Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

Do roofers offer remote or virtual services?

To find out the degree to which a roofing service can operate remotely, it’s best to contact local roofers and roofing repair specialists near you.

See if they will schedule a video call so that you can show them the project and get an idea of the cost. This will also allow them to give you recommendations on the type of roofing material, and the best time of year to do the project. You might also be able to book a roof installation or repair service far out in advance.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Julio and his team responded quickly to our request for an inspection and quote to repair our 20 year old shingle roof. His quote covered multiple needed repairs and was very competitive/better than others. The work was scheduled quickly, and completed on time and professionally. We will definitely use Reco and Julio again for any further roof work, highly recommended.

Super quick. Got back to me right away I feel like he did an excellent honest job. He told me that my leak could be repaired with simply replacement of sections of tiles instead or redoing the roof. Showed up the next day and boom, done, roof fixed. Left to right- old to fixed! So much better!

I am so happy with my decision to use Apollo Roofing Company. I needed to completely reroof our ADU as the roof was clearly old and deteriorating. I got several quotes and had other roofers inspect the project. Apollo was the only company that noticed that the pitch of the roof on one side wasn't amenable to shingles and if we used them, I'd likely damage the roof with pooling water. Instead they used something called "torch down". Later the inspector told me we're lucky we did that otherwise we would have failed the inspection! Nadav at Apollo was a true partner throughout the process. He inspected the roof, walked me through the quote, answered all of my questions and better yet - followed up after the first rain (even though the project was complete and paid for) to make sure I was happy with the job. He handled the permit process quickly and properly. Nadav was always there to answer my questions and made me feel like a valued customer in every interaction we had. They were transparent and fair in their pricing and finished what most roofers said would be a 3 day job in 1 day. I will be recommending them my friends in the bay area.

Wonderful, warm personality and worked efficiently. The roof and gutters look great! He proved to provide the best value after doing my tons of research. One downside happened with cleanup. Used blower that blew particles to neighbors' houses. This could've been avoided easily though.

Punctual and responsive to concerns regarding leak. Cleaned up debris upon completion as well. Very pleased with the work. Time will tell on the roof repair, but I feel confident it’s in better condition now. Offered to come back if we noticed that it was still leaking at the next rain storm.

Sonny and his crew put a new torch down roof on for us... while the work seems to be of reasonably good quality, he ultimately has refused to provide me with the warranty that was promised when he quoted the work. I’ve asked (and waited) for the paperwork for 6 months now, with them promising multiple times to send, but never doing so. I would look elsewhere - low price, but poor communication and unwillingness to follow through on promises.

I’ve been trying to find somebody to work in my vintage clay tile roof for two years. Roofers the even showed up wanted to do a $35,000 makeover when my home inspector insisted that all I needed was maintenance and new gutters. Jorge from Art Pro came right away and did a great job for a fair price. Now I feel like I have a friend who can help me maintain my beautiful home for years to come.
