Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following lifespans for different materials:

Roofing material Lifespan
Asphalt 20 years
Metal 40-80 years
Copper 70 years
Clay/Concrete 100+ years
Slate 60-250 years
Simulated Slate 10-35 years

Source: InterNACHI

There are a variety of roofing materials available and appropriate for residential applications. When choosing roofing materials, it's essential to consider the look you want, your budget and the climate in your area.

Asphalt shingles are one of the most popular types of roofing materials because they are affordable and relatively easy to install. They come in various colors and styles designed to last decades if properly maintained. Asphalt shingle roofs also have a higher fire resistance than other roofing materials (like wood shakes), making them an ideal choice for homes in areas prone to wildfires or other natural disasters.

Metal roofs are becoming increasingly popular because they offer superior durability, fire-resistance and energy efficiency compared to traditional asphalt shingle roofs. They are available in various colors and styles, making them a good option if you want more customization options. Metal roofs also require less maintenance than other types of roofing materials.

Tile roofs are an excellent option for homeowners looking for long-term durability and multiple style options. Tile roofs can have great longevity with proper maintenance, making them an ideal choice for those who don’t want to replace their roof too often. Tile roofs typically cost more than asphalt shingle or metal roofs, so if budget is an issue, this might not be the best option for you. Keep in mind that tile roofs are often made out of clay or concrete — both of which are durable.

Slate roofs are known for lasting a lifetime, which means you probably won't have to replace this type of roof. Slate is durable, a curb-appeal booster and a favorite among homeowners. Just keep in mind it can get a bit pricey.

No matter which type of material you choose, make sure that you hire a top-rated professional who knows how to properly install your home's new roof. Search Thumbtack for roofing contractors and companies in your area today.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

What happens during a roofing inspection?

Roof inspectors are trained to look for signs of a failing roofing system that could lead to damage — especially water and structural damage. Your home's roofing materials may look great from the ground, but it's difficult to see potential damage unless you take a closer look. A roof inspector can do just that.

During an inspection, the professional will typically look for issues that may have occurred during installation and manufacturing. They’ll also keep an eye out for damage caused by normal wear and tear, as well as extreme weather events. They might also access your attic to see if there are signs of a leak in your roof.

Here’s a short list of common things a contractor will look out for during a roof inspection:

  • Damage caused by hail, wind, snow and rain
  • Missing, broken, buckling, curling or cracked shingles
  • Roof decay, rot, moss, mildew and mold
  • Rust around the flashing
  • Damaged chimneys and vents
  • Holes, gaps and punctures that could cause a roof leak
  • Water stains and ventilation issues

Hiring a roofing inspector prevents you from having to do the dangerous work of climbing onto your roof. Plus, inspectors know how to assess potential damage and determine the best way to repair your roof and prevent the need for more expensive repairs in the future. Start searching for a roof inspector on Thumbtack today.

When should I get my roof inspected?

Experts typically recommend that you have your roof professionally inspected at least once a year. But you also may want a licensed professional to inspect your roof during these circumstances:

  • You're buying or selling a home
  • You're filing an insurance claim
  • Before or after a contractor does major work on your roof

Search the Thumbtack site for experienced roof inspectors near you. You can contact them directly to set up a time to conduct the inspection, and learn more about their pricing structure and services.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.

    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.

Did a really good job on the roof. Stopped the leaks and was easy to work with

Very disappointed! The roof was supposed to have been completed in April 2022. I was ask to give a five star review when the roof was done…so glad I waited to write anything since we have experienced issues and reached out to Cory and he just doesn’t get back to us! 1st - Once the roof was done I notice there was tar or some substance on our skyline. I reached out to Cory he said he doesn’t know what happened and will remove it. I said that he can remove it when he installs the cap on our chimney once we added a lining to the chimney. Which brings us to the second concern… 2nd - Cory said if we give him the contract to fix our roof he will put a cap on our roof for free all materials include. When I reached out to him regarding putting a cap on the chimney he’s like do you have the cap??? I never purchased any materials for the roof nor was I expected to purchase materials for capping the chimney. We agreed all materials would be included! What a lier and a cheater! 3rd - Lastly and most concerning of all…since the roof was done there has been a hose dripping water from the roof which wasn’t like that with the old roof. We reached out to Cory so many times, he hasn’t gotten back to us, hasn’t come to look at the roof or inspect anything. I planned to wait until a cap was on the chimney and the skyline was cleared before writing a review…soo glad I waited! As of today when I’m writing this review, on July 21, 2022, the skyline still has the stuff on it, water is still dripping from the hose from the roof and we don’t have a cap on the chimney. The roof was supposedly ‘fix’ in April 2022 it’s been three months and we have been trying to get this fixed however they just ignore our texts and calls, VERY POOR CUSTOMER SERVICE. It’s disgusting, especially when Cory knew we have a newborn. Now we have to see if someone else can help fix the roof and find more money which we just don’t have! Please please know the 5 stars for Roofing Expects were likely asked to be written by Cory, the owner of Roofing Expects. BE AWARE and DON’T BE FOOLED like I was selecting this company because they had 5 star ratings. I truly hope this review helps you when finding a company to do your roofRoofing Expects, yeah right, what a joke!

I hired Angelo to replace our roof. He did an excellent job. Took 3 days and removed the old roof and put a new one. I highly recommend them. Make sure you talk to Angelo directly and not any of his staff as the staff may not give you much needed details. Angelo is the best, very professional.

I had a very old flat roof that had substantial damage and a 3 foot wide cracked sunroof. We called Prestige and they came immediately the next day and just through his professionalism and knowledge I could tell they were the right company for the job. It turned out we had over 3 layers of roofing and material on a house over 100 years old and we were overdue for new roofing. I asked Prestige to do the removal of old layers and installation of a new roof, a new 3 foot sunroof, and gutter repair with a very strict budget. They did an amazingly great job, beyond expectations in my opinion, and communicated with me and the homeowners in a warm friendly manner that took off the hard edge of working with such professionals. Thank you for your help again and again.

I recently purchase a property a year ago, and suffered storm damage from Ida. Roberto was very punctual and did an assessment on Saturday and completed the work by Monday at which point another storm came and the roof help up perfectly. The value was definitely worth it, and I’ve now hired him to come back and do the entire roof. You’ll definitely be pleased by the work.

I’ve had other roofers work on my roof as recent as last year and the fact that I needed a roofer this year says it all. Needless to say, I’ve been very skeptical about roofers. However, hiring American Brothers GC was the best roofing decision I’ve ever made. Give them a try – you can’t go wrong. I was very impressed by the roofing work they did for me. They were thorough, very professional and very accommodating. They went above and beyond to ensure the job was done right! I am so pleased that I’ve already decided to hire them for another job.

***misquotes and more bad stuff*** David quoted us at one price to completely strip away our old roof and replace it with a new one. On the day they finally started the job (which was over a month after they had collected our deposit) they ripped off more than half of our roof and then called me to say that the fireproofing was outdated and it was going to be an extra $6100. When I asked David why they had ripped off so much of the roof before calling to let us know about the increase in price, he said because you never know what you’re going to find. This still didn’t explain why more than half the roof needed to go before letting us know the fireproofing was outdated and our quote was going to increase by $6100. On top of this, the workers cracked our skylight in multiple spots in the process of removing the flashing that surrounded it. When the job was finished and we questioned David on the cracks he told us they had been there prior to them doing the job and he would provide the pictures he took in the process of building our quote as proof...he never provided the pictures. Secondly, if the cracks did exist prior to them doing the job, why were they not brought to our attention as part of the quote? We expected David to bring to our attention any and all issues with our roof as we were looking to do a complete overhaul...including cracks in our skylight (which we are positive were not there prior to them doing the job). Having said all of this, the roof does seem to be in good condition (not including the cracks in our skylight of course) and they did provide paperwork for a 15 year warrantee on the parts and 25 year warrantee on the there’s that.

The guys came out and estimated quickly, they showed up when they said they would and did a fantastic and extremely quick job for precisely what they estimated. I now have no birds pooping on my tenants balcony. They even assessed my roof and let me know of the general health (overall great roof health) and some things that might become a problem down the line. Overall a first class white glove experience! I will definitely be calling them first for any projects I have in the future!

Update Jimmy and his team are very unprofessional. He does not honor warranty agreements. Paid for additional work to be done to ensure I don't have leak issues, was still having leaking issues, he requested for down payments for more work to be done, he didn't show up to do the repairs, he did not refund my down payment. I hired another company and went on the roof to see big holes when Jimmy and his team stated the coated the entire roof with aluminum. Waiting for Thumbtack support to assist.

We have hired Angel for our roof leaking. He comes with a hi-tech analysis of video recording and explaining exactly where the problem is. He came in gave the estimate, fixed it, and followed up with a call to check. It did not get fixed the first time right, there were some more leaks, so he came in the second time, and he had no problem coming in the third time when there was slight amount of leakage left. But, he visited and fixed the roof without any additional cost. I will definitely recommend Angel for his services. Thank you Angel.

I posted a request on ThumbTack and within the same day, Bobby reached out. After conversing with him about the general scope of the project and my expectations, he came out to the property within 24 hours. Within 48 hours, I had a formal quote from him. Within 72 hours, he was working on the roof. My roofing project was completed within a week from start to finish. If that doesn’t spell out a “customer first” mentality, then I don’t know what does. Bobby is responsive, quick and customer oriented and he will work with you to find the right solution for your project. You'll have no regrets like me.
