Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

After speaking to Alex, he came by the next day and had the project scoped and quoted the same night. He then came by the next day on time and had the roof cleaned per schedule. Super efficient and the roof looks great.

Despite MANY unforeseen problems, they accomplished the roofing project in spite of material procurement time problems, temperatures cooler than expected slowing curing time rates. We would HIGHLY recommend them to all. They also left the worksite CLEAN after each days work too. They provided a fair bid with good advice as to how to make the roof more durable in the future. We will have them replace the roof on our own house when the time comes in a few years. The roof they replaced was a very small but very worn out 60 year old flat roof on a laundry house for a tri-plex we mange in Hillsboro, Oregon. We also wanted to show some before/ after pictures as well.

Had a roof leak. Osvaldo showed up on time, quickly identified the problem and applied the fix. Also cleaned gutters while here, in cold wet rainy conditions without complaint. Happy with him and recommend him to others.

Lohner Construction did a fantastic job on our roof. They were very responsive and answered all my questions. They were easy to work with and always respectful of my time. We got a few other bids to compare and Lohner came in at a better price with a better warranty and better quality of materials. Some bids we had came in close to the same price but they then told us that there would be additional charges for the steepness of our roof and any sheets of plywood that might need to be replaced. Kado and his team did a quality job and it only took 2 days. They cleaned up after themselves and actually left my porch and patio cleaner than they found it.

Giron was professional from beginning to end. From the first meeting to the scheduling and completion of work they were efficient, punctual and did excellent work. We had a very wet March and had to wait for a dry day to remove the old roof. As soon as one presented itself they were here first thing in the morning. The clean up afterwards was beyond reproach. Not a single bit of debris was left behind. Highly highly recommended.

Summary: We found a roofer whom we will always call in future for our roof issues. Long Version : We had a water leak under our solar panels. I shared pics of the attic and the leak with Ryan and he agreed to come over. After he inspected the area, he was pretty sure he found the root-cause of the leak and went about fixing it. I also asked him to build a perimeter around solar panels so that squirrels cannot make a nest on the roof. The leakage did not stop and I informed Ryan and he immediately responded that he will come over and re-check. Again, he was fairly confident of the issue and attempted to fix it. It was on his third trip, when the Fix worked and no leakage since last 6 months. It was a difficult job as the area from where leak was happening was covered by solar panels and tricky to inspect. But, Ryan never showed any frustration and always worked on the problem smilingly. He also did not asked for payment for his later trips, but he came to our place from 20 miles away and therefore I compensated him

We had an unexpected roof leak that Kris’ team was quick to assess, gave us a few options to solve it best, then remedied it next day. NZA communicated to us the entire process, making us feel valued and in the loop. They went above and beyond the original scope, cleaning up our yard debris on our patio as they cleaned their own debris. They were professional, polite & did an excellent job maintaining relationship while maintaining social distancing. We will absolutely be calling them in the future.
