Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

How can I find out if a roofer is considered an essential COVID-19 service provider?

To find out whether a roofer is an essential service provider during the COVID-19 pandemic, start by visiting your state or city’s government website. Local governments are providing up-to-date information for residents during this time.

A national guideline is available on CISA’s website, Identifying Critical Infrastructure During COVID-19. This page addresses 16 different categories of essential infrastructure sectors, but note that not all jurisdictions follow CISA’s definitions of critical infrastructure.

Wheeler's Roofing did a great job with repairing our roof. They were always on time and efficient. Johnny Wheeler is extremely professional and honest, took the time to answer all of our questions and completed the project next day for us. We will continue to use them for maintenance work and would definitely recommend them to anyone needing roofing services.

I evaluated several roofing companies before deciding on David (owner) at Rackley Roofing. David is very personable and always has a calm demeanor. Pricing was very reasonable. Quality of work is top-notch. We are extremely happy with the look and craftsmanship of their work. David's roofing team is also very professional - very nice, but all business when the clock starts - I love it. David said his crew would start at 0730 and they were there at 0650. I HIGHLY recommend Rackley Roofing & Supply.

We were looking for a roofing professional to replace a roof that was nearing its end of life. We contacted several professionals and Pablo at Atlanta Impact Roofing was the best by far. He answered all of my questions, whenever I had them, kept us up to date with his schedule and was even able to accommodate a request I had for the dumpster, saving us a couple hundred dollars. His crew arrived on time and completed the job in 1 day. I am very pleased with Atlanta Impact Roofing.

Danilo was very professional, arrived on time, thoroughly cleaned our gutters and inspected the roof. He pointed out areas of concern and even repaired/caulked small holes on the roof at no additional charge. We will definitely recommend Aegis.

Seamless from start to finish! I got estimates from 6 different roofing companies for a leak over the garage. Most of them said it would be best to replace the entire roof (ugh). Luis from Cozy Home was the only one who didn't pressure me. Instead, he recommended replacing a 4'-by-8' section of the roof, at a very reasonable price: $350. Included new plywood, waterproof barrier, shingles and caulking. He was also the only one to crawl up into the hot attic, to find the source of the leak (and check for others). A hard worker, for sure. He showed up on schedule to repair the roof — was in and out within 2 hours. The day that we need our whole roof replaced, I'm calling Luis. :-)

I received several quotes from roofing companies and David’s was very fair. I’ve been a home owner for 19 years and have worked with countless companies. David has been the most personable and responsive. I didn’t have to wait hours for a response and he truly will do what he says he will do. I am happy with the roof and the cleanup. I hope I never need a replacement roof but if I do I’d call David.

Kings Premium Roofing was a great company to work with in handle all my roofing needs. As a first time home owner, student and non Atlanta native I relied heavily on TT to assist me with my housing goals. Choosing KPR assured me of three things; professional work (from the quote to the end result,)reasonable prices, and exceptional customer service from start to finish. I would highly recommend.

Scott was extremely professional, punctual, and helpful. Although it turned out not to be a leaky roof, he took the time to help me identify the root cause of the problem. I very much appreciated his time and sharing his expert knowledge allowed me to determine a plan of action to resolve the issue. I would wholeheartedly and without hesitation recommend Scott and Sherlock Roofing and will definitely call on them in the future should the need arise.

We had a satellite to fall and damaged the roof. The job was to remove satellite and repair the damaged shingles. Blueprint roofing showed up late and I had to call them to find out if they were coming. Was supposed to arrive at 8 am arrived after 12, just our luck it rained. They removed the satellite and did something to shingles (not quite sure what) - was told the rain caused little damage and wouldn't need to repair for a year or two. However, had another roofer come out the next day and they show us the damage caused by the rain and satellite...the 2nd roofer repaired the roof and removed the satellite from the property...was disappointed they didn't offer to repair the roof correctly. Thanks for removing the dangling satellite but we had to call another roofer to repair the roof properly & haul the satellite off. Updated - Not blaming you for the rain, just should have communicated you couldn't get here by 8 am and I know I had another appointment thus the reason I wasn't home when you got here. Your initial quote was $125 not $100 - for satellite & shingle repair. I am a realistic person so I know you may have to reassess when you look at the job. Either way job is done, wish you all the best.

He is was on time. Very knowledgeable and listen to my concerns. My roof was leaking. He concealed all the leaks around the vent pipe and vents. His price was very reasonable where as other roofers charged 50%-60% more.

I had Ray do a roof replacement on my home. I had a great experience with Ray. I was pleased with the workmanship, the communication, and the price. They even did a few extras at no additional cost. I'm very pleased overall and would recommend Ray to family and friends. I plan on hiring Ray in the future for other projects.

Tom, was great. I called 7-8 different companies and he was by far the most responsive and personal. He came out the same day, to assess and quote the job. The price was fair, not necessarily the lowest, but the his years of experience will save you in the long run. We have agreed that he will be our roofing company and we entered into an annual agreement for maintenance. Rick

VT Consulting was quick to respond and offered rough pricing sight unseen. When they arrived they had to increase the price very slightly, which was fair because the roof repair was in a difficult location. The price was still lower than others because they were able to combine my job with others in the area. The owner is prompt and courteous with his follow-up. Thank you!
