Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

In January 2018, Scott damaged my roof by removing the stucco from the stairs above. I have to now have the stucco redone, then have the roof repaired again. I have reached out to him, but have not received a response.

I had a small roofing job on a garage and Scot was able to accommodate me. They were considerate of my neighbors and "cleanliness" during the demo. He explained the process to me and actually completed the job a day early! I would recommend Scot to anyone who is looking to have some roof work done.

I was so stressed out 2 days ago or let say when i heard that it will rain for awhile becoz i know that i have issues in my roof its leaking several parts of where my son stays .. I contacted few roofers and one stands out and this is the father and son duo JM Roofing.. why JM i message them on a weekend and it was Saturday.. they reply so quick that i had both roofers coming to take a look at the roof in few minutes difference but to cut the story short they came same day few minutes after we speak and look at my roof and gave me estimate .. it did not took me long to decide to hire them . Bec of the honesty , they told me something that a contractor would not tell you if they just want to make money out from you ! This people are not like that! And they said they can start on thursday but guess what i was so lucky that they can do my roof earlier than the promise day .. theyre on time and very please with the finish product ! The job was a simple one...adding some additional roof venting to alleviate attic heat. Scot treated our job as a top priority and offered logical and economical solutions. He was always professional and the work was done timely and without leaving any mess. We love the fact that he is local and will always consider Scot for any roofing needs we have in the future.

Denali replaced the roofs on our rental property and replaced the gutters. It turned out to be a lot more work than expected since the back house had 3 layers to remove and the front had 2 which is a major challenge. The crew completed the job with no issues. I appreciated the hard work and great attitude of the crew. Sam made sure that I was kept abreast of all issues found and ensured that they did not become problems. I definitely will keep them in front of the line for any new roofing work.

Scot did a minor repair and applied a protective coating to my roof before solar panels are to be installed. The solar project manager was highly impressed with the quality of Scot's work and requested his contact info for referrals.

We used Lior and California Green Builders for a re-roofing project recently. They did a great job in-between 2 storms systems! Communication was the best of any contractor I've recently worked with. The crew showed up on time and cleaned up the site prior to leaving for the day! Great job! Would definitely use them for future projects.

Jose from JM Roofing offered to do the job on a Saturday morning. The whole crew was early, they started right away and were done by 11am. The quality of work looks very good, and they cleaned up our yard very well when done. We'll know more when rainy weather comes, but so far we are pleased with the quality and the reasonable price.

Excellent service! No job too big or too small for this outfit, which was much appreciated in my case. I had a small leak in one of my skylights and all my prior requests to contractors was met with "they don't do small projects." Steve promptly replied to my request and responded to my home the very same day I contacted him. Luckily, he was able to squeeze me in at the end of the day since it was going to rain the very next day. Rain came, no leak! Price for the repair was reasonable. I will definitely recommend McCormick Construction and Roofing in the future for small and big projects. Thank you Steve!
