Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

The team that Chris sent to our house were very hard working, professional and courteous. They arrived promptly at 8:00 when they said they would be there and were done with our roof later that same day. They cleaned up while they worked on the roof, so nothing was left until the end of the project. When they were done it was like they were never there, except for leaving us with a beautiful new roof. Thanks Chris... Sincerely, Mark and Mary

The customer service representative was patient and professional. The work crew was very conscientious about the job and cleanup and the roof looks great! When there was a cancellation, we had the opportunity to get the roof done earlier than anticipated and the crew stayed until the job was done and the site was very clean! Great job!!

Scott repaired the leak and replaced my entire roof in October 2017. In February 2018, my roof leaked!! I called Scott and he said he would come and repair the leak and the damage it caused. It’s been 3 weeks and after many phone calls and text messages, the necessary repairs are still not accomplished. Improvement? - stabs by your workmanship, honor your warranty and keep your promises on the appointments you make.

The job was done quickly and professionally. Chris (the owner) was a great guy and his crew worked hard to finish the job as they stated which this time of year is hard to do, you never know what kind of weather we are going to have from day to day. They did a great job on my roof and the clean was great when they were done each day. The cost was pretty much the same with other competitors but I like the way Chris handled himself and listened to us and what we needed and wanted done. My roof looks wonderful!!!

We hired Conrad for a roof replacement in December 2016 and were very satisfied with the work. The job was completed promptly and the quality seems excellent. We had an issue with the crew leaving some materials in the yard but those were quickly cleaned up when we let Chris know. They weren't the lowest bid we received out of the 3-4 estimates we got, but they were competitive while still using quality materials. We have a number of rental properties and will be using them again

I expect to revise this rating upwards when work is complete. Work started a little more than two weeks ago and went very quickly for the first week and a half. We had our roof replaced and will be having the gutters replaced as well. Unfortunately, they have a truck problem, and repairs are taking longer than expected. The roof looks great, and they kept our yard extremely clean during work, so their time off site isn’t a big deal - we aren’t stepping on nails or climbing over packs of shingles. The crew was very nice, and the work is high quality. They have communcated pretty consistently about when they expect to return, but we’re looking forward to completion. Update: the work is completed. The gutters went on in one afternoon. Communications about the delay were pretty clear. On the last walkthrough, the project manager, Kevin, noticed that the metal drip edge on our balcony was white and didn't match the brown trim. We’d noticed, but didn’t realize it was in error. Kevin had a guy come out and paint it using our exact trim paint to be sure it matched. The entire project did not go over budget (it was exactly as quoted), and it was invoiced promptly when the work was done.

I had the roof replaced on a house and garage that was my father's . It was an old house and required some extra work to complete the replacement. This was completed by a very competent crew. Once completed crap was removed. There was room left in the dumpster for scrap form other work I had done. I was allowed to use the dumpster for that. I checked on the progress each day and the crew was always hard at work until completion. I had checked with several other companies my quoted price with was more than competitive. Any additional cost was explained and quoted in detail. Once completed, the final cost was reflected in the original quote. I was completely satisfied with all aspects of the job. The personal contact after completion was the nice touch to the company professionalism I received.

The owner, Chris, is very responsive with his communications. If I didn't already know what to expect, any comment or text I addressed to him was answered quickly. His sales rep (Imad) showed up whenever he indicated he would and was very knowledgeable. The project manager (Kevin) kept me informed all along the way, and addressed any concerns I had. The job itself was first rate - only a couple of minor issues they promised to address. The crew worked tirelessly and was amazing! They also did a great job cleaning up afterward. To our delight, the job (a large hip roof) was completed in a day and a half; which meant less disruption to our lives! I would definitely hire them again!
