I am very satisfied with the work that was done. Randy and his crew of 1 removed 3 layers of shingles and placed new plywood and roofing shingles. They replaced gutters. They removed outside crumbling cement steps replaced with wooden steps to the basement. Each day there was clean up of any debris. Job well done and I would recommend him.

J&J Contracting was extremely professional and did quality work at reasonable prices. They did many jobs for our home remodel that included constructing custom kitchen cabinets, replacing a barn roof, replacing the support columns on a wrap around porch to give it structural integrity, drywall installation, and plumbing.

Hired K&T to repair water damage to wall structure and attached upper deck, which was pulling away from the house. The work was done professionally and timely. They also did some inside work repairing drywall, taping and painting. Again all work was as agreed and done very well. Kris and Tamara are a pleasure to deal with and I wouldn't hesitate to contract with them again.

We used the services of "Familye Roofing & General Contracting" for re-modelling our basement based on a recommendation by one of our neighbors. The owners (Ralph & Kelly) are very professional and trustworthy. They provided us with a very reasonable up-front cost and took care of everything (material, delivery, scheduling, etc.) and made this a stress-free experience. They worked long hours and finished the project within a very short time-frame! As the project was moving along, they also kept us up to date on the progress and accommodated all the minor changes that we requested. We look forward to working with "Familye" in future again and we would highly recommend them for any house re-modeling or roofing projects. Awesome job!! Less

What started as a simple roofing job turned into a real project; our back roof needed to be practically rebuilt, so there was an up-charge, but not an unreasonable one. Our house was built in the 1920's or 1930's, (I do not think there were many building codes at that time) so he had to contend with surprises from whatever was done back then. George will talk the problems out with you and arrive at a mutually agreed upon resolution - this is a very good thing with this house. So the 2 day job turned into a month-long affair, with delays due to weather, supplies and other issues. But the end result is so nice and all areas of the contract were fulfilled as requested. I recommend Alamo Home Improvement. I know we will use him again should a need arise (but he needs a new truck.)

We hired Green Rhino Builders to replace our roof. Dave Gerardi, Senior Project Manager called and set up an appointment to see what was needed. He was on time, very polite, give us a quote. I called Dave back and gave Green Rhino the job. He give me a time when the material was to be delivered and when the roofers would be here to start the job. All on time. The day the roofer started I met Allen Morrow, President of Green Rhino. Again a very nice polite gentlemen. Allen was checking on the job. He let me know how long the job would take and if I needed anything please call him. The Roofer worked all day and came the next day to finish the job. They did a wonderful job and clean everything and I mean everything up. Allen came on the last day and made sure everything was complete and to our satisfaction. Couple of things had to be fixed and Allen fix them. My Husband and I are very satisfied with their work. I would recommend Green Rhino Builders to everyone! I have already recommended Green Rhino to our neighbors. Sincerely, Albert and Ann Reilly

Todd was very responsive from the time of my first inquiry right though until job completion. I had a new roof and 18 windows installed. His prices were the best around for what I needed All work was performed on-time and faster than expected. Todd is very professional and a pleasure to deal with. Everyone remarked that it was one of the neatest roofing jobs they had ever seen. Not a nail or a shingle in sight. I couldn't believe how spotless my house was inside and out. Would recommend him to anyone who asked. I will be using Todd Miller Roofing and Siding angain. No need for me to shop around having found a company like this. Thank you Todd

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
