I hired Tony Tan to completely renovate a small bathroom. It involved removing everything in the room (down to the beams and starting new.....removing tub, creating easier to enter shower, re-tiling, new vanity, toilet, shelves and fixtures. I also hired him to replace my air conditioner (outdoor component/compressor) for central air unit. The inside heating unit did not require replacement. The living area and a hallway were repainted following the bathroom remodeling. As a surprise to me, Tony installed a new ceiling fan (with dimmer light and remote) in my living area. A number of miscellaneous repairs such as installing blinds, fixing doorbell, replacing a fallen brick and a segment of siding that had worked lose, installing kitchen lights etc., were all completed as part of the overall project. I have asked for estimates on building a deck and replacing roofing on a shed......plan to use Tony and his crew to have this work done a bit later. Tony bases his prices on the amount of labor he expects a job to require, and includes prices for contractor grade paint, supplies etc. If you choose to upgrade on tile, fixtures, floors etc. you get the extra charge. If you want to go to Habitat and get surplus items at a reduced charge (I bet he'd use those to help you economise), although I didn't actually ask. He's just the kind of guy who listens to what you say you want, tries to find reasonable options that work for you, and does his best to make it happen, while earning a fair income. I hired in early March 2017, expecting the work to be completed while I was vacationing with my family the second week of April. Tony sent pictures or videos of the work done each day. He texted when his people were in the house and when they left for the day. The bathroom project had a firm beginning and ending date and deadlines were met. My only suggestion for improvement would be this: set a deadline for when the total project will be finished. The weather affected the timeliness of my fence repair, and my very demanding work schedule added some challenges. Also, Tony works on multiple jobs simultaneously and this means big jobs can become the priority and the finishing of smaller tasks can be postponed a little longer than is necessary. Still, I am very pleased with the improvements to my property and plan to hire for future projects.

I was very satisfied with the work done. While estimating the project, Julio Concrete also offered a bid to reconstruct the porch decking and stairs leading up from the sidewalk being bid. I was planning to do the work, but the timing and cost was too good to pass up. He did a better job than I could have done, he suggested ways to improve the plan that I had, he worked with me on cost since I already had the materials, and all of this was above and beyond the concrete project I originally posted! I'll add photos when I can. I'm also asking him to do another project while I post this.

We had attic/chimney work, lighting and drywall done. Mr. Noblin was efficient, courteous and professional. His work exceeded our expectations. He showed up when he said he would and detailed what he would do before and during the job. We will call on his company again for other work and highly recommend him.

After 2 major storms, we encountered several roof leaks at our home near Hanover, VA. I called several contractors, but the earliest anyone would come to the house was 7-10 days. I did not want to wait that long, especially since we could get more rain at any time. After posting the job on Thumbtack, Jeff Hamm from Ridgeline Roofing & Contracting contacted me immediately! He was able to come out to me house THAT day and repair the leaks on the spot! We'll see how the work holds up, but so far I am very satisfied with this company. Jeff assured me that he would come back and address any additional issues if leaks occurred again in areas where he performed the repairs. These guys also can do windows & siding, so I will definitely be getting a quote from them for those items as well. Jeff was very professional, friendly, and knowledgeable. It's hard to find quality work at a reasonable price these days, and I am glad to have found both in Ridgeline Roofing & Contracting.

JMS Exteriors provided the vinyl siding and PVC trimwork for my custom home I built in Fredericksburg in 2016. Jay Seitz and his team provided top notch quality in their work and were very reasonable in their pricing. In addition, Jay worked with me to improve some details on the exterior and was very patient in helping me to get things just right. I would highly recommend Jay and his team for anyone seeking professional installation and attention to detail.

A Plus Roofing responded promptly to my request to find and repair a leak in my chimney flashing in spite of the fact they were swamped with calls due to damaging wind conditions. Mr. Kain quickly found the leak problem and also noted fixed a loose piece of j-block trim at a high soffit at no additional charge. Work well done at a reasonable price.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
