Brian was great, all of the other roofing company's had unrealistic min service calls (my repair was not a big one), Brian had great commutation, was early, and did even more than we agreed upon as I did not understand the extent of the damage and declined to charge me any more money for the extra work... Super fair price and great personality. I would highly recommend Brian if you are looking for honest fair pricing and a quality job.. Very satisfied... Thanks Brian :)

Needed repair of a 14 X 22 feet flat roof. Bryan was outstanding, meticulously tearing off old roofing membrane, replacing two pieces of rotting plywood, and then carefully laying down new TPO roof covering. He had to remove parts of our yard fencing, but was thorough in re-fastening the boards. Bryan cleaned up completely after himself, leaving the roof and yard in spotless condition. He did a great job, explaining what he was doing and providing options along the way.

Diego responded right away and gave us a very reasonable bid to do our roofing project. He and an assistant were able to start within a few days of the bid and did a good job. I highly recommend D&C.

Sound Pacific completed a re-roof on a house I've owned for years. It was an old torch down and now a 30+ year TPO membrane roof. Michael Hedgecock and his crew know roofing. They did an excellent job.

Cliff cut soffits and replaced vents in our roof. We had very hard time getting roofing contractors to come out and assess the work as we are in peek roofing/rainy season. Cliff gave us a reasonable quote below the cost of other roofing contractors and completed the project in less than a day.

Very quick to engage and get the job started. Fabio did excellent job on the drywall. Started on weekend as we were on a tight schedule. Drywall is perfectly flat. Texture looks great. Paint work is great. No flashing, no issues at all. I've seen a lot of drywall and paint work before and these guys are the best. Will definitely hire again.

Elias and his team did a great job with with what started as a drywall repair and turned into a whole house remodel after seeing their quality of work, attention to detail, timeliness and willingness to do whatever it takes to meet your expectations. They do it all - I had them install vinyl flooring, tile a shower, re-finish kitchen cabinets, install bathroom vanities including plumbing & remove popcorn ceilings and paint the entire inside of the house. Elias managed it all and was my single point of contact throughout the whole process. He was not satisfied until I was completely satisfied. I look forward to working with them again.

I had hired a different contractor who started job and bailed. Brian at craftsman construction saved me! I had them convert garage space into a bonus room. They also did a lot of sheetrock and sheetrock repair plus the entire house finish work/trim and painted walls and all doors. They did an impressive job, I would highly recommend!

I just wanted to thank you, Daniel and the rest of your crew for doing such a wonderful job on our roof. The labels were removed from the skylights and I have included them with the other roof documents we are passing on to our son and daughter-in-law. In addition to removing the labels, your employee cleaned both the outside and inside of the skylights! Your company has consistently gone above and beyond what we requested and we want you to know how much we appreciate the pride all of you take in your work and the professional manner you have always shown in your dealings with us. Thank you again for your wonderful service.

I had my roof replace a few weeks ago and these guys are amazing. They have a very professional and polite crew, they do their job efficiently and they left the place as if no construction was made. It was very clean. And I love the work they did on my roof. It is amazing! I highly recommend Roof4Life!

Hire this guy. I am a General Contractor and after dealing with several flakey roofers, I stumbled across Lance here on Thumbtack. Lance is an excellent roofer and his prices are good for the budget. Lance and his crew even tried to roof my project 9/12 pitch in the snow. He really put forth a great effort and does what he says. Can't say enough great things about Rodby Roofing

The job was a tricky, high roofing job. He not only completed the job to my satisfaction, but did a couple of things beyond my expectations and included them in the job. The work was done within the necessary time period, clean up was completed on schedule and within budget. There were no extra costs. James Luster was great to work with, and instead of finding reasons why something could not be done, he figured out ways to do it. Safety of his men was always a consideration, as was his concern for our house. The people he employed were experienced, knew their job and were respectful of our home. I would heartily recommend Dog Construction. Peter D.Snow

roof cleaning & moss treatment

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.
