Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Drew from Wolfpack responds to my service request to install dryer vent cover on the roof. He found that the roof cover is actually blocked by the dryer lint. He hand cleaned the dryer lint free of charge, and recommended dryer vent cleaning service to fully address my issue. Thanks Drew!

Dustin arrived on time on a Sunday after my call the day before, related to a leaky roof. He spend almost 1h30 inspecting the roof and gutters. He came up with a very thorough diagnostic, and showed me precisely what was happening. He gave me a quote that seemed fair. Unfortunately this did not fit my budget at the time, so I did not deal with Dustin. I proposed to pay him for his time and advice but he refused to take a single dollar from me. I have to say that I was very impressed with his reactivity and thoroughness. I highly recommend Dustin and will absolutely call him again when the time is right for any roof or gutter job.

He arrived when he said he would and quoted me a fair and reasonable price after looking at my roof. Other contractors quoted 3 times the price sight unseen.

I worked with Jason Dominguez from KAS Contracting. Jason is a KAS job supervisor specializing in roofing. Jason was VERY! good! to work with. He was courteous and respectful to a fault. He has a long history and a lot of experience in roofing. He very clearly explained the problems, what needed to be fixed, and the best way to fix them. Jason is a very friendly fellow and very easy to talk to, AND! he listens to you!! The work was done promptly and everything was cleaned up afterword. I will be keeping KAS Contracting on my short list of contractors for future work...

Had two quotes on replacing shingles on roof. LOA’s quote was half the price of the other roofer. Work was done on time and it was high quality work. I haven’t had much luck with service people in Austin but these folks were the very best!!! I would highly recommend these roofers!

The rep spotted the leakage problem quickly, explained it in lay language, gave me what I consider a fair price to fix it, came out a few days later and repaired it and several other roof issues. Of course I'll have to wait till the next rainstorm to be sure he fixed it, but I'm confident he did! And the work is guaranteed.

Mr. Barillas did an excellent job sealing a leak in my roof. Rain was already coming in through a hole in the living room ceiling, and he saved the house from what could have been lots of damage. He was prompt, diligent and cleaned up every bit of debris. I would most definitely hire him again.

I had some ideas for some urgent roofing repairs including a section of my gutter that was hanging loose. Eulalio responded almost immediately to my posting and came promptly the next day to assess the need and give us an estimate. He gave me an excellent price and began the repairs immediately. Finished in a little over one day and did an excellent job.

Geronimo wasn't first to give me quote but when I reached him after the first company fell through he came out same day that I called him. He even worked on it during the evening after a long day in sure. When I went up on the roof after he was finished, I can't even tell where the damage was! Very courteous and professional work. Will certainly recommend.

Justin did a great job for me in patching up damaged caused by squirrels. It was in kind of a tricky place, but his work has held just fine through all this recent rain. He came out quickly, gave a reasonable bid and did the work shortly after I accepted his bid. He is now my roof guy and is helping me track down another location where squirrels are getting in.

Beware!! Bait and switch operation! , They will quote a price and after you have paid the 50% advance they will switch the price on you and increase the quote significantly , Saying we measured wrong and and then prices have gone up, this has happened to me and for my friend. (so it is not an isolated case) this is their mode of operation. responses are very poor never answer to the point of the question , Voice mails will not be returned and you are stuck with them as you have paid an advance. I have two houses they are changing roof They started a work on one of our house and said we need addition $700/ as there was some rotting wood and need to be replaced and we will charge only for supplies, Not sure what wood costs $700/- and the sad part is the rotting wood is still there , Unfortunately I was out of town last week and could not check on the work , I came yesterday afternoon and was shocked to say the least. The second house they started the work almost a week ago and yesterday I went there and their crew are all taking a nap under the tree and very little work has been done. I left a Voice mail and text and no response . BEWARE , Don't engage these guys
