Thumbtack, leading up to the job the owner, who is Ed explained our options for our attic as we recently had a roof installed and **** Roofing left us a mess. Ed recommended new R30 to satisfy the code for the winter and now it looks brand like new. Ask for Luis the GM -c

Thomas was great and very responsive. One of the first to contact me back with his starting cost structure and how they price incremental adjustments. He requested photos to help nail down the estimate and was responsive based on the images. He showed up in the agreed upon window and took care of the wind damage our roof encountered. Thomas even corrected a few minor unexpected issues with caulking and nail pops. I will definitely work with NOVA Consulting Services in the future if we have similar roofing issues in the future.

Brandon Construction was very reasonably priced and the quality of work was excellent. I was so impressed with their professionalism and prompt service that instead of one job, I had them completed seven different jobs ranging from hardwood floor replacement (3 rooms), widening doors, opening a wall to add counter space and painting. All works was done efficiently - most within one day for each job. When I had to select materials (granite/ flooring, etc.) they recommended vendors that have quality materials and knowledgeable staff as well as reasonable pricing. Every step of the process was easy and the results were amazing. I am so pleased!!!! I would highly recommend them for any home improvement needs. They are really great to work with.

Upon inspection of our entire roof, Jeff was able to re-caulk roofing nails that he said would stop our leak, but also prevent future problems. Both Jeff and Jim were friendly and knowledgeable. I would highly recommend Commonwealth Construction Co., Inc. to repair your roof.

We’ve had PCS complete numerous projects at our home including a new roof (including metal roofing), siding, gutters, a beautiful new custom rail system for the main stairway in addition to drywall/tile/lighting work due to a flood. Mark has always been courteous, professional and easy to work with as his company continually provided a quality product at a great value. We would highly recommend PCS for your next home project.

The Booth Brothers are amazing. As a real estate agent I meet many contractors, but Chris was the most responsive, kind, honest, and professional person I've ever worked with. I will be sending every roofing client I have to Chris. And he and I have become friends as well. I can't recommend him and his brother enough. You won't be disappointed! They go above and beyond. If you need a roofer - this is the person to hire! I went to the local "big boy" roofing companies and they were stupid in their pricing. Mr. Shaw was reasonable, personable and (this is my highest praise) - HONORABLE! I could not be happier with the job he and his crew did! They worked all day without a break! My house is now beautiful! You can do not better with anyone else! Thank you Mr. Shaw! It was truly my pleasure!!!!

I'm very pleased with my experience working with Melissa and MJ Home. My completed job looks great and is of good quality. Melissa is friendly, responsive and works with knowledgeable professionals. Two of which are John and Dave. They gave me excellent advice on the future direction of my home improvements and fixed my leaky roof and repaired the damaged dry wall under. MJ is a very good choice for your roofing and drywall repair.

Alex's service was outstanding. His crew painted the laid down bamboo flooring on the 1st floor. Paint job was excellent. His flooring guy, Marvin, was very good. Price was reasonable. The crew was punctual and arrived on time every day (early morning). He and his crew also did some other small repairs that were discovered as the project started. Overall, I am very happy with the service and would definitely hire him again for any other jobs.

It was a pleasure to work with JCC installing a new roof in my Baltimore row home. Jeff was punctual with the quote, getting up on the roof inspecting it and taking pictures with different issues that needed fixing. The price was competitive with other quotes received. Other roofing companies did not even get up on the roof to make sure there were no structural issues. Wait time was about a week after contract was sent, with plans earlier in the week for installation but rain cancelled those plans. Jeff came back our as his crew was finishing explaining what was completed and even took time to answer other potential needs (e.g. Windows and siding). Highly recommend JCC and will definitely use them in the future!

In the recent windstorm we had some roof damage. I jumped on thumbtack to post a need to help on a Sunday. They got back to me about 20 minutes after posting the job and was by my house about an hour later to take a look and give me a great estimate! He said they could get it done as early as the next day and he was right. So quick, professional, and friendly! A great experience!

Mr. Goodman has been working for my family for years. He is reliable, honest, trustworthy and very competent. He is always the first person we call for roofing, carpentry, electricity, renovations - everything and we are extremely pleased. The best thing I think about Mr. Goodman is that he takes the time to explain what is going on.

Bryon at Wrangler Construction helped with a leak at one of my properties. Bryon was very professional and responsive and resolved the issue quickly and for a good price. I manage a lot of property in Maryland and it's hard to find reliable contractors like Bryon. I would highly recommend him to other home owners.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
