Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Reviews for Fairfax roofing professionals
Mr. Hyland came to look at the roof the day after I sent the request. When he saw that it was a small job he got the supplies and did it that day. When I told him we were thinking we might need a new roof he said the roof should be good for another 5 years. Highly recommend him and his company.

Excellent work, as described and as previously agreed, quick and efficient. My EPDM roof started to peel away exposing the wood below. Rigo and his colleague came and fixed it properly and also verified there were no other issues with my roof. Their price was also fair. Will definitely use them again!

Brothers G had a rapid response time and gave us a quote and completed the work at 1/5 the price of our estimate from the prior company regarding a roof repair. Importantly, they properly diagnosed the issue and showed us pictures of the shingle issue. Additionally, they repaired another area where we had a hole underneath the roof in the wood and replaced part of our gutter. Again, the responsiveness, work and value were terrific!

Victor responded on time and came on time. For house owners like me we need honest people working for you. And I can vouch for Victor. I was worried that my roof was leaking with all this bad weather. He inspected my roof, removed blockage from my gutter drain and checked attic to make sure everything is okay. And charged me nothing even though I offered, as there was nothing to fix. We all home owners need that honesty. I would definitely recommend him.

Luis did an EXCELLENT job at my house. He started by saying that all of his work has 3 years of warranty, which I appreciated. They were here promptly (early) and completed the work with no fuss. Great experience, highly recommend him for roof work.

I had a shed roof replaced and Andre was prompt and professional in every way. One thing that especially impressed me was that when Andre realized that he would be fifteen minutes late, he telephoned and let me know. I would hire Andre to do other projects without reservation.

I had a very good experience with Design Roofing and plan to work with them again soon. They replaced rake boards and a bump out using PVC and painted the exterior trim. They are professional, kind and courteous and their work was thorough. I enjoyed working with them and appreciated that the entire process was a pleasant experience without the usual stress.

I had a vent stack cover break off during a windstorm. After posting the job on Thumbtack, Bill responded quickly with a fairly priced offer. He was easy to communicate with, and showed up the following morning to do the job. He even took photos of his work on the roof so that I knew exactly what he did. Would absolutely hire again for similar work.

We are all in thumbtack expecting three things : 1) Value 2) Convenience 3) Quality. A&A services provides all of them in abundance. He was very flexible with his dates and times, gave us a cheaper estimate than anyone in the market and provided wonderful service taking his time to seal any potential leaking spots in our roof. I would recommend him without a question.

I wanted to be able to give Baker Bros. a good review, but I'm having a hard time doing that. We had them come out because we have a leak through one of our skylights whenever it rains very hard. Someone came out, got up on our roof, and told me that the problem seems to be related to our chimney and the fact that some stones were missing. We ended up paying them over $1200 to come out and fix the area around the chimney, rip up a large section of shingles, replace those and the wood under them, etc. It wasn't cheap, but we thought that the leaking problem was finally resolved. Wrong. The next rain, guess what? We have water pouring from the same place again. In fact, it seems like there's actually more water now. Shaun from Baker Bros. came out to see where the water was coming from and try to fix it. He thought that maybe the water was coming from a different part of the roof and did something to allegedly seal it. Well, it rained again. And, again, we have water leaking. Shaun had told me before that he'd keep coming out to fix the problem that we'd already paid for. Unfortunately, he hasn't been back again. He suggested that we should probably just replace the whole roof now since he can't figure out what is causing the problem. While I appreciate that he had tried before to solve the problem that we had paid to fix, I'm very unhappy that we paid so much money and nothing has been resolved.
