Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Are there ways to be safe if I hire a roofer when social distancing?

If you decide to hire a roofer, choose virtual platforms like video chats instead of face-to-face consultations. When the roofer is working on your roof, avoid any physical contact, sanitize all involved spaces and surfaces, and use digital payments instead of cash or a check.

Ryan came out to my house 3 days before Christmas to fix a leak in my roof. He was able to find it and fix it in no time. While he was on the roof he noticed another spot that was in need of repair as well. Once the holidays were over and the weather was better he came back to fix it too. Not only did he fix the problem, he sent me an email after the fact with pictures of the entire process. I would recommend Ryan to anyone needing work done on there roof.

Went online and scheduled a time to get a bid. I was amazed they were working on the 4th so I booked the appointment for noon since I had the day off. 12:15 I received a call to inform me that it was a holiday (really). He said that he could do it at 2:00 so I accepted that and waited. When they came to give me a bid, they got out their ladders and got on the roof to measure. I have a detached garage that is about 6’ from my house. Instead of the guy coming down the ladder and going back up to access the garage he jumped from my house roof to the garage roof. Guess who would have been responsible if he had fallen and hurt himself? I will make sure the next company is licensed, boned and insured before getting on my roof. We won’t be using this company.

I contracted with Home Solutionz Roofing, as we needed a new roof. The job required a complete tear off of the existing roof. Overall, I am happy with the job that they did. Our roof looks great, has no apparent leaks and is now better ventilated. Heber, the contact person, was very good to deal with. He was friendly, responsive and professional. The good: Hard working crew, that started early and finished early before it got too hot in the afternoon. They did do periodic sweeps of the property to pick up nails and shingles that fell from the roof during the job. They were responsive to any questions that we had. Heber did get back to us the same day if we did have any questions. Their initial bid was the lowest that we received. The bad: There were still the odd nail here and there after they were totally finished. Definitely not as bad as it could have been, so this is a minor point. Our house was built in 1958, so roofing standards have changed. Our estimate increased by $5000 because we did not have the correct type of sheathing underneath. We had plank sheathing (uses boards), and not sheet decking (uses 4'x8' OSB sheets). Based off the current codes and for warranty compliance it was necessary, but it could have been softened if Heber had mentioned it as a possibility, or if he could have gone into the attic to have a look. The roof also needed to be inspected by the city, and this was also not taken care of properly, so the job also took a little longer than expected. Overall, satisfied with the work that was performed, but for future potential clients, keep in mind my bad points so that you can ask informed questions so you will not be surprised once the job has been started.

I asked three contractors to give me a quote on my roof, only two showed up. Ryan was the first. He gave a great quote and stuck with his quote. The second guy never showed and third was ridiculously pushy and rude. Ryan and his crew did my roof in a day and a half. It looks fantastic and I won't have to worry anymore. I will keep Ryan in my contacts and refer him to everyone. Thanks guys!

The job took longer than expected, due to extra materials, costing more than expected. I would have preferred being advised of problem roof areas before the job was complete. Gerald was professional and courteous.

Ryan repaired my roof in 2 areas for a very fair price. He even did the work while I was on vacation, and I paid him when I got home. Very professional, tidy, and communicates quickly through the app or phone.
