recommend these guys.

Eric was extremely knowledgeable about my minor roofing issues. His estimate of amount of work needed was accurate and his price was very reasonable for my small project. He came on time both to review my project and to do the job. Eric worked diligently and nonstop on the project until it was done. He cleaned up all of debris afterwards and hulled it away. I really appreciate his expertise, workmanship, and professionalism. He’s a great roofer. I will definitely hire him again if I have another roofing job. Thanks Eric, my flashing looks great.

When I have been able to get on his schedule, Waldir's work has been outstanding: He has exceeded expectations on a number of levels with unexpectedly creative, affordable solutions to various problems -- when others I had approached simply shook their heads and said they could not help. He has been able to work in my home as it was -- not commenting or complaining about all the items in the way of the work required, but always very positive of what needs to be done and how -- with a minimum of work required from me to set up. Waldir also monitors innovations as they become available on the market, and has politely updated my own understandings of what can be done these days, and alerted me to things I might consider for future, such as a dehumidifier that (while being rather expensive to purchase) is exceptionally inexpensive to operate over its lifetime. Just as important, I have been able to trust Waldir (who serves our community as a policeman, last time I checked with him -- so he is particularly knowledgable about which door locks are most secure, for example ... and as a result of his work, I am no longer worried about tiny screws falling out of my front door knob, resulting in the knob's pulling out while I was hurriedly trying to leave the house!) to work in my home unsupervised while I am out of town; on those occasions, Waldir has sent me photos of his progress for my peace of mind -- at the same time raising my anticipation to get home to better appreciate in person his accomplishments! ...In some respects, I am living in essentially a new home, thanks to Waldir -- returning from vacation to live life in an unexpectedly comfortable, lovely (e.g., with dimmable AND energy-efficient "daylight"-quality lighting that I can always adjust to suit my mood!) and much more space-efficient retreat that is even more enjoyable over the long term than my time away on vacation had been for a fleeting week! So Waldir has been a wonderful bargain and I look forward to his future work here -- whenever I can next get on his schedule.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
