I wanted to fix a broken bedroom door, and I am glad to pick David Gomes as my handyman. Seeing the number of positive reviews he has, I decided to call him on the phone to describe the problem with my door. He clarified which pieces had to be replaced, what I'd be buying at Home Depot, how much the parts would cost, and how much his labor would cost. He was very clear in his explanation, and it was obvious that he has a lot of experience in this field. After talking to him on the phone, I later asked if he'd be willing to install a bathroom door in my master room, and he gave a very fair price for both jobs. We met at Home Depot during the morning, and he quickly identified which parts I needed to buy for my 2 jobs. At my house, he skillfully installed the 2 doors I needed, ensured that they closed perfectly, seamlessly matched the old existing moulding with the new door's moulding, and I have two brand new doors now. When I asked him if there was any way he could make one of the doors quieter, he found the adhesive strips necessary for dampening the door when it was slammed. After those two jobs were done, I really liked the way my doors turned out, so I pulled out my list of home improvements while he was still around. I had him change a toilet, paint the doors he installed, fix a broken shower door handle, etc. I just asked him how much extra he would charge for each additional job I asked, and I was convinced that his rates are very good. There are a lot of people who know how to do things, but very few can perform to the detail that you would like, with the work that lasts for years to come. It's important to find the right person who knows what he's doing, and David Gomes is a plumber, electrician, and the everything-handyman whom I'll always have in my contacts for whatever problems arise with my house. I recommended him to all my friends & family who have houses, as they'll appreciate the excellent work he does for the great prices he charges. If you find someone who claims to be able to do something for much cheaper than what David Gomes is charging, you'll probably end up regretting it later.

Arisel painted two walls in my living room with vaulted ceilings. He also wall mounted a 70" TV and ran the cabling thru the wall. What I was most impressed with was his responsiveness. He immediately replied to my Thumbtack inquiry and started the next day. We kept in contact throughout the project via text as he worked with my schedule. The walls look great! I'm very happy with the experience and plan to call on Arisel again for other items in the house that need fixing.

I originally hired Cruz to put up a fence. However, I quickly realized he was skilled at other areas including painting and home improvement/repair. He did an excellent job putting up my fence, painting it, as well as fixing a few things inside my house in the kitchen and living room. He was extremely professional and his work quality was great. Would definitely hire him again if I need any help with home improvement. Highly recommended for any and all home repair, fencing, and painting!

I've been wanting to convert my living room into a bedroom, but I didn't know who to hire. I asked around and a lot of contractors asked for too much money, around $1,000-$2,000 just for a door installation. I hired Slavik because he gave me the best quote. He arrived the very next day to inspect my apartment and gave me a few options. Slavik and his team installed the door in record time and they did an outstanding job making sure it fits and functions properly. I couldn't have asked for a better job, plus the cost was reasonably affordable. These guys are the best! I'll be hiring Slavik as my trusted contractor for all my future renovations.

Guansito and his team were really great to work with. They were possibly the most responsive, punctual, and responsible team I have ever worked with. He responded immediately, quoted quickly, and completed our job in record time. (We were in a real time crunch and he exceeded our expectations in terms of his completion of the job.) He came back without complaint when there was a slight misstep (we share the blame because I was not there when a particular decision was made about how much rock to put in) and handled the matter professionally and was beyond fair. Came back out to assist us with sprinklers and again was kind, responsive, and thorough. Would highly recommend his team to execute any outdoor project. (We have a drought tolerant/succulent garden and I don't think design of this type of garden is their specialty, but they rose to the occasion and came through with flying colors.

Noel came and hung some picture frames for us last Thursday and we liked him immediately. Very friendly and he did a great job, our living and dining room now look great because of the professional job he did hanging all our family photos. Noel arrived on time, had all the right tools with him and was very easy to make arrangements with via text. The great thing was that he was able to come and do our job just a couple of days after he contacted me via Thumbtack and he was available in the evening during the week as well as weekends. All in all he did a fantastic job and we will definitely be hiring Noel again to do a few more jobs around our home. Thanks Noel.

Great job at a reasonable price. Joe and his team did a great job on our house. They were very considerate about the price and we are glad we chose them. To start with, we had a tight schedule where we were closing on Dec 31st and were planning to move in 4 days after. Joe agreed to finish one room before move in so that we have a room to stay in the house but Joe’s team worked through the New Year’s eve and the weekend to finish the work at an amazing pace and surprised us by finishing all the work before we moved in. We found very few things that needed touchups. Everything else was great. He helped us choose different options in the price given we were debating if we should go with accent walls for the entire house or not. He forgot to include a bathroom in the quote but he did not charge us anything for painting it. We totally recommend Joe’s team.

Justin mounted a large 65" TV for us in our family room. He was on time, reliable, knowledgeable, and very detailed oriented. He was able to complete the project with no issues. We will call Brian again for other projects that we have coming up. I recommend Brian if you want to hire an experienced, honest professional. He will be back to do more for us. His prices are very reasonable. We did paid Brian more than what he quoted us for his work, because it entailed extra things and he was very flexible with helping us out. Brian did an excellent job!!!

From the minute Richard opened my front door and told me he needed to take his shoes off or else he would track water and mud into my house, I knew we were going to get along great. He was close to prefect in managing a number of jobs I had on my list - some work in my bathroom, hanging pictures in my living room and my gallery wall in my dining room. Nice, professional, polite, effecient and respectful of my home. Would hire him again in a minute and will.

Right in time for New Years! I have a whole new kitchen, dining and living room, 2 remodeled bathrooms and a whole new backyard with a new deck, huge hot tub, and pergola. Eli and his team worked day after day and extremely hard to complete this project in the time I wanted. They did everything professionally and made my dreams come true. They took care of everything. I did not need to do anything at all, which is perfect because I wanted a company that would take care of everything. From the day I signed the contract, I knew what was going to happen weekly and always felt comfortable asking Eli or calling up the office to have any questions answered. I was never turned down or made to feel like I was being problematic (which I am sure I was!) but everyone there continued to impress me day by day with how thoughtful, kind, and clean they were. I really believe in life you get what you pay for, and with Eli and GMBC Construction, I paid and got much more then I actually paid for. The experience, and now the finished product is just fantastic. Thank you, thank you to everyone at GMBC Construction!

We hired Lifetime Remodeling in the summer of 2017 to do a first floor addition to our home in Millbrae. The project involved adding 400 square feet to our house, which included expanding the living room and adding a new bedroom and a new bathroom. It was wonderful working with Sam and his team at every step of the way. Their bid was very competitive compared to the many others I got, and the estimated time for completion (about four months) was much shorter than most of the other quotes. Lifetime's responsive customer service and attention to detail made our lives so much easier. Here are just a few examples of things they did to minimize our stress. When strong winds blew the construction fence over during off hours, they came out here quickly to get it back up and weigh it down with sandbags. When it came time to block off the parts of the house being demolished, they helped us move furniture and cover it carefully so that it would not get damaged or dirty during construction. When they needed to move the wiring for our internet access, they made sure to reconnect it promptly. The temporary wall they built was very sturdy and effective at blocking out dust, so we had no problem continuing to live in the house throughout the construction. Sam also closely inspected all the work and often caught adjustments to be made that I did not notice. For example, even though the interior painting looked fine to me, Sam decided that he wanted another coat. When we did point out other things that needed adjusting, such as leveling out certain fixtures, the team promptly fixed them. When I asked for a different design for our recessed lighting at the last minute, even after some of them had already been installed, Sam accommodated the request. Sam checked in with me often, so I always felt well informed about the next steps coming up and what I needed to plan for. This was awesome because I learned that it can be agonizing to pick out tiles, hardwood, hardware, etc. for a project like this, especially for someone like me doing it for the first time. It was also helpful to have Sam's recommendations for suppliers for the finishes and fixtures. We were really impressed that Lifetime finished the project pretty much right on schedule and with absolutely no cost overruns. To make this happen, most days, Lifetime had a team of two to four workers here by 8 a.m., and they worked steadily for the entire day. They also often worked on weekends. After Lifetime finished the addition to the house, we ended up also hiring them to do landscaping for our front yard and replacing our concrete driveway with paver stones. They also did a great job on this, and we are so happy with and amazed by how our house looks now. Remodeling inevitably involves many hard decisions and a lot of time, energy, and money invested by the homeowner! The last thing you need is a contractor who adds unnecessary stress, yet it seemed like everyone I talked to had horror stories about their contractors. We are so grateful that Sam and Lifetime made it a wonderful experience for us.

I used J.A. Services in two occasions. On the first, they furnished my SOMA tri-level loft as a furnished rental unit, and on the other occasion, they staged my loft for a sale. J.A. Services not only met my key requirements but also exceeded my expectations on both occasions. My key requirements were as follows. For the rental, I wanted a modern and comfortable living environment with inexpensive furniture that did not look cheap. For the staging, I sought to maximize the value received in the sale. For both, J.A. Services exceeded my requirements. J.A. Services also completed their work on a very tight schedule, allowing me to market my unit quickly. I very much appreciated J.A. Services and their excellent eye for designing contemporary, urban, and comfortable living environments.

I was having problems with my shower and asked around the local nursery moms for a plumber. Someone recommended the company Lemon Remodeling and Services. Several days after meeting with Assaf, one of their project managers, without feeling any sense of pressure, we had come together to redesign the whole bathroom. I still love it today! I have two young boys and so I didn’t have the time to fuss and look at design magazines or shop around for suppliers: all I knew was that I wanted something modern with clean lines that was functional and would still work within the designs of our period house. He had gained my trust so I gave him the go ahead to source the best quality products at the best prices. I saw he has experience so I didn’t question his judgment, suppliers or prices even once. All the sub-contractors he used for things such as plumbing and flooring were a delight, and I still use them to this day. Assaf himself was charming, trustworthy, talented and very creative. He was extremely conscientious, and left no stone unturned. He had super ideas and was very au fait with all the modern changes in the bathroom design industry. The bathroom continues to function efficiently since Assaf put it in place, and looks beautiful. I would have absolutely no hesitation in recommending Lemon Remodeling and Services.

We engaged Refresh and Build to help us completely remodel a bathroom and open up one of our living spaces by removing a wall. Not having a lot of experience with remodels, I was pleasantly surprised with how easy the whole process was. It has always been my dream to have a clawfoot tub, and Refresh was able to reconfigure our bathroom to make it happen. We had most of the finished materials selected, but we’re stuck on the last couple items so Sam, our project manager, made a few suggestions which turned out great. I hadn’t even considered a wall mounted faucet until he suggested it, and now can’t imagine the room without it! The crew was super friendly, clean, and most importantly, very skilled. Sam was very responsive to all of our questions, and really made the process much more stress-free. We couldn’t be happier with the end result!

After getting quotes from several contractors, I ultimately chose to work with Tom and Gal to remodel my bathroom. Tom arrived for the estimate with an easy going, friendly demeanor. He gave a positive first impression, giving an objective assessment of the apartment's condition and work that would be required for the job. The quote that was emailed later that evening was better than the rest by a significant margin. In the next phase of the project, I deal with Gal. All details of the project were agreed upon, including the scope of work. During the 14 days of work, I stopped by numerous times . Tom was friendly, hard working, and professional - he completed the whole project smooth and without any issues. After a final inspection, a few touch ups were required, but were completed on the following morning without question. The final results were very nice and clean. Tom went above and beyond by doing some extra work that was requested during the project. He took down an existing chandelier and installed a new light fixture in the living room. Due to poor design, the install was not as straight forward as it should've been. Tom stayed late with his team on the final day to finish installing it for me, which was very much appreciated. I highly recommend Tom and Gal - they are a great team, down to earth in dealing with people, and will come through on their word for your project.

Great contractor. These guys were working on our house for a few months and did a huge amount of work. Built an addition to the house, built a new bathroom, remodel kitchen, dining room, bedrooms, replaced all plumbing, sewers, gas lines, windows, hardwood flooring - everything. During all construction period Aldo was super responsive, helped a lot with his experience in materials and design, always managed his team to do work on time and with great quality. One thing that I'd like to point out specifically - his estimates were always detailed and accurate and he never asked for extra expenses. We're living in our house for almost a year now and we're happy that we worked on it with this guy, he is a perfect example of highly motivated professional who can do any complex construction project with pace, great quality and within budget. I would highly recommend to hire him if you want your home improvement to become a great experience for you and your family.

We needed new flooring in a rental house and found Gera on Thumbtack. We had previously removed the old carpets and had a clean subfloor . We had all the materials, Vesdura vinyl planks. Gera and his buddy finished the whole job in 1 day, about 800 sq ft of engineered flooring in the living room, kitchen, 2 bedrooms and bathroom. The new floor looks great! Gera was efficient and did quality work. My husband and I are happy with the end result.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.
