We had bedbugs at a rental house. The new tenants hadn't even moved all the way in and just discovered them. John was quick to answer my email and then we talked the next day, and he came out early to take care of the problem. It's only been one day, so I don't know the results yet. But the tenant was very happy with him. The price was lower than my regular pest company, so I may be using him for other bug problems there and at my home.

I bought my home in July of 2012. The home didn't have a pantry. I had a space that was going to waste and was of no use at all in my dining room. Dan designed a pantry and used the existing wall beside the refrigerator which separated the dining room from the kitchen. Dan designed and build a pantry for that space. He kept a small part of the molding and fitted the pantry into the molding on two sides so that it appears that the pantry was built into the house as if it was original. I can't say enough good things about the workmanship on this pantry. He noticed that the door had more space at the top than at the bottom. He removed the door and adjusted it so that it fits snugly and perfectly. I would gladly recommend Dan for any design or repair work on any job, large or small. The home also had the original builder toilets in it. I had Dan replace both the master and guest bath toilets. He noticed that one of the toilets had a very small leak. Dan removed the new (and never been used) toilet and took it back to Lowe's and got a new replacement toilet and installed it. This shows the attention to detail that Dan exercises in all that he does.

Ezequiel is the man! I recently had the foundation fixed on a 1920s home and the bricks on the house were in shambles after the repair of the foundation. Ezequiel came out and made me feel better about my house - he repaired almost every single side of the house and he did a wonderful job. Gerardo did a great job repairing my sagging gutters. He also let me know that the wood boards I thought were rotted were not and didn't need to be replaced. He also repaired cracks in the mortar in the brick on the house. He also sealed and caulked gutters in places where water was leaking. I would use him again for any gutter/house repair and will more than likely call him for any handyman work.

I had Frank, and his company, out to install wood floors in my new house in Royse City. He quoted me a two day installation time, and it was completed the first day with some touch up stuff the second day. 380 Flooring definitely takes pride in their work, and it certainly shows that. The company was on time everyday, and the installation looks great. The prices are a little bit higher than competitive places, but the extra money is definitely worth it. 380 Flooring really has a family-run feel to it, and I definitely do not mind paying slightly more for that and not to be BS'ed around, but the pricese were above what we could have spent had we gone with someone else. Another complaint of mine is this review process. Frank and his company has been rather pushy with getting this review done. Its a double edge sword though. On one hand, if you are going to give a bad review Frank will do everything in his power to ensure that you are satisfied as a customer. On the other hand, he pushes a little too hard to get a review up on this site. I can't really blame the guy, but I wish he would let more of his work speak for itself! Overall, great experience, and my floor looks FANTASTIC. I'm very pleased with the work that 380 Flooring has done, and I cannot wait to hire them to work on future projects.

Five Star Renovations built a covered patio that tied into the existing roof of my house and it looks like it was built with the house. The guys did great job and continually strived for a flawless product. They cleaned the site on a daily basis and treated my home with great respect. They repainted my house and it looks amazing. Tim recently completed a large two home project for me. He and his crew definitely earned 100% of the 5 stars that I have listed for him. I don't always write long reviews, but I definitely wanted to take the time to write one for Sonshine Paint. Here's why and what you get with them: 1.) Professionalism and punctuality wrapped in a very engaging and joyful people. 2.) High quality work with high quality products in a highly detailed manner. 3.) High competency professionals who seek to understand your goals and can communicate options and suggestions clearly. 4.) Pricing is transparent and work timeline is accurate. 5.) The owner is on the job. 6.) No nonsense, no home repair hostage situation, no up-sell, no misquotes, no "I forgot", no "I didn't see". The quote did not change. When I added work, the quote for the added work was specifically noted and separated from the original quote. They were fair, moral, honest and transparent. I've experienced different painters in the past both as the home owner repairing life's wear and as new home buyer. Sonshine Paint stands apart from all the others in many instances. In the example of new homes or complete paint jobs, Sonshine Paint uses better long lasting products and a better application that exhibits a very tangible difference in quality. They also have a great attention to detail and sense of pride in their work so you will not find some ugly clump of texturing or a missed edge. Where the company really shined was one of the homes had some big drywall scuffs and cuts and I did not have the original paint to aid with a color match. Along with those challenges, the home had several rooms that required a color change from very dark to neutral. Sonshine executed the color change flawlessly and all of the areas that required retexturing were repaired in a manner exceeding expectation. Where Tim went way beyond expectations is in the color match. He could have easily given up, provided a close match and easily convinced me to paint more to make up for the missed match. Instead, Tim took several doors off, cut non-noticiable drywall pieces and made many trips to ensure a perfect match. His efforts saved several walls from being completely repainted thereby saving me money. With the fresh thick paint and the repairs the home looks better than when I bought it new. I also had the a lot of fencing stained at both homes. One fence was grayed with shards of stain left and looked horrible the other fence was faded even though the stain was 3 years old and covered with an additional coat of water seal. From staining in the past with normal water based stain, I figured that my fence was never going to look good again. Sonshine cleaned the fence thoroughly and used an oil based product to bring the life back into it. They used an expensive product, buy my fence looks perfect again and the finish should be very durable with the oil competent and there will be no need for a water seal. Can you find a cheaper quote on your paint work? You probably can, but I will stack all my chips on Tim that the quality and value will be greater with Sonshine Paint.

Very impressed with the turn around time. They contacted me and came to the house the same day I posted the project. The next morning they were here to install the carpet. The crew was very professional and helped move large furniture out of the way with ease. Everything went smooth and they worked hard until the job was completed. Love my carpet and the way it looks. I would definitely recommend them.

He was on time, he was very quick at removing old toilet and replacing with a new one . He was very neat, he boxed up the old toilet so no one has to know what is in the box. He installed the new one with perfection. The new one looks like it was installed when the house was being built. I really love the quality . He did an excellent job and is very clean!

I used Ever's services for a medium sized remodeling job (about $10,000). He did a very good and professional work. It was a rental house so I wanted the work to be done quickly. He completed the work on time to my satisfaction. After the work was done he cleaned the stuff pretty nicely. Very responsive, fast and easy to work with. It was a no haggling experience which I liked.

Manny's Painting was easy to communicate with. Very professional. He always responded quickly. The price was great and the quality of work was amazing. I had him install shelves in a coat closet for a food storage pantry. I have ten children and there isn't a pantry in this fifty year old house. I was running all over the house to get supplies to make dinner. Manny made the shelves strong and durable. Since this closet is in the mud room I don't have him paint the shelves. He caulked them anyways so they would be prepared in case I changed my mind. He worked quickly and since I purchased all the materials he was thorough making sure I purchased all the correct items. They were finished a couple hours before they said they would be done.

This is my brothers company. He worked very closely with our State Farm insurance adjuster for coverage. We got a new roof on our house with lifetime warranty, our freestanding office roof covered and even got the insurance to give us money for the remaining trees to be cut and trimmed from wind damage to the trees. Denton Humphrey and his team managed pretty much all aspects of our complete home remodel, from flooring to kitchen layout to painting to exterior siding. We had months of work in a neglected house, and tried out several other handyman and contractor services before finding Denton. He is direct and honest about recommendations, timing, and pricing. When we had a couple specialty requests outside of his own team's expertise, he was quick to find qualified referrals or creative solutions. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
