Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Very knowledgeable. Instead of patching three different locations, he recommended replacing the entire flat roof. It turned out to be more cost effective and now it has a new roof on it, not just a patch. I would recommend him for any roof needs and would definitely hire him again for any future roof work.

Vince is a good communicator and exhibits professionalism, he finished my roof job yesterday. He was upfront about what he couldn't do, and it wasn't roof related!

Vincent got back to me within 10 minutes and had his crew on the roof by Monday and completed my repair in two days between storms. He also repaired my other roof the following week. He does quality work and kept me in the loop throughout the entire job. I will be forever grateful to him for stepping up when I most needed help with a flat roof that leaked during our first good rain this season.

Mr. Ambriz was pleasant to work with and very courteous. He performed his roof inspection, showed me photographs of the minor repairs needed plus several other maintenance items to give our roof a good tune up. His price proposal was fair and reasonable. He committed to a date that he could perform the work and rescheduled promptly after a rain delay. He performed the work yesterday and provided photos of the work in progress and completed. A pleasure to work with Mr. Ambriz and I would recommend his company and services to others.

If I could give 6 stars... or more.. I would. I called and got 2 estimates prior to calling Brett. One quoted me at $2600, but said he would give me a $350 discount for a good rating. The second guy said $1500-$2000. Brett came the next day, took a look at the damage and quoted me a price that was less than 1/5 the price of the original guy! I said, “When can you start?” He said, “Tomorrow, maybe even today.” And two hours later, he was back with the shingles and repaired the spot in an hour-and-a-half. If you look at it, you would never know it had been repaired. Unbelievable service, unbeatable price and excellent workmanship. I won’t use another roofing company. Thanks so much, Brett!

Prior to hiring Vince and his crew, I received a couple of bids. Vince did a thorough inspection of the proposed job, was professional, punctual, and knowledgeable. And although his bid was not the lowest, we hired him precisely because we felt he would do the best work for the money. As it turns out the job turned out to be larger than originally bid and planned because the underlay of the roof was worse than expected (no way anyone could have known this) but Vince repaired and replaced what needed, always making sure we knew what he was doing and he and his crew did an exemplary job. His "bill" was more than fair - in fact he did the right thing by us and more. I highly recommend! Thanks Vince....it was a pleasure doing business with you.

I had given him a 5 star rating after the first time I hired him but I am coming back and changing it to 2 stars. He did one repair that worked out fine, his price was reasonable and the repair held up great. So when another section of the roof started to leak I hired him again. His first attempt cost me $550 which seemed reasonable but it did not fix the problem. So he came back and charged me an additional $100 to fix it again. Now it is STILL leaking and numerous attempts to contact him have failed. I know he has logged on so he is seeing my requests and simply ignoring them. He seemed like a nice guy and honest, but he is just blowing me off which is very upsetting. I really hate having to hire somebody else to do the repair I already paid him to do.
