Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Alex was the utmost professional and completely took over when our roof was damaged in 3 areas from a bad storm. He dealt with the insurance company for us and asked questions we’d never thought to ask. His team was in and out in under a day and our new roof is gorgeous…we couldn’t be happier. We’ve never been so satisfied working with a contractor. And, he gave us tons of tips/future knowledge—can’t say enough about him. He took the time to explain everything to us from start to finish and is hands down one of the nicest guys you’ll ever meet. Sherman Keller did a fantastic job replacing my wood shake roof with asphalt shingles. He also replaced my enclosed porch roof, which had ant damage and loads of rotten wood. Sherman showed me the amount of damage and explained how he would repair and replace it with new wood. He also took the two skylights apart and replaced all the old seals with fresh sealant. I am very happy with his professionalism and timely response to get the work done between storms. I would recommend Sherman Construction to anyone who needs work completed properly. In fact, I mentioned him to my neighbor who needs some roof repairs and they are getting a quote from him. He also was very diligent in cleaning up after each day and at the end of the job.

Sherman was great to work with. Fast to schedule and was right on time. Explained my roofs situation and the cause of the leaks then fixed it up. Was a very easy and thorough process for a amazing price and I will be using him again in the future.

I wouldn't even give them 1 star, don't hire this company. They start the job and don't finish. It has now been over 3 weeks and our tenants' roof is still leaking. From the 2 pictures they sent us, it looks like a terrible job. They "guaranteed" the roof for 10 years, but have already been back 3 times and it still leaks. Job should have been done correctly the first time. Don't hire this "company" unless you want a headache that doesn't go away.

BEWARE!! Roberto cannot be trusted. He showed up to the job as planned this morning at 9am and he began work. When I showed up at the site after we had agreed on all the work that had to be done he tried to charge me an extra $400 for caulking two 10 ft lengths of flashing. Then, he told me that my entire roof needs to be replaced. He was at my property to inspect the job last week and never said a word about the roof having to be replaced. He said that it was straightforward and it would only cost me $800. He then shows me pics of little divots in my roof that were not there before in order to get me to pay him $5,500 (as per his quote) for a full roof replacement. I told him to just do the work that he had quoted which included the flashing, he continued to tell me that it would be extra. I told him we cant do business this way and to put my gutter back on. He put it back on, but never nailed the bottom and he left about 6 nails and debris on my overhang porch. NOT THE WAY TO CONDUCT A BUSINESS!!!! HIRE AT YOUR OWN RISK! Update: 9am- Roberto is sending threatening messages to me. I can assure you that if it continues I will contact the PA attorney's office.
