Thumbtack, leading up to the job the owner, who is Ed explained our options for our attic as we recently had a roof installed and **** Roofing left us a mess. Ed recommended new R30 to satisfy the code for the winter and now it looks brand like new. Ask for Luis the GM -c

I couldn't have been happier with Jeff. He was incredibly thorough, even noticing some rust on the roof I never would have seen. He took before and after pictures, so I knew exactly what he did, and emailed them to me the next day. He was on time, respectful of my property, and very friendly.

Thomas Valera was very easy to communicate with, and extremely knowledgeable. He offered me a great value and was willing to accommodate my schedule to conduct roofing repairs. He went above and beyond, even cleaning the gutters when he was done. He took photos of everything before and after the job as well. I would definitely recommend him!

Rent2day was amazing! He not only was kind, professional, on time and clean, but he charged me exactly what he said he would. It's frustrating that so many services aren't honest. They say they will charge you X amount, then when they get there they charge you quite a bit more. Rent2Day charged just what he said, and went the extra mile to make sure that everything was done right and well. I was not only very satisfied, but I will continue to use Rent2Day anytime I need a handyman.

Gio's Builders did a wonderful job removing my textured ceiling; installing recessed lighting, crown molding, chair rail, and laminate and vinyl tile flooring; and painting my condo. He explained the best way to do things and why and was very responsive to concerns.

I researched many vendors before selecting Hernandez. They were able to complete the work in 2 weeks, not 2+ months like the larger companies. Also, their price was about half of the quotes that I received from Long Roofing and Thompson's Creek. The work on a large house and shed roof was done in a day in a very professional manner. They took care to protect my bushes and swimming pool from the old shingles. They did a great job of clean up too. They didn't make me sign an exclusive contract like Long Roof insisted upon and didn't require any money up front. Roof looks great.

We contacted several local roofing companies for bids to replace our roof after the hail did its worst. Caliber Roofing stood out in several ways. First, the owner (Steve) came out personally (on a Sunday) to do the estimate. He was very easy to talk to, and expertly suggested ways to customize the work to address our specific concerns. We especially appreciated his attention to details such as painting vents, stacks and fan covers atop the roof to match the shingles. Second, his proposed price beat the other bidders (I could tell he was motivated to win). Third, he personally works alongside the rest of his team on the roof from start to finish. We had a great experience! Each member of his team was polite and respectful, all very professional. They completed the roof and gutter work without a hiccup, on time, and on budget. They did no damage to surrounding gardens and cleaned up like they'd never been there. It's also worth mentioning, they used their own dumpster truck to carry away the old roof, so they didn't rely on a third party to drop off a dumpster in the driveway that can so often do damage. We want everyone to know, especially in light of some of the issues we've heard from neighbors across the neighborhood, you will be doing yourself the biggest favor by calling Steve and giving him a chance to earn your business. We are extremely proud of our beautiful new roof.

I'm very pleased with my experience working with Melissa and MJ Home. My completed job looks great and is of good quality. Melissa is friendly, responsive and works with knowledgeable professionals. Two of which are John and Dave. They gave me excellent advice on the future direction of my home improvements and fixed my leaky roof and repaired the damaged dry wall under. MJ is a very good choice for your roofing and drywall repair.

Chris was beyond excellent, he came prepared and on time. He was constantly communicative given the issues that we experienced on March 2, 2018, (great wind storm of 2018). He met with me the Monday after that storm and listened to all my questions, which were written down, he was calm and patient, even when I told him that I was getting a total of three roof replacement quotes. The value, responsive, and professionalism guarantees that we will hire Window Source of VA for future projects. Our new roof looks great! We couldn't even tell that they were there. The property looked pristine and we are very pleased customers. I would recommend this company to anyone looking to have quality work done. From the office, management, and employees they are top notch! Thank you all for your outstanding work!

L&T was very responsive regarding the roof repair that I needed completed. I called and within a few hours they were out to repair a flashing around a radon pipe on my roof that has been leaking all summer and has caused extensive water damage within the walls of our newly purchased home. L&T went to the extra mile to inspect additional flashings on our roof as well. Thankfully insurance is covering the water damage, but I will be sure to contact L&T for future repairs and potential remodeling. Thank you for providing quality service along with excellent customer service and care.

I was able set my appointment and receive a quote on the work that needed to be done the same day! He was very reasonably priced. When they arrived, they were professional and very knowledgeable. The work was done fast, but more importantly efficiently. He was a pleasure to deal with and stuck by his price he quoted me!! I will be sure to contact them for ALL of my roofing and exterior needs!

Just when you think there are no good guys out there to help you with your projects --- Along Comes Eric! This man is a Godsend. Not only did he do the job I asked him to do, he went above and beyond out of the goodness of his heart all at the same reasonable price!!! His work is meticulous, he has a great eye for details and pays attention to them, and is a very careful worker. In truth, I am not the easiest of customers. I am assertive and expect top quality work. I actually warn people, "if your work is shoddy - we're not going to like each other". I am delighted to tell you that I like Eric very much and cannot say enough good things about him. My long time roofer finally retired. He has done almost every house in our neighborhood - many of them twice. His loss is a sadness for many of us. However, I believe I have found the answer and I am putting him on our community list-serve so everyone can experience that same "old school" quality work that Eric delivers.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
