I am an architect, and I hired AA Cardenas Construction to rebuild a patio roof covering for my personal residence. The construction project required some thought and some careful planning by them to get the translucent roof covering to slope properly and still keep the spacing consistent across the width of the roof. They did an excellent job of adjusting on the fly to make things work perfectly. Their jobsite was neat and safe, they showed up on schedule, and the quality of the work and the attention to detail was excellent. Plus the price was very fair. I am recommending them highly.

I had a unique problem with the electrical pipe foam cover on my roof that rodents like to chew on. I read Cruz' profile & he seemed to fit the job. I called him & he came over to assess the problem. He Suggested a quick solution which made sense to me. So I hired him right away. Cruz is professional, easy & pleasant to work with. He did extra work no charge. Thank you Cruz.

Jon just finished replacing the vents on my roof and cleaning my gutters. He was quick, professional and very trustworthy. I really liked that he took pictures of everything before and after so I could see the work close up. I'm not about to climb up on the second story roof! I would recommend him to anyone.

Ceaser is the most professional contractor I have ever worked with. He was receptive to all requests and helped us install solar tubes and a reflective roof to keep it cool. He replaced the damaged wood and provided advice on the color and quality. He patiently answered all our questions and completed the job on-time with utmost professionalism. I would give him a 10 star for our roof installation.

I asked to patch a leak on the roof. Jose came up in the attic with me looked at the leak from below and patched it. I also got a great fast estimate for laying another layer on the roof, as I only have the first layer, after all my roof is about 30 years old, it is about time to do. He pointed out that the previous roofer didn't do an overhang and this might also cause leaks. I haven't had it rain yet, but so far I am very happy with the service and quote.

I hired Gusanito to install porcelain tiles in my bathroom. He was very prompt--being the first contractor to contact me on thumbtack--and quickly responded to my text messages whenever I had a question. He takes his time and is very detailed in his work. He is also willing to help you with other problems. For example, in addition to installing the tiles, I also wanted to change my sink faucet and shower handles. He agreed to do the extra work at a reasonable price. The tile installation went smoothly, however, we ran into plumbing issues which he couldn't solve. I'm giving him four stars because I hired him on thumbtack for tile installation services, not plumbing. Nonetheless, he agreed to bring his cousin (who is an experienced plumber) over the next day to change my sink faucet at no extra cost. The total work took about two full days to complete, but I'm sure it would have been less if we didn't run into the plumbing issues. So I recommend him but make sure you talk with him thoroughly about what you want to accomplish.

Gerardo was always on time and very easy to communicate with. His crew came in on Friday afternoon, took down the old roof, and I had a new roof by Saturday afternoon. They cleaned up the debris really well too. The craftsmanship of the roof is great. I'm incredibly happy with the work that he's done and I look forward to him replacing my windows in the future.

Pros: Jasper was prompt in responding, punctual, friendly, and completed the work quickly. I was impressed that he finished this project in one day; whereas other contractors seemed to indicate it was more work and more difficult. I would hire him again. Some areas he can improve: There were a couple of minor areas that were knicked on our kitchen island that I didn't notice until cleaning up. Also, I think he could have done a little better cleaning up the island- wiping down the cabinet fronts that had a light layer of dust (I did this myself). Finally, I gave him a box of stain & top coat that the previous owners left to us. He applied them but I noticed they didn't leave the counter shiny, like the finish we had before he sanded. After Jasper left, my husband realized we were missing the water sealant coat which we had in the garage. So now we are applying this coat ourselves to make the island water- proof and give it the same shine. This isn't totally Jasper's fault since I gave him the supplies but I would have liked if he would have noted that something seemed to be missing or off (or given his recommendations on what he would have stained/sealed it with to make sure the wood stayed water proof.) Overall, I'm happy with the work.

Geo was great. He replaced a leaking flat roof on my 90 year old house in Berkeley. We added insulation, did some structural bracing with new plywood and installed the TPO roof membrane.

Daniel Luna replied quickly with my quote request to repair the leak in our roof.He was able to accommodate me to his busy schedule last Saturday in a long holiday weekend. His quote price is reasonable for the tile roof repair. He took picture of the damage tile and took picture of the work he did. So far I don’t see any leak in my roof but he told me to call him right away if there is any. He is easy to deal with and knowledgeable with what he does. I will use him with my next project in my house. He is punctual and has the professionalism attitude towards his work.

I ended up interviewing 10 different contractors for our exterior siding job because there were so many different opinions on what needed to be done and how best to do it. I'm so glad that we ended up going with Kris and his team. Great communication throughout, incredibly high quality of workmanship on a very difficult job (it is an older house that hasn't been maintained very well before we bought it). I really appreciated Kris' attention to detail and letting us know what was going on throughout the 6 week long process. Also did a great job working with the county inspector, which is never an easy process. These guys are pros - won't hesitate to hire them again for our next house project!

Jon got in touch with me within an hour of my posting the job (trimming two trees), and came out to provide a quote the next day. After giving a thorough assessment of the trees, he also noted some related problems (dirty gutters from the overhanging trees), and discovered a broken roof tile, which had provided rats access to our attic (another problem we are currently dealing with), he provided a very reasonable quote and offered to do the job the same day. He spent all afternoon at the house, completed the job as described, kept in regular contact with me as the work progressed (I was at work at the time) and cleaned up thoroughly when finished. He also provided pictures to document the before/after, which I appreciated, as I could in turn provide them to my landlord. I am extremely happy with Jon's professional and courteous service and will certainly look to him for any future jobs. I highly recommend you consider him for any project.

Great job re-roofing my house. Was tar & gravel, aged & leaking. New modified bitumen roof and gutters look great! These guys really take pride in the quality of their work, which was appreciated. (Communication with the head roofer was a little tricky, no trouble communicating with Israel though!)

Mel was great. He was very responsive, knowledgeable and professional. We needed a roof on our new cabana in the backyard and got several quotes. His pricing was fair and also recommended we use a higher quality ice/water sheild underlayment due to our slope. The others didn’t go that far and planned to just use typical 15 felt. We would hire Mel again

You only want to have to replace your roof once, and it can be difficult to find a quality roofer. Bay Valley Contractors is the best roofing company in the East Bay. They deliver on time, are extremely responsive, and while they work your property is left in suck a clean state that you won't realize work is being done! Since Bay Valley Contractors sets such a high bar for quality construction, I will only work with them for future projects.

Mr. Henriquez was skilled, conscientious, hard working, flexible, and easy to work with. It was a pleasure. The job was replacement of some seriously decayed roof framing on a flat roof, which required the willingness to go at it to expose how much work was needed, come up with a reasonable scope, and execute the repairs in preparation for the new roof. He excelled at all three. I will be calling on him again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
