Superior Exteriors came in with the most competitive bid when I posted for a gutter cleaning service on my two-story house with a high roof with wide eaves. The next closest bid was $20 higher even after negotiations with that company that I had a lower bid from Superior Exteriors. Within a few hours, I was communicating with Superior Exteriors and scheduled for cleaning later in the week. They also suggested I should use their gutter guards product. I asked them to see a sample and they came the next day to show me a sample before agreeing on the install. They came in on a Friday to complete the cleaning and install and worked hard on getting half of the work done (it was 95 degrees out so it was quite hot to be up on the rooftop). They said they would be back the next morning to finish the work as they wanted to make sure it was completed in a timely manner. They even took pictures of the rooftop install and sent them to me so I could see what it looked like from up there. This is a dedicated small business that's willing to go the extra mile to make sure the consumer is informed and taken care of throughout the process. Their prices are very reasonable and you can tell that they take pride in their work.

General Roofing did a outstanding job with my tear off and reroofing project. There was great communication, attention to detail and they were extremely polite, courteous and did a great clean up job. They used top of the line materials and went the extra yard to do the job right. Look no further and use General Roofing! I would highly recommend them to family and friends.

Fred came into my world when our home was caught in a deluge, a freaky storm tore up our roof and flooded our lower level. What a mess! Our whole family was forced to leave the home while the scavengers pulled out the entire lower level to include heating and air conditioning, washer/dryer machines and so much more. Fred was the only contractor of over twenty that we had to deal with who understood the pressure we were under. He took his time to explain everything we needed to have done with him and how he was going to do it. We so appreciated his manner and the work was done as specified. Since then, have moved away from Illinois and wish the contractors here were as sincere as Fred.

First Response Roofing came out to view the roof very soon after I made the initial contact. He took photos and was helpful in explaining the damage and in noting the coming snowfall which would make work difficult. We managed to beat the snow in spite of having to track down 4 Condo Board members to get approval.

We are extremely happy with our new roof and gutters. Having personal experience in dealing with contractors, I have learned over the years that they always seem to promise you more than they deliver. This is not at all the case with Tip Top Roofing. Tom and his crew delivered on everything they quoted. Our questions and concerns were always addressed in a timely manner by Tom or Jeff. They were very professional about keeping us informed throughout the process. The roofers and gutter installers worked extremely hard and treated our property with care. Clean up was great as well. We would highly recommend Tip Top Roofing! Thank you for a job well done! P.S. We cannot forget about Sharon in the office; she was so helpful and pleasant to deal with!

Adam and his team did a great job. They tore off two layers of old roofing, removed my chimney because I didn't need it anymore and installed a roof vent. Adam was more than wiling to work with me on matching the garage roof. He used excellent quality shingles. Everything was cleaned up extremely well. I am hoping to have Adam and his team back to install siding on my home. I have confidence they will do the best job.

Sam came out on time and checked out the roof on our RV, he was very nice and gave us a fair, and honest quote. He was even willing to work with us on the payments bc my husband and I are on a shoestring budget. These guys were great and I highly recommend hiring them for any roofing project you might have. Thanks again Sam! - The Bibbeys

We've called Xpert Project twice now for roof leaks and have been very happy with their service. In the first instance, we called about 15 different roofing places looking for someone to troubleshoot and fix a leak. Of those, 10 failed to answer their phones or return calls. The others didn't seem interested in a small roof leak or weren't going to be able to look at it for a couple months. One of companies that was booked up actually referred us to Xpert Project LTD, and Jan was at our home literally the next day to fix our leak. In our more recent call he arrived on the same day within a couple hours of our call. In each visit, Jan took pictures of what he found and made recommendations. In both cases, he got the work done quickly at a reasonable cost and did a high quality job. He even reattached a two story downspout that had fallen off, a second that was about to fall off, and pointed out where a bird was building a nest in the soffit. We really appreciated his fast response time and attention to detail.

Happy! with the service. Good Job. Nicholas came out right away. I had a roof leak and some shingles blew off my roof. I gave Nicholas and his dad the permission to do the work. They went right up, and replaced my missing shingles and Stopped my Leak and gave me a warranty. Price was also reasonable. Would definitely recommend Reliable Roofing.

We hired Steamatic for some drywall repair and painting as well as carpet cleaning. Alex and his team did a great job on the drywall and painting. They were able to match the texture that was already there and we were very pleased with the finished look. We were also very happy with the carpet cleaning.

Luke came out to estimate the job and unlike others he was on time. He never pushed and made sensible suggestions. He followed up, again on time with roofing choices. He scheduled a date to start the job and again showed up on time. The job was completed on schedule and followed up with a personal inspection. I will recommend MegaSolutions to anyone who needs their services, a painless experience. A great company.

All Weather Roofing did a great job meeting their customer needs. Pete especially was extremely prompt in getting back to my phone calls and questions, and he rearranged many schedules to get my roof fixed as soon as possible. The company offers a 7 year warranty for their work which was super attractive, and Pete gave us a lot of information about the types of materials the company uses, and how those materials are the best in the business. Our roof got fixed quickly, we have the reassurance of a 7 year warranty in case we need other work in the future, and the customer service of Pete couldn't have been more top notch. I highly recommend them for any roofing need you have!

This is my second experience with Toutant Home improvement. Both times were absolutely worth it. First was new roof, the second new fence for my property. both times Eric and his crew demonstrated complete work ethics in the area of quality, value, and professionalism the price wasn't bad either. I'm so happy I found someone trustworthy to do all the jobs I've been putting off. Pam Lorentsen

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
