I contacted multiple contractors for major home renovation in Pearland. Out of all those Juan Perez JLD services stands out. He took his time to explain everything, provided me with places to buy material at wholesale prices and did a great job. I had Blast build a custom accent wall piece for our Master bedroom. I had the pattern drawn out in Autocad with dimensions and angles to help aid the work being done. Blast did a great job turning my design on paper, to a work of art on our wall. My wife and I were very happy with his work. I would use his services again on my next project.

It's my first time using SWS. I posted my project on Thumbtack for Move in/Move out one time whole house cleaning and I awarded the project to SWS among 4 bids I received based the good reviews and the competitive quote (not the lowest but better than I paid for the same kind of job before). The house is a recently vacated rental home and just had new laminate and tile floor installed so the house is dusty and soiled.Their team showed up on time and did a fair job. Like other review said, they are not using strong chemical so the tough water stain (soap gum) on the shower door could not be thoroughly removed. The new laminate floor was cleaned well, but the new tile floor had residual dust in the form of mop trails (I guess because of the heavy dust it would require a couple of more rinsing and changing dirty water). The manager Mark is a great communicator and customer service guy. He offered to come out the next day to redo the work to address our concern but because we wanted to put the house on the market the next day so my wife decide to finish it up so that we could take picture of the house. Overall I am happy with the service

I feel relief after a period of looking for a pro that can install my TV for me and assemble my furniture. Adan responded to my custom request for help removing the glass panel in my oven so it could be cleaned. I'd seen some videos on YouTube and it looked like a fairly complicated process. Not to mention what a pain it would be if the glass broke. Adan and I traded messages about the project. I was satisfied that he had the skills and knowledge to help. He was able to come by the same day. The project wasn't as difficult as I feared but I'm really glad that I hired Adan to do it. The oven door is cleaned and reinstalled. Looks great! Thank you!

I didn't have the budget to get new countertops cut and installed, so I decided to reuse the Quartz countertops that were in place before Harvey. I purchased cabinets for my kitchen and began mounting them in myself. The sink cutout was not centered on the drain line but instead several inches to the left of the drain, which I mistakenly forgot to account for when ordering my base cabinets. The time came to get the countertops installed and after measuring the sink cutout, I realized the only way it would fit would be to extend the countertop several inches to the right, so that the sink base cabinet and countertop cutout were centered with the sink. My solution was to use the thin 2 inch wide strip that was attached to the wall behind the oven. I got in touch with Victor at Brandstell and he sent someone over to assess the situation. The young man came and measured and remeasured and realized the same problem I did regarding the sink cutout not being centered on the drain line. I shared my solution with him and he retook the measurements and decided it would work! Several days later the same young man (Marco) and another coworker arrived and got to work cleaning the dried adhesive off the old counters. They proceeded to do an extraordinary job of cutting the extension piece to appropriate size, even including the complicated bullnose. They glued everything down to the base cabinets and the end result was beautiful! I had received several quotes from other installers and the prices were significantly higher, not including the cutting and attaching of the extension piece. The price given to me by Brandstell was hundreds of dollars lower and their quality of work was excellent!

Anybody with a roof deck or balcony knows the problems that can show up. Mine was rotten, and had serious issues related to the original construction. Jack fixed them and made mine much, much better than it ever was. He turned a sore point of the house into on of the best. Carpentry, water sealing, aesthetics - all top notch. He takes pride in his work and takes no short cuts. Jack will be back to my house, for sure, to complete other projects.

Fantastic job! My family and I are so pleased with the work Immediate Painting did to our home! I highly recommend them to anyone looking for a painting company. A couple of the other companies were basically construction companies trying to subcontract that work out for cheap. Eric and his team specialize in painting only and it showed. My wife and I were interested in building a custom loft for our ten year old daughter. Space is at a premium in our Houston home and the slanted ceilings in her room made it difficult to find anything over the counter. Philip did a fantastic job of understanding our needs and built a beautifully designed, extremely solid loft. We would highly recommend him for any custom project in your home. Jeremy and Oliver did an amazing job from start to finish for our master bedroom and guest bathroom remodel. At the proposal phase of the project, Oliver provided 3D models of the renovation to give us a realistic idea of what the final results would look like. He worked with my wife and me to develop a scope of work that met our budget. Their subcontractors were very professional and did everything possible to keep everything as clean as possible. I was especially happy that Jeremy checked with me daily, either in person or by phone, about how the project was going and to keep me updated about the work schedule, As expected with the remodel of an 19 year old home, they ran into some unexpected problems. Jeremy discussed them with me and provided me with all available options to overcome them. The finished project is beautiful and completed on schedule and on budget. Jeremy went over and above what is expected of a contractor to ensure that we were happy with the work performed. I HIGHLY RECOMMEND Twelve 12 Remodeling and Design and will use them again for any future projects.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
