Thumbtack, leading up to the job the owner, who is Ed explained our options for our attic as we recently had a roof installed and **** Roofing left us a mess. Ed recommended new R30 to satisfy the code for the winter and now it looks brand like new. Ask for Luis the GM -c

This family owned company is great! Jeff took pictures of not only all sides of the chimney while on the roof, but also our furnace stack. He found wear on the furnace stack that we weren't aware of, and that could have cost us thousands of dollars if left untreated. He was very thurough and made sure there were no leaks or issues with the furnace inside as well. I will definitely refer them to anyone who needs anything done to their chimney or furnace stack.

The contractor arrived at the time he mentioned, he immediately assessed what needed to be done, and he tackled the job right away. He had to secure several metal roofing pieces requiring him to get on top of the metal barn roof. He photographed the before and after.

Rudy came out the day after I called him to give me a free estimate - got up on the roof, gave great advice and a very competitive and fair quote. He was on time, completed the work well - my husband was not able to be there when the job was completed, so Rudy took pictures of the completed work to send to him before I paid him for completing the job. He was a pleasure to work with. I definitely recommend his services. We hired him to repair our gutters, put on gutter covers (to prevent the pine needles from clogging the gutters) and power wash the exterior of the house. He is very capable - we will call him again for any roofing/power washing needs.

Brandon Construction was very reasonably priced and the quality of work was excellent. I was so impressed with their professionalism and prompt service that instead of one job, I had them completed seven different jobs ranging from hardwood floor replacement (3 rooms), widening doors, opening a wall to add counter space and painting. All works was done efficiently - most within one day for each job. When I had to select materials (granite/ flooring, etc.) they recommended vendors that have quality materials and knowledgeable staff as well as reasonable pricing. Every step of the process was easy and the results were amazing. I am so pleased!!!! I would highly recommend them for any home improvement needs. They are really great to work with.

Marvin and his team are truly fantastic. We had another contractor fail to live up to their commitments and he stepped in and took over an insulation job that he not only did better than the original, he did it faster and cleaned up after himself. I will definitely be calling him for future projects - and look forward to working with him in the future. HIGHLY RECOMMEND.

I'm very pleased with my experience working with Melissa and MJ Home. My completed job looks great and is of good quality. Melissa is friendly, responsive and works with knowledgeable professionals. Two of which are John and Dave. They gave me excellent advice on the future direction of my home improvements and fixed my leaky roof and repaired the damaged dry wall under. MJ is a very good choice for your roofing and drywall repair.

Chris was beyond excellent, he came prepared and on time. He was constantly communicative given the issues that we experienced on March 2, 2018, (great wind storm of 2018). He met with me the Monday after that storm and listened to all my questions, which were written down, he was calm and patient, even when I told him that I was getting a total of three roof replacement quotes. The value, responsive, and professionalism guarantees that we will hire Window Source of VA for future projects. Our new roof looks great! We couldn't even tell that they were there. The property looked pristine and we are very pleased customers. I would recommend this company to anyone looking to have quality work done. From the office, management, and employees they are top notch! Thank you all for your outstanding work!

Once I submitted the job I needed on Thumbtack, I was promptly contacted by Harriford Exterior Restoration. Brandon came out the same day and actually arrived a few minutes early to the appointment time we set. He was professional, extremely knowledgeable of roofing, courteous and very thorough. He took his time assessing the damage and did a great job putting a tarp on my roof to avoid further damage, until he can replace the roof. I would recommend his business to anyone!

The experience of hiring NOVA Exteriors, working with the appraiser, and having the roof done quickly and as promised was a seamless experience. After many weeks of rain, the roofers were able to install the new roof quickly, and it looks great! We also have peace of mind knowing that their work is guaranteed, too. Will definitely check with NOVA Exteriors again for future remodeling projects.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
