Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

I've worked with contractors for my entire 40-year career and from experience I can tell you that no job is executed perfectly. Mark Viny is an honest man and made good on his promised efforts. His crew put a new roof on my 75-year old home in one day, including a tear-off of the existing roof. The roof looks great and he provided me with a 5-year warranty on the workmanship. And the few problems that came up during the execution of the work were taken care of expeditiously, because Mark was available throughout the day and took appropriate action as needed. I am pleased with the product and service provided by Mark and his roofing crew at Apollo Builders, LLC

When my neighbor saw the work Landmark did for me, they hired David Kidd for their roof replacement a week later. I will definitely hire Landmark for any other projects in the future.

Nate is everything you want in a contractor! He stayed in touch with me, never dismissed my questions or concerns. And as a single women he treated me like a client who had questions and concerns about her roof and not like other contractors that just wanted to know what color roof I wanted. I have already shared his contact information with family and friends. Thank you Nate Ulman.

Patched holes in garage roof and reinforced support beams inside garage. The guys showed up on time and were courteous and clear in describing their work. The roof patching seems great; we had a huge storm the next day, and there were no leaks. The price for the patching was fair, based on other quotes. The interior work was sufficient but underwhelming. They nailed up a couple of support beams. It appeared that the work took maybe 30 minutes. They charged $450 for this. I told them I was desperate to get the job done, so I couldn't protest the price. Overall, I'm pretty pleased, but I felt a bit taken advantage of on the interior part of the job, which I'd estimate was worth maybe $150. If you need patchwork on a roof, you can count on Vincent and his crew.

David Kidd from Biltmore Exteriors was the first one to contact me on 2/20. After the high winds that blew through Cleveland last weekend it tore off two shingles from my roof . David showed up about a hour after calling me and had the two shingles tack down and back on the roof in about a half hour. Thanks to David's quick response the rest of my weekend was worry free. I will definitely call David for any work I may need done in the future. Very Professional!

Nate absolutely saved me. I am a homeowner and single female, which means I am a prime target for unscrupulous vendors. My experience with finding a roof contractor was horrendous and even involved the theft of a downpayment. Nate's response was almost unbelievable. He not only spent more time on the free estimate than any other contractors, he followed up with more information about the job--including arial views of the roof that explained things like how different pitches would require different work. He is honest, fair, intelligent and honest (it's worth saying twice). His crew is thorough and thoughtful, even to the point of helping my special needs brother navigate the debris from the first day's tear-off. I simply cannot say enough about their work. If you need roof replacement or repair, this is the company to use. Thanks, Nate!!
