Clarence is part of that rare breed of pros who take pride in their work and value integrity. We hired him for regular maintenance, which he handled expeditiously, and he provided advice on lowering our heating and cooling costs. We had an emergency AC problem this summer and another company fixed it but also insisted we purchase a whole new system. Clarence assured us our units are working fine and that a few less costly upgrades would be beneficial. It's quite obvious he has a lot of experience and his main focus is customer satisfaction. For a long time we used major heating and cooling companies for maintenance and won't do that again. We are firm believers in hiring/patronizing small local businesses, and Thumbtack has made this possible. Thanks, Clarence. We look forward to working with you on a regular basis.

I had an outdoor spigot come loose from the hose bib over a weekend, and water was trickling in behind my hardiplank siding. Ben responded to my inquiry on Thumbtack almost immediately and said he could come out to provide a free estimate. Being a Sunday afternoon, I asked him when, thinking it may be an upcoming weekday. He responded "Now - I'm on my way!" I gave him my address, and he said he would be there at "1:56 pm," according to his GPS. Sure enough, he pulled into my driveway exactly when he said he would. Ben and his associate diagnosed my issue, offered a very reasonable quote, and jumped right into the work. He even threw in a new local cutoff valve for free. I then mentioned I also had an issue with overall water pressure in my house being too high (pushing 120 psi). It was an issue I had been putting off fixing, as another plumber recommended I replace both the Pressure Reduction Valve (PRV) to my city water intake and add an expensive expansion tank to my hot water heater. Ben explained that the PRV was my main culprit, and the expansion tank wasn't really necessary at this time. He quoted me another reasonable price (far below that of my previous plumber), then went out to purchase a part and completed the work - all in the same day (and on a Sunday, nonetheless!). Upon completion, Ben walked me through all the work that was done and made sure I understood how to maintain and operate everything going forward. I was thrilled to see my overall pressure to my house and general plumbing was now at about 60-70 psi, instead of the 120 it was running before. Ben saved me a boatload of future headaches with a quick and simple fix. Ben did an extremely thorough, high-quality job that was very reasonably priced. He's my new go-to plumber from this point forward. I will be highly recommending him to anyone in need of plumbing services!

Kris replaced couple of our 14 years old water heaters. Initially I thought about getting the heaters myself from HD/Lowes and just hire a contractor for installation, but then decided to go with Kris since his pricing included Rheem Professional series water heater, expansion tank, new ball valve, gas flex line, labor, code and also removal of old water heaters. He presented upgrade options for the tank but didn't upsell it. He has done a very thorough job and no surprises. Would definitely hire him for other plumbing needs.

The workmen were friendly, professional and hard-working. I would hire this company again. David Greene was very helpful; the only issue I had was that he didn't email me an estimate like he said he would. The guys just showed up and went to work on the list of necessary repairs. Partially my fault for not requiring that I see an estimate first, but we were surprised at how costly it would be. We had never had any plumbing done before so we had no idea what the charges would be or how long it would take to complete the job. They were here for eight hours, worked diligently and only took one break, for dinner, on their way back from the warehouse. Like I said, I'd hire them again because their work was excellent, but I'll make sure to get that estimate first.

I hired Andy to do some electrical work with hanging a light fixture in my closet where I was not certain the breaker for that closest ceiling had been successfully disconnected from my main circuit breaker for the house. He was very personable and prefessional at diagnosing the issue, and was quite skillful in getting everything installed and tested within only a matter of minutes. While he was at my home he went beyond the service I had hired him for, and helped me with figuring out a plumbing issue I was having as well. I plan to hire him again as soon as I'm ready to upgrade my bathroom faucets! I highly recommend his services!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

How much does it cost to fix a hot water heater?

Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400 or more. Water heater repair costs will depend on the type of water heater you have (tankless, electric, natural gas, etc.), the source of the problem, the cost for new parts, and labor rates in your area. Common water heater issues include problems with the thermocouple, thermostat, heating element and leaks. Most standard electric water heaters have two thermostats and two elements. One example for the cost to replace a bad thermostat is $185 for parts and labor. Replacing both the thermostat and the heating element could cost approximately $150-$200. The thermocouple is a safety device that senses when the pilot light is burning and signals the gas valve to close if the pilot light goes out. If your thermocouple is bad or corroded, the average cost to clean and repair it could be between $350 and $400. If your water heater has started to leak, it is usually more cost-effective to invest in a new water heater than to repair it, unless you’re covered by a warranty.
