Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

How can I find out if a roofer is considered an essential COVID-19 service provider?

To find out whether a roofer is an essential service provider during the COVID-19 pandemic, start by visiting your state or city’s government website. Local governments are providing up-to-date information for residents during this time.

A national guideline is available on CISA’s website, Identifying Critical Infrastructure During COVID-19. This page addresses 16 different categories of essential infrastructure sectors, but note that not all jurisdictions follow CISA’s definitions of critical infrastructure.

Geo was great. He replaced a leaking flat roof on my 90 year old house in Berkeley. We added insulation, did some structural bracing with new plywood and installed the TPO roof membrane.

I’m so happy with my new roof. It looks great and makes the whole house look rejuvenated. Franco’s Roofing does high quality work. Value for money, reliability and quality all get 10/10. Finally the owner, Gerardo, is a very reasonable, pleasant and straightforward person. I feel very lucky having chosen Franco’s Roofing Company for the work on my house.

Sonny’s crew came out on a rainy morning to get on my roof and lay a tarp down. They also helped me with another task I couldn’t do on my own, because I didn’t have a roof ladder.

We sought bids from several roofers on Thumbtack, but most of them either missed their appointments or came late, completely unprepared to examine the roof or otherwise investigate our problem. Only Franco's Roofing showed up on time, ready to look at the roof. Within an hour they were showing us cellphone photos of our problem. We hired them and found them to be respectful, reliable, and skilled. Their repairs did the trick. Good guys!

The roof replacement has yet to take place, but my experience with SLB through the bidding and preparation phase has been excellent.

This company is outstanding in their reliability and punctuality. They waste no time, yours or theirs and get a beautiful job done as promised. They took extra professional care with my roof. In addition to an excellent installation of skylights they took the extra care to find minor things and repair them. For example they Trimmed hanging branches off the roof. Found a tiny hole and filled it. Found an of Rusty mail and removed it! They completely cleaned the entire job site. Nestor is a friendly sincere craftsman very easy to work with. I highly recommend Serranos and will always turn to them for any problem with my roof!

BEWARE - tries to scare you into thinking you need a new roof or major improvement, which multiple other roofers have determined that is not the case. When I confronted him with an outright lie (tried to claim there were 4 layers of roof when there was only 2), he ghosted and stopped responding. Do not go with them before consulting someone else! I was almost fooled him his positive reviews.

Sonny and his crew did a great job. They showed up on time, worked fast and the price was quite reasonable. Also appreciate he took on a small roof repair job that other companies wouldn't consider.

I had a small roof repair that required some attention to detail. The work was performed quickly and I was really happy with the result. They even made a special effort to see that the underlying structure was repaired and water tight. Excellent job!

Sonny and his team did an excellent job replacing the roof of my garage. They also replaced the skylight and added a gutter. Sonny clearly described what the issue was with the roof and gave me a fair price. I am generally clueless when it comes to this sort of stuff as I am a new home owner - but Sonny was patient and thorough with explaining what was wrong and what needed to be done. His team worked incredibly fast and got it repaired in 1.5 days. We ran into an issue with the skylight leaking - and Sonny immediately found a solution within our budget. I will definitely be working with Sonny and his team in the future on other projects.

Caesar and his team did a great job replacing my roof which include taking out Dutch gutters and replacing a 1930’s style wainscotting. His team was professional, safe, and finished on time. Inspected by Ciry of Berkely and all was great. I would recommend him!

We live in an older home in Berkeley, and we have lived here for 27 years, which means we have used a lot of professional help to maintain our home in that time. Franco's Roofing was by far the one of the best experiences we have had. After setting appointments with other roofers, some showed up very late or not at all, Geraldo was on time and responsive to questions about our specific job. He took photographs and analized the needs for the project. Geraldo gave us options, and actually addressed the cause of the problem. His estimate was timely and well within budget. We scheduled the work and what he thought might be a longer job was completed in a day. No debris was left and everything was put back where it belonged. Not only was the quality excellent, Geraldo added a couple of details to the job, and not necessarily small, to insure the rain run off flowed down to the downspouts. I had asked geraldo if while on the roof if he would inspect the chimney seal, when I got home the chimney seal had been replaced and new flashing installed. I did not even need to ask him to do this, nor did he ask for compensation for his extra work. I added what I hope was reasonable compensation to my payment without flinching. We will be exclusively using Franco's Roofing for any of our roofing needs, which sadly there are more. But at least I do not have to retrace my tracks trying to find a quality professional, Geraldo is the man.

Franco came, climbed up on the roof and found a solution for our problem within 30 minutes. He arrived with his crew on time and did the job smoothly and without any issues what so ever. After he cleaned up the area it looked cleaner then before he arrived.

Simon has been such a huge help! The winter storms caused leaks in my living room right at Christmas Eve! Simon found the source of the leaks (not easy) and came back on Christmas Eve to add patches that we really needed to weather the coming storms. He showed me what I can do myself to keep my flat roof maintained. I am a very grateful customer!

I don't have enough good things to say about Gerardo. First off: he is responsive when no other roofers were willing to get back to me. Second: when he came to the house, he actually claimed up on the roof to take a look while others simply told me it all needed to be replaced and gave me high quote. Third: his work is of extremely high quality and his years of experience are evident. and Last: The value for the money is superb. He quoted me lower than others, was very thorough in explaining where the costs were going to be more than expected, and finished up the job on time. Will be calling him again before the next season of rain for additional maintenance.

Had a significant leak from heavy storms in the area. Reached out to literally a few dozen roofers from recommendations, my own searches, and a couple match sites. Most were so busy they couldn’t come for weeks, if at all. I finally was able to get a few out for quotes, and there were basically two sets of opinions: (1) A cheap job of patch and reseal. (2) The roof was quality, but installed incorrectly and needed more significant repair. It was clear to me the latter was correct and the more expert opinions, but some of the quotes were very high and proposals for much wider replacement than seemed to make sense just for this. In came GT. Their proposal was also of the latter opinion, but was a more-targeted repair to solve the problem. Geo took pictures and explained the situation, which even I could tell made sense from all my discussions with various roofers. So while it wasn’t cheap, it was reasonable. Best part — they were able to come back the next day and get it done in the morning before the next rains. And guess what? No more leaks. Thanks!
