The inspector found water damage around the toilet in our master bathroom, soft subflooring, and even issues in the crawlspace such as missing supports, signs of old rodent activity, and a few structural concerns that made our buyers VERY nervous. I remember that sinking feeling in my stomach. I didn’t know where to start.

Since we were in such a rush he made time for us immediately and within an hour, he came out to take a look. He carefully examined the inspection report my agent sent him and explained exactly what was going on, as expected he gave my agent and I a written quote that night. It was detailed, clear, and honestly fair for the amount of work that needed to be done!
The next morning, his team was at our house right on time! They started by carefully removing the toilet and tile in the master bathroom, cutting out the damaged subfloor, and replacing the joists that had weakened over time. Then they laid new subflooring, installed tile that perfectly matched what we already had, and reinstalled the toilet so that you’d never know there had ever been a problem!
At the same time, another crew was in the crawlspace. They reinforced the structure of the home with new post and pier pads where beams had sagged, replaced hollow concrete blocks with solid ones, and even added steel gussets to strengthen every connection. They cleaned up all signs of rodent activity mentioned in the inspection and left everything spotless.
What really stood out was how respectful and communicative the team was. They walked me through each step, showed me photos of the crawlspace work so I didn’t have to crawl under there myself, and checked in every day to make sure I was comfortable with the progress. For the first time since that inspection report came back, I felt like things were under control!
When they finished, the difference was unbelievable. The bathroom looked better than it did before, the structure underneath the house was rock solid, and our follow-up inspection passed without a single issue! OUR BUYERS WERE THRILLED AND IMPRESSED BY HOW QUICKLY EVERYTHING WAS FINISHED — and honestly, so were we!
The sale closed right on schedule. We didn’t lose any time, and the buyers complimented how professionally everything was handled!
