Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Jason recently replaced a roof in our backyard and we are super happy with the new roof. Jason was very responsive throughout and answered all our questions. His job was clean and thorough. He brought all materials, took less than a day to finish the job and took all trash with him, so I literally did not have to worry about anything.

I’ve had other roofers work on my roof as recent as last year and the fact that I needed a roofer this year says it all. Needless to say, I’ve been very skeptical about roofers. However, hiring American Brothers GC was the best roofing decision I’ve ever made. Give them a try – you can’t go wrong. I was very impressed by the roofing work they did for me. They were thorough, very professional and very accommodating. They went above and beyond to ensure the job was done right! I am so pleased that I’ve already decided to hire them for another job.

We live in a 3 floor condominium. We had the company come by to inspect our roof after reporting a couple of leaks inside the 3rd floor unit. We were completely aware that our roof was old but as a non professional roofer, I wasn't aware of all the little things they missed in their "inspection." After a a day on the weekend which took them about 7 hours to complete, they claimed to have done all the work mentioned in the estimate. Again, as a non professional, they told us they had sealed the cracks and charged us $2400. A few weeks later after a snow storm, I woke up to a waterfall of watery leaking into our kitchen from the roof. Turns out they didn't seal all the cracks, at least the major ones. After having several companies come out to inspect our roof and get their opinions and estimates, all the contractors that came for estimates told us that the initial roofer put tar on our roof and apparently not the flushing cement and fabric as mentioned in the estimate. We even reported the leak to the initial roofer. We appreciate them coming out there same day. Although, they blamed the pipe in the roof that ran through the building and mentioned we would have to replace and the has to be a crack. They ended up removing alli the snow seems water from the roof abs around the pipe and the leak into our unit stopped. Of course, as a non professional, i thought they were right. After having other roofers come by, we realized this may not be likely. One of the other roofers had us test pouring buckets of water down to the pipe and there was no leak into our unit. So there were different opinions. Other roofers pointed out all the cracks the initial roofer missed and should have been fixed. I was extremely disappointed. The initial roofer wanted to charge us $14.5k to replace the entire roof and in addition to replacing an entire pipe and not diagnosing the issue 100%! No way, we ended up with another company that was going to use better material for around $9k and were very clear in their expectations and the process they'll hi through which included a permit which we weren't aware was required. We could have been hit with a heavy fine. Needless to say, long to get your roof repaired? Consider exploring other options.

***misquotes and more bad stuff*** David quoted us at one price to completely strip away our old roof and replace it with a new one. On the day they finally started the job (which was over a month after they had collected our deposit) they ripped off more than half of our roof and then called me to say that the fireproofing was outdated and it was going to be an extra $6100. When I asked David why they had ripped off so much of the roof before calling to let us know about the increase in price, he said because you never know what you’re going to find. This still didn’t explain why more than half the roof needed to go before letting us know the fireproofing was outdated and our quote was going to increase by $6100. On top of this, the workers cracked our skylight in multiple spots in the process of removing the flashing that surrounded it. When the job was finished and we questioned David on the cracks he told us they had been there prior to them doing the job and he would provide the pictures he took in the process of building our quote as proof...he never provided the pictures. Secondly, if the cracks did exist prior to them doing the job, why were they not brought to our attention as part of the quote? We expected David to bring to our attention any and all issues with our roof as we were looking to do a complete overhaul...including cracks in our skylight (which we are positive were not there prior to them doing the job). Having said all of this, the roof does seem to be in good condition (not including the cracks in our skylight of course) and they did provide paperwork for a 15 year warrantee on the parts and 25 year warrantee on the labor....so there’s that.

I called to get an estimate from Sino and unfortunately something happened and I could not make it. That was no problem for them. They still showed up, went up on the roof and gave me an estimate anyway. After getting the estimate we decided to go with them and the morning of the appointment, they showed up on time and got straight to work. They finished the roof the same day and cleaned everything up without leaving a shred of garbage behind. I highly recommend the guys from Sino, they are hard working and serious about pleasing their clients. I actually asked for another estimate on a different project that we need completed, and hope to work with them again.

I posted a request on ThumbTack and within the same day, Bobby reached out. After conversing with him about the general scope of the project and my expectations, he came out to the property within 24 hours. Within 48 hours, I had a formal quote from him. Within 72 hours, he was working on the roof. My roofing project was completed within a week from start to finish. If that doesn’t spell out a “customer first” mentality, then I don’t know what does. Bobby is responsive, quick and customer oriented and he will work with you to find the right solution for your project. You'll have no regrets like me.

Minutes after joining Thumbtack i was contacted by LC Roofing. Leo met me the following day for an estimate. The day after the estimate on a Holiday Saturday he was there by 10am. During the process he took some pictures to show me the progress. It took under 4 hours and he was there to shake my hand at the end. I was given a 1 year guarantee on the repairs they made. I highly recommend LC as a professional and competent company!
