Ed and the guys came to my house to check out my porch that needed to be painted. While they were there I showed Ed a couple more projects I had (painting the basement and power washing/painting my garage). Ed and the guys at ER took on all three jobs and scheduled promptly. They showed up the next available day and got right to work. They continued to work on each portion of the job until I was satisfied and gave me a very fair price. I would recommend them and wouldn’t hesitate to call for their services again. Good job guys and thanks.

We hired Bob to demo an odd room with a roof that was built in the middle of our loft. He’d estimated that it would be a two or three day job. As demos go, it’s hard to tell exactly until you get into it. Unfortunately, the structure was built to withstand a hurricane and was a much tougher job than expected. Everything was excessively nailed and had to be pounded out piece by piece. Yet, Bob finished in two days with everything hauled to the dump and the work area cleaned. He was on time and courteous and worked around my schedule. Before he could do the demo, we had to have the sprinkler system rerouted, and Bob was very accommodating with our start date. A hard worker, and I’d highly recommend him.

Dave and his crew drywalled our entire basement plus fixed several areas in our house that we had tried to do ourselves. Their work was excellent. Not only are they neat and clean up after themselves, they are timely and honest. Outstanding!

Sean was courteous and prompt. He and his crew came out on a very cold day to clean out an unheated basement of construction debris and other contents as well as household items within the home that had accumulated over a 50 year period. They got the job done quickly and at a rate that was quite reasonable.

We have been using K&S Remodeling for over a year to do various construction and maintenance and have been extremely happy working with them. They did a major repair of ice damage from the winter of 2015, they built a large 3 bay shed, the rebuilt one of our original 1920 outbuildings and then they remodeled the kitchen and bath of our 1870's farm house. These projects all entailed some serious construction/reconstruction. We had to remove an exterior wall, shore up the supports in the basement, and install support beams where we opened up exterior walls. All the work was done diligently with an eye towards perfection at each step of the process. Not only would I recommend them to my friends, I fully intend to use them for more projects.

We had Victor and Bay State redo our master bathroom. They did an excellent job and communicated what was happening each day on the project. Everything from the plumbing and electrical to the tile work and fixture installation, paint and woodwork was beautiful. Next time we need a contractor we will hire them again.

Dustin was outstanding!!! I had such a weird basement that needed to be finished. He was so friendly and understanding with all of the "dumb" questions I had. He was efficient and used great communication throughout my project. Any little details I had questions about he would find a suitable and affordable solution. He really was out to help me and not out to just get paid. It was comforting having a contractor that really was there to help YOU out! We were so pleased with the result and everything that Dustin did for me and my husband as we really needed a great job done which is exactly what we got!!! Great prices and someone you can trust!

I contracted with Homekore to finish my 1000 square foot basement in my new condo. They did a great job and finished it in the time span that I was told. They handled the whole job, including plumbing, electrical, plastering, and painting. I would definitely use them again and recommend them to my friends.

Mike was GREAT! He was incredibly responsive from our first plan for him to visit my home to see my basement refinishing project. I really liked that he was flexible with thinking through and pricing out options. His pricing was transparent and very reasonable. Most importantly he arrived on time, completed work according to the original timeline and did a really nice job creating an inviting space in my formerly unfinished basement. I will look to use him again for other contracting projects.

I hired Ed Wallace to renovate my basement in 2012 which included reframing walls, building a faux bump-out to camouflage a cement beam, installing new drop ceilings, demo-ing existing bathroom, and install all new tile (walls and floor), as well as new fixtures and lighting. He also did all the finishes, and trim, including installing wanes-coting, staining and painting. He used one assistant and was extremely neat, clean, and reliable. The quality of his craftsmanship was top among the best I ever received from a contractor and he is delightful to interact with. His price was fair, and he completed his work on schedule. He even went out of his way to exchange/return all the left over tiles in the Bronx. He gave great advice on some of the design and materials and especially appreciated how much pride he took in the finished product and his work, and followed up to make sure I was happy with everything and to remind me he will come back if there are any issues. I would definitely recommend him and use him again myself should I do additional work in my home.

Very professional, worked hard, always concerned about noise and cleaning up after each day of insulating our attic with spray foam insulation. As a general contractor Martin was also able to remove 5 attic vents on a high roof (2 were large, motorized vents) and then patch and feather in new architectural shingles before insulating the underside in the attic, that was a big plus to have one person able to complete two very different jobs in terms of price and scheduling. We are hiring him again January 2015 to renovate our basement which will include construction of a high-end spa bathroom since he can do all the work that entails as well as being experienced in glass installation for the new shower. Martin brings a variety of necessary skills and experience to everything we've discussed with him so far, he's also a former structural engineer, making him perfect when hiring a contractor with his breadth of knowledge.

Brian did an amazing job. He came by and gave me a very reasonable quote for the job, and got started shortly after. He's always very responsive by calls or texting. I would definitely reccomend his service for any project you may have in your home. I have contacted many carpenters for price comparisons and had dealt with a lot of unprofessionalism throughout this basement project of mine. Finding BLC drywall was 100% the best thing that has happened through it all.

Frank has been my go to guy for any construction project at my house. He finished my basement and did tile work in my kitchen. He is very meticulous and a very honest guy. I was so impressed with his work that we went back to him for the rennovation of our bathrooms.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
