The initial problem was several connection leaks on the house water main line. There was a house shut-off valve, a T-bracket, and a hose hose bib all within 12 inches of the copper water line. My wife made a serious mistake - and explained the leak problem to a neighbor. He immediately said - "Oh this is easy. I can do this, no problem." About 8 hours later, he finally admitted he couldn't do the job - and destroyed a lot of expensive plumbing fittings. No water AND it was 9 PM. The wife came raging at me and dumped the problem in my lap - no water in the house. I connected with Kevin, explained our desperate circumstances (no house water) and asked (no, I begged & pleaded) for his help. He made sure we had provisioned for drinking water (yes), and promised to show up after his scheduled appointments. (Unbeknownst to him, that job was tougher and more difficult and took him longer to complete.) A concerned call to check on a possible arrival time indicated that he would keep his promise to make sure we had water today. It was dark when he arrived, and with the help of several light sources, was able to restore life-giving water to our home. ;-) And, during the job, had to solve several pipe problems caused the the fool. What a great fella - he and his son together worked to save us. You need something done? Work with this guy - he has decades of experience in making things go right! He is a super hero!!!

We originally met with Arisel to discuss installing a few electrical outlets in our new home. I had some other larger projects in mind that I ran by him as well (expand a doorway, painting, reno of one of the bathrooms). After talking with Arisel I asked him to give me a quote for everything and we ultimately ended up going with him for all of the projects. In the midst of the work we ran into some other snags, including a huge plumbing issue. Arisel was able to help us with this, again at a pricing that was hard to beat. Overall Arisel was highly competent, friendly, and hardworking. He stayed until the late hours of the evening on a few occasions to make sure that the job was done. I highly recommend working with him and his guys. We had a great experience.

Jose did a great job! Another plumber had come to my apartment to fix my clogged kitchen sink a few days before, but my sink was already clogged again. Jose was professional, punctual, and super friendly. Most importantly, he was incredibly thorough and solved my problem. He also made sure to explain the issue to me clearly. I would highly recommend hiring Jose for your plumbing needs! Thanks, Jose.

Ronnie and team replaced my kitchen faucet same day! He picked up the faucet of my choice at Home Depot and replaced it within 30 minutes. Wow. Just wow. You can't beat the price. I got several quotes from Thumbtack and Yelp, and nothing came close. Ronnie also responds quickly with the thousand questions I had. Ronnie is definitely my go-to for plumbing.

Max fit in an assessment of our water heater late on a Sunday. He showed up early the next morning ready to replace it, and he gave us a very fair price. I also like supporting a local business! We will call Max again when we have plumbing issues...hopefully it won't be for a while though!

David was amazing! He scheduled a time to come to our apartment, and showed up on time (none of that 1-3 hour time window that companies love to do). He took a look at the piping, and took the time to explain to us all our options, as well as what work we need to do, and what we could optionally do to make our plumbing better, very clearly differentiating between the two. Now, we live in an apartment building that has atrocious plumbing, and doing any work on pipes is a terrible experience. David was willing to work through all of this! I highly recommend his services. He's prompt, polite, and knowledgeable, and very willing to work with you.

Ganzo did an amazing job starting with measuring and assessing the work very well. Even without knowing whether I'll give him the job, he spent 30 minutes to assess everything properly. Cost was reasonable. I am already assigning him another job.

Amazing amazing experience. Arrived on time. Super friendly. Less than half the price of the other quotes. Explained everything. Went above and beyond what I asked. This is BY FAR the best plumbing service I’ve experienced in SF and in the US. Highly highly highly recommend. So happy with the end product. My shower has water pressure again. My faucet is not askew anymore and on top of all that regained water pressure. 5 stars all the way

I needed to replace the valves in my laundry room and fix a leaky shower head. Valentino from Deals on Wheels Plumbing reached out with his phone number and agreed to come in the very same day. He arrived on time, looked at the issues, quoted a fair price up front and completed the job very efficiently. Valentino is very personable, friendly, professional and I would definitely hire him again for any plumbing needs.

I have a relatively complex radiant heating system with a circulating hot water system as well. The work I needed done was some straightforward plumbing but all plumbers I'd reached out to turned me down due to the radiant system. Clay and Mark replied straight away and came as soon a they could. Not only were they unfazed by the system, they fixed my problem, showed me how I could have done it and then stuck around to make sure all the components were working correctly. They were professional, helpful and did excellent work. I will definitely use them again.

Marvin originally allowed a 2-hour block for the sewer clean-out, but got it done in one! A personable guy, he knows the business. He communicated clearly about other plumbing questions (the toilet flange did not need replacing), and told me what to watch out for. He inspired such confidence that I'm having him do a follow-up inspection as well.

I was apprehensive about calling a plumber when I noticed a leak. I called a few companies from google search and they were either busy or quoted crazy prices. D's plumbing responded to my post on thumbtack, showed up quickly and then worked really hard for 4 hours in the heat to diagnose the problem. He had to cut through walls, climb over washing machines, etc. Throughout the time he was patient, respectful and in general awesome. If I could leave a 6 star review I would. The price he quoted after the work, actually felt like much more than a bargain and I added a 30 percent tip. Thanks so much for your help. I'd highly recommend.

I had a plumbing problem that had been plaguing me for over a months. I had four plumbers come and take a look at the problem and only one - Selvin - figured out what the problem actually was (and it turned out to be much simpler than what all of the other plumbers were suggesting). I would strongly recommend Selvin for any of your plumbing problems.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

How much does it cost to fix a hot water heater?

Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400 or more. Water heater repair costs will depend on the type of water heater you have (tankless, electric, natural gas, etc.), the source of the problem, the cost for new parts, and labor rates in your area. Common water heater issues include problems with the thermocouple, thermostat, heating element and leaks. Most standard electric water heaters have two thermostats and two elements. One example for the cost to replace a bad thermostat is $185 for parts and labor. Replacing both the thermostat and the heating element could cost approximately $150-$200. The thermocouple is a safety device that senses when the pilot light is burning and signals the gas valve to close if the pilot light goes out. If your thermocouple is bad or corroded, the average cost to clean and repair it could be between $350 and $400. If your water heater has started to leak, it is usually more cost-effective to invest in a new water heater than to repair it, unless you’re covered by a warranty.
